Hi, A couple of weeks ago when I visited, I saw that all the flats' tile work, walls, electrical work, kitchen work (in lot of flats), common areas, etc., is all completed. Even the exterior paint on all 3 towers. The only on-going work I noticed was on the landscaping, parking level, etc. I'm very interested in knowing the realistic possession date as well! HI Abhijit, One of my friend has their flat in it. As per him, builder is telling that the parking slot will be allotted as per the possession date. But now they are offering the open parking slot to him. They are telling that only 40 people will get covered parking and rest all will get open parking along side the entrance road.

Hi, Can we buy a plot to build a house in khese park Pune? It is a green zone and the proposal to convert to residential zone has been sent to the concerned authorities. is it true or not. I got this information from some reliable sources.
Well Saurav, If the authority approves then only you can build a house neither it can't b Possible. One more thing you have to remember that take care of environmental issues as well.

The floor plan and society seemed to be good although the area outside was very congested, especially the road from hadapsar till rail crossing. Hi.. these flats look quite congested as against they had marketed and their floor plans. It sure is long time since they announced this project in Mumbai. I heard they have similar projects with same name in other cities as well.. Q: I have very recently (in Jan 2013) booked 1bhk (625 sq ft @Rs.3600) in Gogel Ganga's pre-launch residential project in Dhanori (construction is yet to start). Its near Sahara City project. The project completion is in March 2016 (as per Goel Ganga builder). Is it worth investment? How is Goel Ganga builders construction quality? This is first time I will be dealing with them. Q: The Lake District Project is delayed beyond comprehension. We have booked a 2BHK Flat in Bldg C4 in Jan 2011 which is a part of the Phase1. As per the agreement the Apt should have been handed over by Dec 2012 considering all the grace periods of more than 6 months. The building has only reached 6th floor out of the 12. How many are such agreived parties? Can we join together and issue a notice to the builder?

Hi Shamita, Now only option to builder is to pay compensation to flat owners and give them keys happily to stand in Market. They might giving false date to Media also. Middle management and legal team of company making fool to owners of this company. Legal team earning lot of money from the builder by telling him wrong steps like filling writ petition. They know the end result.

This is just a efforts of mime to aware you all from the difficulties faced during the home buying. But it will be more better if buyers classified the checklist into two categories. First and the most important part is list of documents to verify and things to check within the project and respective unit. Before taking the keys from the builder/owner. There are certain documents like Joint development agreement and Tri partite agreement (If any) which a buyer must ask from the builder.

Well Lalit!!!! Joint Development Agreement:-It requires if there are two or more parties jointly involved in the project's development. Tri partite agreement:- In case the builder has taken a loan to develop the property ask for land-use Certificate / Conversion Order, details of electricity, water and power backup, agreement by maintenance agency, car parking allotment and details.

If you are looking to buy property in posh locality like Karadi then go for it irrespective of what area the flat is having. On the other hand if you are looking for bigger flat in Keshnagar, then book at Alcon Silverleaf which is generally occupied by middle and upper middle class society. Hi, Before buying the property check that all documents pertaining to the property are clear and concise. Also see to that the property is not pledged to third party. Dont buy the property it it has any legal issues or under litigation. Always consult a legal adviser when dealing with such property matters.
Also make sure that the property tax has been paid till now and nothing is pending. Also do make sure that Khata certificate is done. If not then, apply immediately for one at the earliest.

Hi Sid, Yes even I came to know that flats are available for rent within a budget of Rs. 10000-15000 in Pune east. The main reason being good connectivity coupled with well equipped infrastructure are pushing the rentals rates to greater heights in Hadapsar, Magarpatta and Viman Nagar.
Hi Deepti, It seems that average rental value of 1 BHK in Magarpatta and Viman Nagar was Rs. 17 per sqft where as one can have a furnished flat for Rs. 14 per sqft . In last 2 years rentals in places like Magarpatta, Viman Nagar and Vishrantwadi have gone up considerably.

