Q: I have been alloted flat in Tower-A and have paid amounts as per their advise. I have taken loan from HDFC Ltd. About 95% amount has been paid and still possession is not possible before year end. Though it may take another couple of years for the area to develop but I understand that at least 25% flats might be occupied once possession is given. I need to move by early next year. Let us be in contact with each other and those who wish to move soon after possession.

Hi, Mr Verma, i think you should go for loan for the plot first then take loan for building house. Because taking half half loan is easy and more compatible. If you are looking for residential plots i will suggest you to go for Bhiwadi which is around 50 km from Gurgaon. If your budget is around 70 lac to 80 lac the you can go for two plots and will give you a double returns.

The area is developing with one year also you get good appreciation. But the locality matters. Hence , this a good time for investment in Yamuna Expressway.
: For park facing plots it will be around Rs 21 k , for side plots it will be Rs 23-24 depending on the builder and location of the project.

Based on such planning land was acquired and many projects were launched in 2009-10. FAR increase now in 2013 i.e. at the time when 95% of the construction of most projects in 7X sectors has been completed and similar percentage of payments extracted from flat buyers, will not only devastate the sector planning but also will jolt the aspirations or reasonable expectations of existing flat buyers i.e. the real owners of these sectors.
So this means the Noida projects prices will rise up right?

The coloniser is not just allowed to use the large sums of money thus collected for his business interests and now with the burden of interest being shifted to the flat buyers, the project faces delays the development of the area and the possession of the flat.

Hi, this project is located in one of the hottest destination among NCR region. The project has various sizes of plots situated in Yamuna expressway. Hence Plot is always some beneficial than apartment in terms of investment.

The problem is that real estate developers in Noida are still extracting groundwater even after a clear blanket ban which has been imposed by the National Green Tribunal as well as the Supreme Court.

The route was initially suggested for the proposed Trilateral Highway was Moreh (India)- Tamu- Kalewa-Chaungma- Yinmabin- Pale- Kyadet- Lingadaw- Pakokku- Bagan- Kyaukpadaung- Meiktila bypass- Taungoo- Oktwin- Payagyi- Theinzayat- Thaton- Hpaan Kawareik- Myawaddy- Mae Sot (Thailand). This route is now to pass through Mandalay (Tamu-Kalewa-Yargyi-Chaungma-Monywa-Mandalay) rather than Bagan, given that the Mandalay-Yangon section has already been constructed....!!!

Hi, this is a nice locality for investment, if i talk about the connectivity of the sector then . Sector-73 is 3 km from current metro stations, 5 km from Fortis Hospital, 4 km from FNG Express Highway, 10 minutes drive from Atta Market Sector- 8, Noida, 1 km from Shai Temple Sector-61, Noida.
Hmm looking at the locational advantage i feel the place will have goof returns but what is better in this sector should i go for plots or units??

Hmmm Kanika i have also heard about the urban plans by CM, even i guess he confirmed that, a foundation of three six-lane single span bridges will be constructed in Haryana by Haryana Irrigation Department at Faridabad. According to the officials, the total costing of the bridge will be Rs 20 crore !!

Q: Still i am not much clear about many things. 1) From where we can cross check Revanta Welfare Society certificate is original or not. 2) Why Revanta different executive saying different price of land cost? 3) Once of of forum i am seeing many negative reviews for revanta. 4) I have visited Revanta land and they are planing for 1000 member with lots of facility so i have very clear doubt how come Revanta able to achieve everything in this much of land size. This is very biggest doubt for me. 5) Revanta site sill not clearly mentioning how many projects they are making in this land and how many members are targeted per project. Hello Mr Kumar, As far as i heard the area has a lot of potential being near the NH1 and also in proximity of the operational metro lines at Jahangirpuri..the area is beyond Burari and before kundli in sonipat. There are welfare societies here. i am apprehensive because of the absence of known builders. i will suggest that you get a legal expert to have a look at the papers before you invest.
Mr Kumar, i was also thinking of investing but there is a mixed response and not much clarity about the paperwork and legality of the society..so i have postponed. The area is near NH1 which is a great advantage and i do see good potential in the area... Kundli in Sonipat is also developing and this is within Delhi borders so definitely a good choice if you can find the right people in the area.

