As per the news, this investment will provide Tata Value Homes long-term capital to develop about 16800 homes over the next 10 years. Earlier, Tata Housing had delivered over 5000 apartments in the price range of Rs 5 lakh to Rs. 30 lakh across various townships.

In order to boost sales in the stagnant real estate market, developers have been forced to offer a variety of freebies like 100 gms of gold coins, discounts, cash back of monthly rentals up to a year, free parking facilities and payment of stamp duty and registration charges while you go to book a property in the city
Some of the real estate developers are offering discounts, some are luring buyers with readymade kitchens, air conditioners in the flats. These marketing schemes are targeted based on the income-level of the buyers and the range of flats

Q: HDIL will delay the project, they claim that the 42 storey tower will come, but the rusted rebars used for the columns without any anti rust coating. they delay the project ,earlier to some they said possession in 2012 and some others it was 2015!! they demand back 20% with some and 40% with some also nil to someone. Their first project BHANDUP DREAMS IS THE GOOD EXAMPLE TO THEIR POOR QUALITY WORK.Let us join the fight for the poor flat buyers common cause. Dear valued flat buyers in WHISPERING TOWER, Let us open the eye and unite together to fight the right. they may delay the project beyond 2015. As per last survey in NOV 2011, they have not sold even 15% of flats. They confirmed to me personally that they do not encourage brokers, but i surprised to lot of brokers are working for them. regards.

Hi All, I booked a 2 BHK flat in Whispering Towers in 2012. After long waiting finally they started the registration process. I did my registration and after registration i looked at the documents and found that the Loading for the flat is 40% but i remember when i booked the flat in 2012 they said 30%. Can anyone confirm what was said to you during booking flat in 2012. Thanks. Prabhakaran
Hello Sir, Before registration why didn't you check the required document. Now, the builder is safe as you have sign the agreement. It is always advisable to check all the required documents carefully and read all the clause.

The Mumbai elevated rail corridor is 63 km two-track corridor that will run parallel to the Western Line. The corridor will link Churchgate and Virar with an intention of easing the already congested Mumbai metro rail service. The corridor was proposed in 2007 by the then Central Railway Minister. It will pass through Churchgate, Chami Road, Mumbai Central, Mahalaxmi, Lower Parel, Elphinston Road, Dadar, Matunga Road, Mahim junction, Bandra, Santa Cruz, Andheri, Jogeshwari, Goregaon, Malad, Kandivali, Borivali, Dahisar, Bhayandar, Naigaon, Vasai Road and Nalasopara.

Well Abhijit, From investment point of view, Thane is a good option. As it has became unaffordable to live in Mumbai, people are shifting to Thane. It is also well connected to Virar, Vasai, Borivali, Vashi, Panvel, Badlapur, CST, Powai, Andheri etc. by bus and trains. As per my views, rate in Thane will touch upto 18000/sq-ft in coming 4-5 years. Appreciation will be there good at main road. Choose the project that are on main road.

Hi Mr Sawant, even I had booked an unit at MAN OPUS on April 2011. Their people told that the project wll be completed by end of 2013.. But seeing the pace, I don't think it will ever get completed.. HI, What is current rate in powai for pre launch? I am also investor for 1 BHK in Bhagtani Serenity in Powai. But This investment is questionable. If builder will not get IOD, then what will happen? Q: At the time of booking themarket interest rate was around 8.5 to 9 % where as lodha was offering 6% ( ie rebate of 2.5% approx.)if loan is taken from this 2 banks. This rebate was suppose to be paid by lodha to bank after a year from disbursement. Now when I approached them they seems to make some excuses. Hence I want to know if any body has got this benefit.

