Q: I have purchased a farm house plot in Saffron City, Wangani village, Velhe taluka, Pune district in 2008. Saffron City with developed bungalow plots, farm house plots, agricultural plots with roads, electricity, compound to plots. This project is situated near Kondhanpur on one side and Wangani on other side. It is at 35 km from Pune. It was booked in this project offered by Saffron developers, Pune with the promise of handing over the plot in 2010 with well developed roads, electricity and water at the doors. A fencing and plantation in the plot will be provided by the developer. Nothing has been happened till today. Anybody has any idea about it? Is there anyone who has booked plot here?

Hi all, can you you give your cell no & mail ID , I am compiling as possible as contacts for this . we visited to saffron office & site 7.12.14 (5-6 PEOPLES) no progress yet . my cell 9860446581, mail id - sunildhumal1@gmail.com. If you observe properly , in 2008 Saffron city project has neen opened for booking as per advertisement with so called aminities , & possesiion in 2010 , but still there is no progress yet to give us confidence . We met Mr. Rathod For concern but they told to wait for another 3 months . Saffron city project is dependant on ring road according to them . In 2008 / 09 saffron city city advertisement, it was clearly mentioned that cleare tilteled NA bunglow plots for 2 lacs , but after we visited on 7.12.14 they told that there is no NA yet for that banglow plots , & they are convinencing all to to take Agricultural farm hause plot (10 guntha) instead NA bunglow plot . & instead of completing this Saffron city project , they invested around pune .

Pimpri Chinchwad Municipal Corporation (PCMC) has stopped providing civic services to the unauthorised constructions which are built in its limits after March 31, 2012. The services stopped include water supply, drainage connections and streetlights, among other facilities. The action is being taken on the directives of the municipal commissioner. The property tax department has also been directed not to conduct assessment of the unauthorised properties in Pune. This area is much better than the area where rohan lehar and greenzone is situated.. rates are negotiable and can fall in the bracket of 3000- 3900 per sqft and in coming 3 years the area is going to shine.. PCMC also have plans for this area.. It is forecasted that easier connectivity to the ravet-aundh road from the service lane and going to pashan/aundh would be breeze after few years..I think this area is good for investment purpose.. Wagholi has potential to develop and Kesnand road has huge potential in next 5 years to be a hotspot when water gets resolved and it comes under PMC. I have visited few sites at wagholi but i like scarlet of sukhwani's as it is hardly .5 km from kesnand phata. I have heard lot many rumours when this project started. They were questioning about the legalility and other stuffs. But since now I have heard that around 500-600 registration has been done . No issues with the agreement. As far as I know the infrastructure is not 100 per cent supportive. Yeah the area has seen 30 percent rise in property prices in past two years. The main reasons are constantly rising demand and affordability. The area is also close to IT hub of Magarpatta and it is one of the favorite place of investors within limited budget.

Q: The Lake District Project is delayed beyond comprehension. We have booked a 2BHK Flat in Bldg C4 in Jan 2011 which is a part of the Phase1. As per the agreement the Apt should have been handed over by Dec 2012 considering all the grace periods of more than 6 months. The building has only reached 6th floor out of the 12. How many are such agreived parties? Can we join together and issue a notice to the builder?

Q: I have purchased a flat in Cilantro in Year 2012 with a promise of getting possession on Dec 2013. Obviously the project is not complete and the completion date is not known. The Builder has completed Phase I almost 2 years back but has not been able to give parking to the owners till today, the club house and other amenities look distant possibility. I am one of the owner here.

PCMC region has changed into an IT hub from an industrial and low class municipality area. The locality, which was once considered unfit for residential living, is now offering competition to well-established locations of Pune such as Kothrud and Sadashiv Peth.
Residents from Sadashiv Peth and Kothrud are now setting up base in emerging localities of PCMC. Also IT development in Pimpri-Chinchwad Municipal Corporation boost residential real estate market.

Hello Vinay, Yeah I too read about it some time back. While the property prices are rising on one side, the city is losing its old glory and charm. It is sad to note that hills and trees are being razed and axed paving way to concrete structures.
Dear Saurav, You mentioned it right!!!. Due to cutting and chopping of trees the city has lost much of its greenery in recent times. Also due to influx of population, this has put an escalating pressure on the land available resulting in forced extension of city limits. The Pune city has now grown by leaps and bounds than what it was before 15-20 years back.

Hi Siddharth, This locality is in developing phase and lot's of infrastructure development happening here. It is next to Pune-Nashik highway. This area comes under town planning. The basic amenities like schools, colleges, hospitals and markets are with 5 kms radius. transport facilities are also good. Electricity and water condition is good too. But 3-5 years of investment period can give you a good returns as the area is in developing phase.