The western corridor from Aundh to Ravet including Baner, Wakad, Hinjewadi, among others, are IT/ITeS hubs and so, the demand for residential units will also be generated. In the east, Kharadi, Wagholi, Magarpatta, where IT/ITeS is also prospering, are some other important destinations. Industrial zones like Chakan, Talegaon, will see very high appreciation, in spite of being very far away from Pune city.

@Nitesh, BUt i heard by some reliable sources that work is very slow. If you book make sure that date of completion is incorporated in sale deed. From their go slow work it seems completion may be off the schedule.

Well Shrikant, the area is quite good... near Akurdi vegetable market and railway station is just 2 kms away. the aditya birla hospital is 4kms off and the IT parks at Talawade and Hrinjewadi is in a 10 km radius.. there is D T Patil college is 2.5 km way and so is Asthitva mall and star bazaar shopping mall and the old mumbai pune highway....

Hi, 2/3 BHK Flats at Athena: 1st Phase of 290 Flats in 9 Buildings of 6 Stories. Current the painting work is going on outer walls of the building. The coloring of 'F', 'G', and 'H' was almost complete. And few days of coloring work was remaining for the other buildings. It is expected that the date of delivery will be by end of October 2014.
@ Vatsa, It is also heard that they are also thinking of giving early possession to few flat owners on owners request, by sending an email to them. As they are planning to apply for part Occupation Certificate (OC).

PROS: Wagholi is becoming a preffered residential destination in Pune because of it affordability and proximity to various IT Hubs. The locality has good connectivity via Nagar road and easy access to social infrastructure, schools and malls. It seems a new four lan flyover is proposed which will connect Wagholi to Shikrapur. Nagar Road has now been widened into a six kane road. Less traffic is there because of the broad roads. CONS: The infrastructure in this area need to be upgraded. Water supply and power need to be addressed. The locality is good for single professionals.

Thanks Saurav, They have the sanction plan for D-building 12 floor and C-building 8 floor. No permission for building A or B yet. They said that they will get the permission very soon. But my suggestion is to book only after they have the plan sanctioned.

the reports say that the 1.2 km area between the northern boundary of the bird sanctuary and the DND flyover as the eco-sensitive zone. the migratory birds are expected here but the DND cuts the continuity and there is not much point in continuing the area beyond DND...
This was a long pending decision and that caused many trouble to so many projects by reputed builders that were already completed buy refused occupancy certificates because of the NGTS decision...

Hi, It is personal experience which i want to share with you that nobody will give you the right information about the construction quality and locality. Better visit the site and see the nearby basic facilities such as schools, nearby bus or auto stand, banks and ATMs, market, hospitals. If you ask from the builder and their executive they will told you that excellent locality, top quality material have been used because they have to sell their property at any cost. Ur welcome Deepti, It is expected that the date of possession will be December'2015. Yes Deepti, you are absolutely right. It is very close to high streets like FC Road, JM Road and Law College Road which are full of high end retail outlets drawing maximum footfalls of the city from every walk of life. It is not only preferred destination for IT Professional but for students form various background, geography and specialization as well because of its close proximity with Film Institute, symbiosis institute, Ferguson College and Law College.

Hi all, Legacy Lifespaces has updated price in one of its project called Twin Acres, Tathawade, Pune and it's current price is Rs. 5000/sq-ft. But i am little confused about the project location. Someone has written that it is in Punawale but in other sites it is mention that project is strategically located at Tathawade. This way they know you mean business and will be careful when laying bricks/stones. Never allow it when they say, ‘we can cover it up with cement’. Q: I was looking for a flat in pimple saudagar. I had analysed many projects but out of them I am interested in buying in Alcove. Atul enterprises is a reputed builder but on other forums I found a few reviews regarding delay in possession. But, recently I even had a word with an existing customer, they said they had a few problems initially but the builder sorted them. Everything seems fine now. I also visited a few projects with Rose brand, I found there is no open space as compared to Alcove. Lets see how things work out, I will keep you updated with my experience..