As of now nothing is being done in this regard.. but the govt has to reform the development norms as most of the existing ones are obsolete. Increasing FAR, encouraging the public-private partnership route, speeding up the launch of real estate investment trusts or listed companies that own and manage property on behalf of shareholders, and many other measures have to be followed in order to meet the large-scale fund requirement for mass housing. As of now nothing is being done in this regard.. but the govt has to reform the development norms as most of the existing ones are obsolete. Increasing FAR, encouraging the public-private partnership route, speeding up the launch of real estate investment trusts or listed companies that own and manage property on behalf of shareholders, and many other measures have to be followed in order to meet the large-scale fund requirement for mass housing.

Actually all builders in Bhubaneswar are playing wait and watch game. For both residential and investment purpose i would say it is simply not wise. For investment i dont think any one will get an End user who will buy the property with such a high cost.
Hi Viper, I appreciate that but most of the project booked by the invester in begining and they hold the property till possession and then they resale the same property at higher rate. Very few are the end user who buy at begining & such a high rate.

Hi Sri, Project is strategically located at Shankarpur in Bhubaneshwar and has well connectivity to all the major destination to the needs of the todays generation. Starting from schools to colleges, markets to malls, hospitals to airport as well highway all are being located within the close proximity of this project. It is ongoing project and construction work is still going on in full pace.

Ulwe, located in the Raigarh district in Navi Mumbai, is considered one of the hottest destinations in the region because of the upcoming Nhava-Sewri road-link in the locality. Well Praveen, Most of the project of Ackruti Builder stopped. look at forum like Hubtown Countywood pune and ackruti thane. These projects are delay more than 2-3 years and no work going on site now. Before choosing this builder take advice from expert.

The troubled Navi Mumbai International Airport project may have a breath of fresh air as CIDCO offers 22.5% of developed land to the airport project affected people. The airport project had earlier seen delays in its commencement due to the deadlock between CIDCO and the project affected people (PAP).
The compensation package is the highest-ever compensation package as the farmers affected by the project will get an additional 10% developed land on the normal 12.5% offered against land acquisitions. The compensation was planned by CIDCO and approved by the Maharashtra chief minister.

The project affected farmers have been asking for various compensation packages such as more land, money and other benefits such as jobs. However, CIDCO decided to offer 22.5% of developed land, as this offer was more profiteering than other forms of compensation. It is more sustainable and the PAPs could reap its benefits in the long run. A senior CIDCO official said that the chief minister was convinced about CIDCO’s plan.

The major roadblock the Navi Mumbai airport is facing is in terms of land acquisition. The project affected farmers from seven villages refused to allow land surveying and land acquisition by CIDCO without being paid a satisfactory compensation. CIDCO and the state government agreed to provide a compensation of 22.5% developed land, the highest compensation ever for land acquisition in India. When finally the deadlock was believed to be broken, the farmers came up with a new demand of 35% developed land to be given on a net basis as compensation. They said that anything lesser would be a loss to them. The development body still needs to acquire 25% land from Panvel villagers

The price appreciation in South Mumbai has gone down in the previous year to 10% compared to the 30% appreciation two years ago. Rental yields are doing worse as they have fallen more than half. According to the current trends in Mumbai, most of the supply in South Mumbai is in the high end ultra-luxury segment and it is difficult to get buyers for these properties
According to property consultants, sales of new properties in South Mumbai have gone down by about 30% in the last 8-12 months, with fewer users and investors willing to buy properties. Out of every 100 homes, only six are getting sold in a financial quarter. According to Knight Frank India, the South Mumbai market has seen a drastic change in three years. The once predominantly resale property market now has a lot of supply coming in which has led to inventory piling.

There is tremendous redevelopment opportunity in Bandra east. Moreover, the commercial investment is more in this area now... like commercial complexes and offices spaces have more demand than the residential units. Hello Bikram, Heard that the project is located in Sector 35 at Kharghar, Navi Mumbai. Since the builder is facing some problem from the concerned authorities regarding approval, hence the delay. There is another regulation DCR 38 (34) related to podiums. The amendment (iv) to this regulation introduced by the Brihanmumbai Municipal Corporation (BMC) in January 2012 states that recreational spaces prescribed under DCR 23 may be allocated either at ground level or on an open to sky podium.
The court made it clear that the recreational space provided under DCR 23 cannot be reduced on the basis of the regulations for podium and any open space provided under DCR 38 (34) (iv) must be only in addition to the open space provided under DCR 23. It trashed the tweaked rules that affected the open spaces at ground level. The court also invalidated a rule permitting 1.5 mt passages on small plots under redevelopment and termed it a fire hazard. It said that a passage of minimum 6 mt is necessary on plots up to 600 sq.mt, unless the plot is adjoining a road. The court said that the chief fire officer must certify the accessibility for every reconstruction proposal.