Hi Ashutosh, i had enquired about the project and, i found the plans ans layout quite good..although i was worried if they have approval for building 12 floors but was advised that the Hindon airport has approved till the 12th floor and the builder is not very known name but i think the project is ok as its a joint venture of LIC housing finance and Super real tech...so i think this is a good enough project.

This project offers 2 BHK &3 BHK apartment ,area ranging from 900sq-ft to 1500sq-ft. Builder quoted price is around 2600/sq-ft to 3000/sq-ft. Expected possession of this project is May 2015.

Till date there is no bad news about this developer. It seems to me that they are new in the Pune Real Estate Markets so they are trying to make good reputation on their buyers. Thank you Sunil, however, it looks like you have copied and pasted this from somewhere...! What concerns me is they haven't completed a single project so I don't see a point in putting my faith in them unless someone experienced tells me otherwise..
You are right.... Now a days, many small builders with limited resources enter into the market and their project is delayed after the resources are exhausted. But sometimes it has seen that being new comer in the market they put their effort to get the faith of the customer completing the project on time with all legal formalities.

Well Bhavin, If you are buying a new house, ask for an Allotment Letter or Development Agreement detailing the agreed price, payment & construction schedule, house plans, delivery date & builder's liability in case of late completion or problems after possession. Make sure that the developer has clear title to the land, & that the relevant local authorities have approved the building plans. Once construction is over, ask for the completion & occupation certificates, which indicate that the building has adhered to municipal requirements. Some other costs you will incur: society formation charge, transfer charge, deposit for electricity meter, charge for registration of agreement. You can verify it by sub-registrar office or your local municipal office for verification of the documents.

Hi Rohit, In my point of view, those with a slightly higher budget can look for properties in Viman Nagar, where the prices vary from Rs 6,500-8,000 per sq ft. The area has seen a rise of about 19 per cent in the last two years. Here, investors can also earn monthly rental income of Rs 17,000-22,000. The rents have seen a rise of 4 per cent during the Jul-Sep 2014 quarter.

Hi All , In my point of view, the fact that the authorities are taking such action against unauthorised construction is a good thing for the market in general and has added to Pune's credibility quotient. There will be a bit of a shake-up on the market in 2015 as it aligns itself to various new regulations, but this is a necessary process which will be seen in most cities of Maharashtra. The benefits given to both developers and buyers in the last Union Budget will kick in during the upcoming fiscal, and this will add to the already positive sentiment.
@ Rohit, As per my knowledge, Pune's real estate market performed very well in 2014. It was one of the few cities that were not seriously impacted even during the slowdown. When most markets went back into recovery mode post the general elections, Pune garnered the most attention from investors. Commercial real estate absorption increased visibly during the year, led by the ITITeS, BFSI and manufacturing sectors.

Hey guys, As per the current provision, anyone buying more than 4 flats in a project is treated as a promoter. Yet, to find a solution to this trend of a few buying more flats and having monopoly in management of affairs, the committee is recommending that all such buyers will get "one voting right" like that of other buyers. But the UPA's statement was very rude in the Parliament against the Govt.

Q: Hi, I have got possession of my Flat on October 2013 and this year I have received property tax for 3 years (2013-2015). I just wanted to know that when property tax started to calculate after getting the possession. As per my understanding its started as soon as you received the possession and calculated on every 6 months. In my case I have received possession in month of October 2013 so for year 2013 my property tax should be for half year instead of full year? While as per tax bill they are charging full year (2013) of tax. Please provide correct information.

@Shalini, Realty market in Mumbai Metropolitan Region remained motionless as reforms failed to cheer and housing consumption moving to pre-2014 general election stage. New launches in MMR in 2nd half of 2015 were down by 23% from a year ago period, while demand reduced by 6%.

Hi, There are systematic procedures and regulations which are determined by every state law to convert the agricultural land into non-agricultural land. Firstly, you will have to identify the strong reasons for doing the same prior and permission from the competent authority of the state must be obtained before the land is converted.
Yes, you will have to apply before the appropriate body in charge of the land records of rights and title or before the local appropriate jurisdictions collector/tehsildars office where the said properties are located. You have to give the necessary details regarding the transactions along with the objective and by paying the necessary charges as stipulated by law. Only after systematic verifications and scrutiny regarding the zone and other property details as per the property records and after checking the needed compliances by the officials, the agricultural property could be converted into non-agricultural property.