You are right Keshav.....Till last month builder was telling that the parking slot will be allotted as per the possession date but now they are giving the open parking slot. They are telling that only 40 people will get covered parking and rest all will get open parking along side the entrance road.

@priyanka, when i contacted he told me that project is completed till june 2017 and their are no issue in getting bank loan. builder has tie up with sbi, icici, hdfc banks.

Hi, Kul Nation is developed by Kumar builder one of the promising builders in Pune. Big project having 1250 units and the project is developed in phase manner. Right now phase 1 is open for booking. The project is launching in 2011 and possession is in Dec 2016. The project is a bit slow in terms of construction work.

HI Wasim, I feel East Pune is a better option for buying property in current market scenario. My positive look in East Pune is due to close proximity with the shopping malls, supermarkets, multiplexes, Cyber City, EON IT Park, SP Infocity, BPOs in Kalyani Nagar.. Koregaon Park and Kalyani Nagar are some of the posh localities in east Pune.

Q: Hi, I have got possession of my Flat on October 2013 and this year I have received property tax for 3 years (2013-2015). I just wanted to know that when property tax started to calculate after getting the possession. As per my understanding its started as soon as you received the possession and calculated on every 6 months. In my case I have received possession in month of October 2013 so for year 2013 my property tax should be for half year instead of full year? While as per tax bill they are charging full year (2013) of tax. Please provide correct information.

Hi, Hope this list of necessary documents will help you in buying your property. For a under construction property, one should ask :- Mother Deed/Sale Deed, Encumberance Certificate, Loan approvals, Authority approvals, IOD & CC, Master plan approval, Building approvals, Land approvals, Bank approvals, Environmental approvals, Airport Authority approvals, Floor Plans, Khata Documents ( NA/Non-NA), Land, Conversion Charges, DC Conversion Charges(if land is agricultural), Floor rise charges, Lease Hold Certificate, Stamp Duty & Registration and Society clearance and membership.
I think these are very useful points that both are mentioned above. Apart from due diligence, there are few basic points which one should consider while buying property. Check the connectivity, neighborhood issue, water and electricity condition in the locality, basic amenities such as Veggie Market, School/Colleges, Bank/ATMs, Hopital and Bus/railway Station from the project site. This will help you a lot in your daily life needs.

Q: Hillock towers reviews, hillock towers by artharaj realty, Somatane phata, Artharaj realty reviews is fraud/ cheat builder. I request all you to go through below points before making any advancement with this builder. 1. While booking flat he showed Hillock Towers Town planning approved plan of A&B wing, Also you can see B wing in model, brochure, internet etc. Now he is claiming that he is not getting B wing land as original owner is refusing to sell. At the time of booking flat he claimed to have that land. 2. Possession date committed for A-wing with amenities as Dec 2014 but yet there is no progress on that. 3. He wont give you approved Plan/ TP sanctioned plan / Parking layout etc with the agreement as he dont have it yet.other builders would give you it upfront. 4. Also he will not send / show you agreement copy in advance so that you could get hidden clauses. such as possession date after 30 months no exact date. 5. He will just take away your money and start another site with your money. we almost group of 40 people have paid 90% amount yet to get clarity on possession. 6. This builder has no good background Jaydeep/Ravi/Abhay no one would want to see you once you make agreement instead always buy from reputed builders. 7. If you don't believe go to site and ask him above questions and see the progress of Hillock towers which was suppose to be ready with amenities in Dec 2014.

Well Ramdas, I had a word with their sales guy recently and found that Majestique City possession date will be December-2017. As far as project approval is concerned, PMC has approved this project and all leading financial institutions such as HDFC, Axis, LIC Housing Fin, SBI, Indiabulls, ICICI etc. are offering loan for this project.