So you can be rest assured that the builder has taken all permission from slum clearance board. Q: I have bought a flat in Navi Mumbai and waiting for pocession since more than 1 year. The builder is not providing a clear picture of the OC status. Hence I wanted to check if there is a way to get the clear status from the NMMC

Hello Sankalp, I think the delay in getting the occupancy certificate could be due to non payment of arrears by the builder to the Municipal authorities. The builder might have not paid the tax, or may not have paid for electricity or for getting water and sanitation charges. Hi Rahul, The OC from the planning authority is essential for any construction as per the provision of law. A buyer can move into his/her new apartment only once the OC has been received. The OC also plays a significant role while applying for home loan or loan to purchase a re-sale flat.

Apart from that Palike can also initiate action against the flat owners, as the law says no person can move into a building without the OC. Such cases have been seen in Mumbai and Delhi real estate markets. The classic example is the Campa Cola case in Mumbai. There is also a chance that the electricity and water connection could be cut if the owner does not have the OC.

Hi, What are the amenities the builder is offering in this project. Do we have to pay separately for car parking or it includes in the cost of the flat.
The amenities provided by the builder includes garden, gym,standby power, intercom, club house, community hall, Rain water harvesting and recreation facilities. As far your query is concerned about car parking, it depends from builder to builder. Some builders charge separate amount towards car parking where as some include the same in the cost of the flat. You have to consult your builder regarding this aspect.

Heard that the locality is not all that safe for women who return home after work as incidents of theft, chain snatching and other incidents have been reported in recent times.
Hello Abhijit, In fact the locality is much safer when compared to other areas like Nalasopara and Bhyander. The crime rate has come down drastically in recent times due to intense vigil and patrolling being carried out by Mumbai police and local cops. The police see to that the law and order situation do not get out of control during tense situations or during communal clash.

The flats have 1 and 2 BHK units. 1 BHK have an area of 660 sqft and are priced at Rs. 16.50 lakhs. 2 BHK have an area of 950 sqft and are priced at Rs. 24 lakhs. The prices are excluding registration, stamp duty and VAT charges.

Well, This location is very close to chembur all big developments - roads, flyovers, monorail, metro etc and close proximity to BKC, So considering this place, area is 967 sq ft. for 2 BHK & seems fine with me. The only problem is they are providing carpet area of 604 sq ft i.e. loading more than 37%. Q) Is that a standard with all builders in Mumbai.

The apartments have 2,3, and 4 BHK flats and mostly likely the completion is expected to take place by Dec 2017. Came to know that the project was launched in Dec 2014 and work will commence in a weeks time.

Hey Ashish, The main reason for such huge demand being low maintenance and low budget are driving many home buyers to look for 1 BHK unit in Marol. This is generally preferred by mid income society of people. This has certainly pushed the demand and supply `for 1 BHK in this locality.

Hi, Came to know that the flats have Ground + 13 floors. The flats have some good amenities like club house, children play area, 24 hrs power and water, RWH, all time security, visitors parking etc. Yes the bookings are on and the project has all the approvals from CIDCO. Got to know that buses and autos are available. The flats are also near to Bamandongari railway station which is only 10 minutes by walk. Sanpada and Vashi is only 20 minutes drive from the site where the apartments are coming up.