Hi Vikas, In my point of view Bhopura has the potential to become an investment destination of choice owing to infrastructure development and upcoming residential projects. Bhopura is a fast developing locality in the NCR. The area still offers affordable prices because the occupancy rate is low here. At present, Bhopura offers a good deal to those who have an appetite to hold the property for at least 3-4 years to see a noticeable appreciation.
@kanika, Connectivity is another major factor that attracts investors here. After the Dilshad Garden Metro Line got functional, realty in this area has got a boost. The Dilshad Garden Metro Station is about 4.5 km away. The locality also offers easy connectivity to other parts of Ghaziabad and Delhi through DTC buses, which are quite frequent. Delhi Shadara Junction railway station & Bhopura Bus stop are the key for best connectivity.

Hi , GDA's Housing Scheme is good, it fails to impress on some points. The scheme is for flats that are still not ready and will take another 3-4 years before they are ready for possession. Secondly, as far as pricing is concerned, a 2BHK unit is offered at an estimated cost of Rs 52.79 lakh which is almost at par with what private developers are asking for a ready-for-possession flat or one that would be ready in the next three to six months .
Hi All, As per my knowledge, buyers are confused about the estimated part of the pricing. Would they have to pay more if the overall pricing goes up in future? Policies were not clear and hence, some buyers are hesitant. One more thing is if buyer will go for GDA approved home, then their will be no litigation in project approval but private builders , may have some glitches in project approval.

Hi Yash, As per latest news, Ghaziabad Development Authority , has taken this step to provide approved building plans with in 2months of time. So that those who were unable to start their construction work , can get the building plans with in 60 days & resume their construction work. GDA got to know from a survey that many land pieces in city have turned into nest for bad people or garbage dumps. Now GDA vice-chairman has declared for a thorough survey to determine accurate number of land plots available under commercial, residential & institutional charges.
Hi Mr Yash, In specific cases, plots have been detected unattended after allocation for as long as 20 to 25 years. The owners may have just made investments in these properties and there is nothing bad in doing as such. In any case, there should have time limit to be for completion of construction on plots if the titles of the area are clear and there are no legal cases pending.

Q: I have booked a flat in Raj Nagar Extn, Ghaziabad. I have the full amount of the flat to the builder. Now builder is saying that only after registration of property, flat can be handed over to me. I know that one has to register the property but it doesn't have to be before possession.

Hi Sameer, Always remember, property registration is very much necessary. It is final complete agreement between two parties. Once registration of property is completed, then you are the legal owner of that property. Unregistered owners are illegal in front of law. Property registration is very much compulsory to prevent cheating & future problems.
Well, when you will buy an immovable property, you have to register it as per the law in nearest registration office by obeying all legal term & condition. After registration of sale deed, you will be able to obtain the legal rights of that property, on the date of execution of the deed. Under section 17 of the Indian Registration act, 1908 ,it is compulsory to register the property documents, while buying, selling, leasing or transferring a property.

Hi Mahesh, Even I have purchased a plot in March 2012 in Piyush City, Palwal. I am paying EMI while being on rent. I am helpless because i have to pay both EMI as well as rent for my house. Builder Piyush Group has committed to handover the plot within 3 years. But 5 years gone, nothing in hand. I visited the site but there is zero activity at the ground since last 2 years. I visited the office of the group near YMCA FBD, but there is 1 or 2 persons, trying to convince that they will give the possession within 3 months but no action till now.
Hello Ranjeet, I am facing the same issue. Booked my plot in Rs. 2 Lacs on 20.04. 2006 at Palwal as Piyush Group confirm to allot a plot. I have enquired multiple time by mail also in 2008 & 2009 but there was no satisfactory reply and confirm verbally that licence not received. In 2012, I came to know that they got the licence and I have request to allot the plot but they refused. I requested vide mails to allot the plot at Palwal.