Hi Harish, Please don't forget to check all fittings while taking ownership. Their construction quality is very poor in Life Republic, Hinjewadi, Pune. They didn’t give me the ownership until i paid the whole maintainence charges. However, when i visit my flats, i saw, the flooring in each room had troubles even in corridor the vitrified tiles were positioned erratically. the tiles inside the bedroom was cracked, The tiles within the passage and kitchen had been loose and shaking each time you walk over it. Yes, project is getting delay by almost 2 years and still do not know when is the project going to complete. Some property portal has mentioned its possession date September 2017, December 2017 while some June 2018. Only god knows when is the project going to complete in reality. So, i would like to suggest you to stay away from any such builder. Hello Suraj, I enquired about this project with their sales person. I found that they have PMC approval for this project and almost all the leading banks such as HDFC, Axis, LIC Housing Fin, SBI and ICICI are funding this project. But I have a little doubt about the RERA approval as i checked with the MAHARERA sites and did not find it. It means this project doesn't have RERA approval.

Q: Mohan Gorups- Misused Society Maintenance Money. They have taken around 1.35 -1.5 lac+ Society maintenance Fund from each member. but While handing over the society, we have noticed that they have paid their employee salary and huge Diwali bonus from this Society maintenance fund. Hello Tushar, Before the formation of apartment owners association, it is the duty of the builder to maintain the apartment and its amenities. Most developers provide a corpus fund for the maintenance of the apartment and its amenities. The builder collects maintenance fund from each buyer which will not be shown in the basic sales price of an apartment. The maintenance fund collected from each apartment owner is deposited as a corpus fund. The Corpus fund is generally not allowed to be utilized for the attainment of the purpose, but interest or dividend on such fund can be utilized. You can take the legal action against the builder in the consumer forum.
Yes, I agreed with Vinay. In many cases, the builder keeps all income generating areas with them through the flat owners have paid for these areas. The builder has to handover the corpus fund and all common facilities to the apartment owners association. The Act gives apartment owners alone the right to generate income from common areas and facilities in the apartment. After the formation of the RWA or apartment owners association, the builder has to handover the maintenance fund or corpus fund to the apartment owners association.

Hi Nikhil, Though Modular kitchen manufacturers design the structure as per your requirement and considerations but still there are few things which you should always consider at first place. 1) Do not ever hesitate to check the material’s quality they are offering and using for your modular kitchen. 2) Ask about the material they are going to use for the kitchen. A different area may require different material, like base structure, made up of best commercial plywood and should be boiling water resistant, waterproof, etc. 3) All the hardware should be of Stainless Steel and of good brands. Do check each hardware material once they reach your home. 4) Sometimes few manufacturers may use cheaper material than they promised to use in your modular kitchen just to gain more profit.

Hi Sunil, Wagholi is the better choice, as Baner is 25.5 km far from the Pune City. It is located on the Pune-Nagar Highway. This locality is very close to the IT Hubs of Kharadi. This locality has seen tremendous development in the last 5 years in terms of real estate, social infrastructures, and education sectors. Its strategic location on Nagar Road and superb connectivity with the Pune International Airport, Sholapur Highway, Bund Garden and the Shikarpur-Chakan Road make it easily accessible. Even the property rates are lower than Baner. Average property rates in Wagholi is Rs.4500 per sqft while in Baner, It is Rs.7300 per sqft.
Yes, property rates of Wagholi are quite lower than Baner. Baner is gaining momentum just because of Hinjewadi IT Park. People who are working at Hinjewadi prefer to buy a home at Baner. So, if you have a decent budget go for Baner. A 1BHK Flats in Wagholi will cost you around 25-30 lacs while in Baner, the same flat will cost you Rs.50 lacs onward.

Hello Bhaskar, Hinjewadi in Pune has grown significantly and today it has become one of the most admirable IT Hubs of Pune. I would personally suggest staying in Hinjewadi Phase-3. The major benefit is that you do not have to cross the heavy traffic. You will not have to cross Wipro Circle and Hinjewadi Chowk unless you are working in Phase-1. It saves a lot of commuting time. Hello Harish, Contact your local mediation centre and try to reach a solution with your neighbour that both of you can live with.
Your neighbour has the legal right to trim branches of your tree if they hang over the property line. But if the trimming seriously injures your tree, your neighbour will be liable to you for the damage done.

Yes, they have got the MahaRERA approval for VTP Pegasus, Kharadi, Pune and its registration number is P52100007401, P52100009535, P52100007384, P52100009524 P52100007722, P52100007942 P52100009533. As far as project funding is concerned, VTP Pegasus is a Pimpri Chinchwad Municipal Corporation approved project and all the leading banks and financial institutions are funding this project.