Hello Arup, Reliable Heritage has 1 and 2 BHK units which are specifically designed to give the right ambiance of living and contemporary styling. 1 BHK comes with area having 670 sqft and are priced at 28.47 lakhs. The area for 2 BHK comes to about 920 sqft and costs anywhere around Rs. 39.10 lakhs. Totally there are 14 floors in this project which is located at Gokhivare in Vasai East.
Hey Shri, I came to know that the work has already been commenced on this project. The project was launched in the year Nov 2013 and most likely the possession will take place around Dec 2015. Initially they said that the prices are fixed but after much bargain they said the prices are slightly negotiable.

Hi Ashish, It seems that as per a recent survey undertaken by a property portal almost 80% of the respondents have a budget of less than Rs. 70 lakhs for buying a house in India. While cities such as Mumbai and Delhi are not in a position to cater for affordable housing, there are few other cities one can look towards for buying houses within a limited budget.
Yes Abhijit, I agree with your point. India has an urban housing shortage of about 19 million units. While there are several housing projects available, they are beyond the reach of the common man. A wide gap exists between the demand and supply for housing. About 48% of buyers have the capacity to invest in a budget for less than Rs 40 lakhs for buying property. Another 32% of the participants can invest within the range of Rs.40 – Rs.70 lakhs and about 11% can invest more than Rs.70 lakhs but less than Rs.1 crore. Only 9% are capable of investing more than Rs.1 crore in the real estate market in 2014. This explains that there is still a huge demand for affordable housing in the country.

Hi Ashish, This is one of the ongoing projects which has G+6 floors and is located in Sector 16. In fact came to know from company representative that possession will be around March 2016. Also got to know that the project was launched 2 months back and the construction work has already begun which is in full swing.

Hi Ashish, It seems that they have launched the project in Oct 2013 itself and construction work is underway. The flats will be ready to move in by Oct 2015. This is the commitment given by the builder.

The builder is offering some good standard amenities like swimming pool, podium level car parking, children play area, 24 hrs security, 100% power backup and hitech gym. If you compare the price of Malaga with the locality price there is a huge difference in the price as well. The current price of Malaga Is Rs. 4250/sq-ft whereas the price in the locality is Rs. 5210/sq-ft. The values may vary depending on the location infrastructure, amenities, facilities and other related issues.

Hey Ashish, Trinity Tower has 1 and 2 BHK units. 1 BHK has an area measuring 675 sqft and are priced at Rs. 81 lakhs. 2 BHK come with total area of 1000 sqft and are priced at Rs. 1.20 crore. The apartments are well connected by road and rail mode of transport. Kurla station is approx 7-10 minutes walk and LTT is only 5 minutes away from the site.
Hi, In fact the connectivity is too good from the site where the project is situated with ample bus services available from Kurla Depot. Besides autos and taxis too are available easily to travel to other destinations in Mumbai. Hello, Hmmm.K. Looks like they are providing decent amenities for quite rightly priced flats. How good is the transport and connectivity from the site to other localities in Mumbai?
Dear Shrikant, The connectivity is excellent from the project. The flats are well linked by road and rail mode of transport. The nearest station is the Ghatkopar station which is just 10 minutes from the site. Mumbai CST airport is barely 8-10 kms and LTT Terminus is located at a distance of approx 4-5 kms. Centrally located with easy access to Eastern Express Highway. Bus services are also too good with BEST operating services to western suburbs, Thane, Navi Mumbai and south Mumbai at regular intervals.

Hi Shreyas, You can convert agricultural land into residential or industrial land by paying a fee known as conversion fee. You can get a change of land use after obtaining all the necessary approval from the local authorities. You have to apply to the commissioner of the land revenue department, explaining the purpose of conversion. Along with the application, you need to attach certain documents such as ID proof, mutation letter, original sale deed or gift partition deed, latest tax paid receipt and certified survey map. There is a fee to get the land converted, depending on the nature of the property and its location.

Hi all, I think you can fetch excellent returns in 1-2bhk flats on gb rd which should be located close to the main Ghodbunder Road. General understanding is to hold a property for atleast 3-5yrs to fetch excellent returns.