Q: I have purchased flat in Acme Ozone's Basilia building and its been more than 6 years to that. Since there last slab completion they are taking too much time for internal work. I am not sure if builder is committed towards delivering possession anytime soon as everytime we ask we get either unrealistic date for some months and then we get date of 6 months later. Well Washim, A 2 BHK flat from 1100-1130 sq-ft. will cost you Rs.78-80 lakh onward. Its current rate is Rs.5755 per sq.ft. Location Advantages- Pashan is located off the Mumbai Bangalore highway by passing Pune. This suburb is surrounded by the hills from South, East and West directions and the Pashan Lake in the North. It is well connected through excellent roads, to the areas of Kothrud, Paud Road, Baner, Aundh, Pashan, University circle and Sus village. The railway station is approximately 10 kms away and the airport is approximately 15 km from Bavdhan. It is offering 1 and 2 BHK flats ranging from 374-414 sq-ft.(carpet area) in 1 BHK and 580-837 sq-ft.(carpet area) in 2 BHK. Its current per square foot asking rate is Rs.8700. Cons- From MAHARERA,We can see that there is a litigation for this project. A court case is pending from 2014 for this project and its not reveled what court case it is. Need to be aware of such things before booking now. They said it will be available by December 2018 but when agreement came it said 2021. I would like to suggest you to buy property in Wagholi. Average property prices in this locality stands at Rs 4600 per sq-ft, you can earn Rs 11500-13000 as income if you rent your property. Property prices have remained stable at Wagholi in the past one year. Hello Vinay, I enquired recently they asked for Price Rs. 6000 per sq ft. And possession will be given by March'2018, and they have agreed they will follow RERA act. So, don't go until they will provide you the RERA Registration number of Shagun Perfect 10 as it is an under construction project.

Hello Krishna, I would like to suggest you, visit the project site before booking your dream home in it. See the approach road, transport facilities, connectivity, water, and electricity facilities and then go for it. The Baner-Balewadi area may be a hub of development, but basic amenities such as water supply are still sadly lacking despite ample supply in the dams. Mumbai High Court already issued a warning notice to Pune Municipal Corporation over its discriminatory approach and ordered that no new construction was to be allowed in this area unless the civic body takes concrete steps towards handling the acute water shortage.

And secondly, there are lots of negative feedback against the developer and its projects in Pune. So, take the advice of a legal expert and verify all the legal documents before signing any documents with them.

Floor rise has usually differed in the range from 25-500 per sqft. in Maharashtra. It also depends on the kind of amenities provided by the developer in the project.

Hence, the base price adds up to Rs.50 lakhs. The customer has selected a corner flat on the 4th floor. Hence, the floor rise cost is Rs. 25 (floor rise cost) x 4 (floor number) x 1000 (saleable area). Hence, the total floor rise cost is Rs. 1 lakh. The charges for the location (corner flat) is Rs.100/sq-ft. This adds up to 1 lakh. Finally, the total agreement value will be Rs. 62 lakhs.

Q: I want to invest in a 2-3 BHK apartment in Pune preferably in a project that is ready for possession by 2020ish. I am not aware of Pune city & would like to invest in a place that has the potential of a good rental returns in future. Hello Rohit, Its proximity to the Rajiv Gandhi InfoTech Park located at Hinjewadi makes it a residential hub for people working in the Information Technology industry. This locality has massive employment opportunities that have arisen within the automobile and IT Hubs such as Pimpri-Chinchwad and Hinjewadi respectively. As a result, most of the workforce work in those companies and factories, want their residence close to their working place.
Apart from that, the IT zones of Hinjewadi, Baner, Balewadi, Aundh and the industrial areas like Chakan, Talegaon and Nigdi are within a 5-8 kms radius of this area have driven the residential as well as rental demand in the locality. Mantra City 360 is an ongoing residential project offering 1 and 2 BHK residential apartments, situated in Talegaon Dabhade, Pune. This project is coming in 5-phases. Phase-1 is successfully completed. Ph-2 is under-construction and expected possession date is Jan-2021. While Phase-3 is offering 1 and 2 BHK flat ranging from 301-575 sq.ft. and its current asking rate is Rs 7100 per sq.ft. A 2 BHK flat will cost you Rs 21.37 lakh onward while for a 2 BHK one has to pay Rs 31.38 lakh onward. As per developer, it possession date will be December 2023.