Okey, As i can see, your budget is Rs. 30 Lacs, you will find maximum new projects coming up in Khandeshwar, Karanjade and Palaspe Phata areas of Panvel. The social infrastructure however is still developing and hence these areas can be opted by investors or those who are looking to settle down after 5 to 6 years. So, investment purpose it is good bur if you r thinking about as a end use visit the location and its connectivity.

Hi, As far as locality is concerned Goregaon is an important area in the western suburbs of Mumbai. It is started out as primarily a residential property neighborhood but now has become a wealthy suburb. It is well connected to other parts of Mumbai through the Western Express Highway, Arterial Jogeshwari Vikhroli Link Road and link Road that connects the East to the West of Mumbai. The basic facilities like malls, an international school, premium office spaces and a five-star hotel are present here.
HI Vinay, If we talk about the proposed Metro Rail Bandra Charkop Sector and New Oshiwara Suburban train station on the existing Western Railways Network would also enhance connectivity. The Bandra Worli Sea link helps to connect faster to the town. It is just a 15 minute drive from Mumbai International Airport and 30 minutes from Bandra. Is there any way to get all Index-II in one go from registrar office? or registry office will not handover Index-II to society? I need your help on my queries? Other documents are general in nature, we can go to several offices and ask for those documents but Index -II is individual document in nature.
Hi Sankalp, The Index -II documents are available in the respective Sub- Registrar's Offices where the Registration Took place in case of your Society they would have normally taken place at One Registration Office and location would have changed when the jurisdiction was changed subsequently.

Q: Mumbai apartment housing society Maintenance office asks residents to submit photos for ID cards. ID card was to be issued when everybody's information was collected. Several months later, when asked to the management officer about the ID card he said, it will be issued within 15-20 days. Eight months have passed and now they are saying they have lost my photo and asked to submit the new one. Apart from this, there is lot of mismanagement going on in this reputable housing society, so I refused to give another photo and asked them to find the lost photo. They prefer to occupy the flats without power, water and sewerage in fear of loosing the property & their hard earned money. Laws are different in different states & cities. Wherever any construction is in violation of the sanctioned plan, the commissioner consider that the violation are within 5% of the set back to be provided around the building, plot coverage, floor area ratio and height of the building and he may regularize such violation after recording detailed reason for the same. I have a budget of Rs 1 crores and planning to buy an apartment in this project. Can you please tell me which configuration will suit my budget? Also share the rate per sqft and approvals.
The project offers 1,2,3 and 4 bhk apartments and the rate per sqft going on is Rs 6250. You can go for 2 bhk apartment as the price starts from Rs 74 lakhs but if you are ready to extend your budget a little than you can go for 3 bhk as well. Banks like Indiabulls, HDFC, ICICI and SBI has approved the project.

Panvel enjoys a good roadways and suburban railways connectivity. The frequency of the trains has also increased recently, connecting Panvel to both, CST and Thane. The area is yet to be developed in terms of social infrastructure, civic amenities and housing. There are plans to improve the rail connectivity to the area. The planned monorail line between Mahape and Kalyan will pass through the area. Currently, there is also a shortage of drinking water and electricity in Shilphata. If developed properly, these problems too may be resolved.

The approximate property values in the area are in the range of Rs 4,300-5,700 per sq. ft. If the infrastructure is developed properly, the locality’s real estate will gain a big boost. Shilphata has a huge potential in terms of real estate growth, primarily due to its strategic location and good road connectivity. With proper development, it may become the next Ghodbunder Road and Mira Road.

Hi all, The current available quote for Tata Aveza is Rs. 12250/sq-ft base + 75 floor rise. It seems really high for considering this is Mulund East. When is the project possession date and which all banks are funding this project?
I like the project Tata Aveza. This project is approved and would be completed on time. The only big concern about this project is dump issue and if that issue will be resolved then this is going to be the best project in Mulund East with a very high resale value. Almost all the leading banks and financial institutions are offering loan for this project. It is expected that the date of possession will be July'2018.

Make sure you can park easily when you get home from work, 2) the rent may be cheaper in the suburbs, but look at how it impacts your commute. Think about how much extra you would pay on gas and car maintenance. 3) you can ask to review a copy of the lease before you make up your mind, 4) Try to make an effort to at least say "Hi" to the people that live around you. Sorry Lalit, In Individual Bungalows:- 3BHK in 2159 sq-ft and 4BHK in 3811 sq-ft. and it's price would be approx. Rs. 1.10 crore to Rs. 2 crore all exclusive and in Duplex, 2BHK in 945 sq-ft and 3 BHK in 1264 sq-ft. and it's price would be Rs. 42 lacs to 56 lacs onward. They are charging Rs. 5000/sq-ft. for Individual Bungalows and Rs,. 4220/sq-ft for Duplex Bungalows.

They are charging 10% if your loan amount would be less than Rs. 20 lacs., 20% if your loan amount will be less than 70 lacs and more than 20 lacs and 25% if your loan amount will be less than 80% and more than 70%. Currently, PNB Housing Finance have approved this project for housing loan. Which banks are you looking for?

Hi Vipul, Service Tax and VAT has to be paid by the original buyer when the flat is under construction stage to the builder. Please check the sale agreement and see if it has any clause regarding these taxes payable by you. The gateway of determining whether the flat is underconstruction or not is the Occupation Certficate...if the building has got an OC, the ST and VAT are no longer applicable. Both ST and VAT are indirect taxes and the ultimate burden has to be borne by the end user i.e. flat buyer. Good evening Vinay, I visit the project site and experience a little about its connectivity and accessibility. it offers easy access from the Eastern Express Highway and Ghodbunder Road. The project enjoys close proximity to important business places like Bhiwandi, Wagle Estate and Thane - Belapur Road. Navi Mumbai is also not far from this upcoming new city. The township comes equipped with school, playground, retail and commercial spaces and plans to have more facilities that will eventually make it a self-sufficient setting of modern delights. Yes, they are giving possession of this project at the end of the 2018. Dosti Codename Landmark is a TMC approved project and all the required approvals are in place. They also applied for the IOD and will get it soon. This project is in pre-launch phase now.

Thanks for the information guys..... The government has given a green signal for Rs 438 crore investment in 18 cities identified in Haryana during the next fiscal year. Likewise, 9 cities in Chhattisgarh would get Rs 573 crore and a sum of Rs 416 crore has been assigned for 12 cities in Telangana and Rs 588 crore for 9 cities in Kerala. The largest chunk of funds is being earmarked for West Bengal with a sum of Rs 1,105 crore meant for 54 cities and towns across the state.

And for the growth of civic infrastructure, centre has also approved investments worth about Rs 2386 crore towards water supply projects in 58 cities, Rs 495 crore for sewerage projects in 17 cities, Rs 106 crore for storm water drains in 9 cities, Rs 61 crore for urban transport in 9 cities and Rs 72 crore for development of parks and green spaces in 102 cities during this financial year. The centre and the state governments will together invest about Rs 11654 crore to make available 135 litres of clean drinking water per person each day and provide sewerage linkages in all the 272 cities. What more we can expect from a one and half year old govt.

However, you can also ask for up to 30 yrs. encumbrance certificate to be checked. If you still have doubts, you can take a Possession Certificate of the ownership of the particular land, which is available from the village office.

The news spread like a fire in India. The court has also stopped Mantri and the company from selling any of its assets and properties, or creating any third party rights on it. Mantri was asked to deposit his passport with the court.
Even the HC rejected their appeal saying that its order should also be communicated to the chief of immigration at the international airport and the regional passport officer. The behavior of Sunil Mantri extremely bad, dishonesty and disrespect to the court. The favor was granted from time to time has only been abused. The HC pointed out to the allegation that the company had created 3rd party rights on its Bangalore property Mantri Premeoro even as the matter was pending before the HC. But the Mantri has denied this act.

Yes, the Pune market is dominated by small to medium scale builders who mostly acquire land through joint venture with the land owners. They are not able to reduce property rates as it would affect their profitability.

I think this is the right move by the Finance Minister as well as NDA Govt. Since January 2015, RBI had cut 150 basis points, including Tuesday's rate cut. In the September 2015, the key rates were cut by 50 basis points, but this has not benefited retail borrowers in equal measure. But this time, banks would pass on the benefits to borrowers.
Experts are saying that a direct 25 basis point reduction in home loan rate would offer Rs 800/month savings if loan amount is Rs 50-lakh with 9.5% interest for 20 years' term.

I have 2 flats there and already have seen 25% appreciation in 3 yrs. Expecting that it will shoot up to 6000/sq-ft in next 2 yrs. The reason is because if you look to buy a decent flat in Mira Road in an average locality you have to pay 6000-6700/sq-ft already, which is 3km away from station. Q: The civic administration failed to demolish unauthorized extensions in residential structures in Aram Nagar at Versova, despite a high court order, claimed the Maharashtra Housing and Area Development Authority (Mhada). Mhada vice-president and chief executive officer S S Zende said the authority has already paid BMC Rs 70 lakh for the demolition work in Aram Nagar, a Mhada colony spread over 40 acres. “Tenants have encroached upon the open space in front and behind their row houses, built compound walls and even illegal floors. Many row houses have been converted into bungalow-like structures and the use changed from residential into commercial.As most of the encroachers are from Bollywood-related businesses, the row houses have been converted into production houses, studios, hotels and gyms,“ said a Mhada official. “Mhada has been pursuing the matter with the BMC since 2011. The BMC issued notices to the offenders, but did not take strong action,“ said a Mhada official. In March, a Mhada executive engineer wrote to K-West ward office, which covers Versova, accusing it of razing a few structures just to “show off “. On June 7, Zende dashed a letter to municipal chief Ajoy Mehta, pointing out that the high court may take serious view in this regard if action is not taken immediately . Referring to the HC order on December 21, 2015, Zende said, “The court had directed BMC to file an affidavit regarding action taken against unauthorized construction in Aram Nagar. If no effective action has been taken to comply , the court order may amount to contempt and may take serious view in this regard.“ Mehta assured that he will instruct the local ward office to take action against the illegal extensions. “In spite of Rs 70 lakh being paid to wards demolition, no effective action has been carried out by the BMC. This fact has brought to the notice of the local assistant municipal commissioner and executive engineer,“ Zende said in his letter. He also attached photographs of encroachments including a hotel, production house, coffee shop, gym, dental dispensary and a few bungalows. Zende told TOI, “All encroachers are financially sound. I wrote to the BMC to speed up the demolition work and we hope it will.“

Better, take the advice of a legal expert. Now-a-days, builders are very tricky and they put all the clause in his favor very few for the poor buyers. Yes, you are right Abhishek. Builder is trying to cheat him. A subvention scheme in which the homebuyer pays 10-20% of the price of the apartment at the time of purchase. The balance is paid by a bank to the developer as a loan under a three-way agreement between the developer, the buyer and the bank. While the project is under construction, the developer pays the interest on the loan to the bank. The bank disburses money to the developer as construction progresses. The buyer's EMIs begin only after he gets possession. So, i will only suggest you that plz. don't pay any interest to bank or the builder.
Yes, and If the developer delays possession, he has to bear the interest burden for a longer period or he gets the balance payment at a later date. But in this system, the risk was on the buyer as the loan was on his name.To reduce these risks, last year, the RBI directed lenders to disburse loans according to construction milestones.

Get a lawyer's opinion and proceed. The amendment now allows the buyer to pay a penalty to the state government @ 50% of the Ready Reckoner Rate if the land purchased is for agricultural activities and 75% if the land has been purchased for non-agricultural activities. Hi Shantanu, Wadhwa Elite is a under construction project and work is on full pace. It is expected that the possession date will be February'2018. A 2BHK in 663 sq-ft. will cost you Rs.1.05 Cr. onward, stamp duty and registration charges extra. You have to book your unit by just paying 5% of the agreement value and no no interest burden till fit out. As far as project approval is concerned, Wadhwa Elite is a TMC approved project and almost all the leading banks and financial institutions are offering home loan.

Hello Prava!! APF No- It means Approved Project Financial Number. Every project of a developer is expected to have a valid APF No. This APF No is provided by the banks or housing finance companies. The APF No denotes that the project has received all necessary approvals, and that home buyers can invest in the project without any fear about the credibility of the developers.

Hi Abhishek, What if a builder has got the APF No and still giving possession late? Do you think that thousands of builders whose projects are delayed by 2-10 years will not have APF NO. How do they mentioned in their brochure and sites that blaahh......blaahh.....project is approved by blaahh.....blaahh banks? It is always seen in Delhi/NCR that project has bank approvals and all but still not giving possession on time.
Well Depika, Banks have their own parameter. Most banks consider builders who have been into construction business for a while, and have a history of completing projects on time, for at least 2-3 projects. The quality of construction an important parameter too. Banks do not consider developers who have been featured in the negative list of the Reserve Bank of India (RBI). There is an agreement signed between the developer and the bank or the HFC. Banks and HFCs insist on a clause that stipulates the action to be taken after the construction period expire. And after having APF No, if the builder is giving delay possession then bank will stop the repayment of loan. Banks do not consider developers who have been featured in the negative list of the Reserve Bank of India.

As per the news, IFC and the Asian Development Bank will together hold 70% stake in the joint venture, while the rest will be with Shapoorji Pallonji Group. The company has launched its first project in Howrah, Kolkata. And now they are coming up with their second project called "Joyville" on the outskirts of Mumbai in Virar.
In the first phase, the company plans to create 20000 affordable residential housing units in 6-7 yrs., which will be priced between Rs.20-30 lakhs for 2/3 BHK apartments, depending on the locations. For affordable housing they will invest nearly 50% of revenue in the next 4-5 yrs.

I am agree with Abhishke. The apartments in the Chembur Central will be priced at Rs 40 lakh for 1BHK unit and up to Rs 80 lakh for 2BHK units. The 1BHKs will have a carpet area ranging from 180 to 230 sq.ft. and 2BHK will have 305 sq.ft. carpet area. The project is estimated to be completed in over the span of 40 months. I think Mumbai Chawls are better in terms of carpet area and price than Chembur Central. 1BHK is a joke not even qualified to be called 1RK.
Yes, i think SRA flats are better than Chembur Central. They will also add some more charges like floor rise, car parking and maintenance charges. Stay away, you will not get any appreciation in this kind of project. This is nothing but to make fool to the first time home buyers.

Plz. do not buy any such flat for which completion certificate have not been issued yet. As per RERA rule, any such project that has OC but no CC has to register itself under RERA. All units need to get Completion Certificate before July 3, even if the housing society is cent percent occupied and all units have been sold. Yes, but at the same time govt also stated that home prices will go down after GST imposition. And is heard that several banks are ready to reduce the home loan rate for buying properties in India.
But at the same time, with the help of Indian PM Narendra Modi dream project Housing For All campaign, giving people from below the poverty line and low-income families an opportunity to own a house for themselves and the recent slash in home loan interest rates 3 percent and 4 percent respectively for 9 lakhs and 12 lakhs amount, now is practically the best time for one to avail a home loan.

You can get a change of land use after obtaining all the necessary approval from the local authorities. You have to apply to the commissioner of the land revenue department, explaining the purpose of conversion. Along with the application, you need to attach certain documents such as ID proof, mutation letter, original sale deed or gift partition deed, latest tax paid receipt and certified survey map. Yes, Omkar Passcode is a MAHARERA approved project and its registration no is P51800014105. But still, i will suggest you do all your due diligence before investing in it. Municipal Corporation of Greater Mumbai has approved this project.
