Q: Hi, I am interested in buying a plot at the mist valley. When I was researching, I got an extremely varied/mixed versions coming from the Concorde customers. Some claim that the plots are not authentic and Concorde had showcased fake documents and that Concorde is troubling the customers without refunding the payement. The other side was where in I saw extremely favourable reviews, although claims are being made that the reviews are theatred and not actual customer reviews. I understand that you can counter these claims by saying that these were written by your competitors. I feel the best way for me to get a fair picture is, you send the contact information (even mail address would do) of the customers that received their registration documents from Phase 1 so that I can get in touch with them to have a better feel for the projects. Hi, I have bought two plots in 2011 , initially there was a delay from concorde abt the registration and they kept saying some lies as they had some loan. but got it registered after 2 months. I dont have any loan. Got the khata and paid the property tax . the project is a bit delayed but so far no other issues.
How is the locality? Is it a good idea to invest in this area, will it fetch me good returns?

Kundalahalli is one of the fast-developing localities in East Bangalore. It is witnessing promising real estate growth primarily due to its proximity to International Tech Park Bangalore (ITPB). Kundalahalli lies in good company with posh localities like Whitefield, Brookfield, AECS Layout and Marathahalli. Kundalahalli's residential markethas a good mix of independent houses and apartments. The number of apartments in the locality, however, has been on the rise. Young IT professionals who work in the IT companies close by tend to mostly prefer apartments over independent houses. The price of apartments in Kundalahalli has relatively gone down over the last 2-3 years. The quarter-2 (2014) sale prices for apartments ranged from Rs 3,400-3,800 per sq. ft, while the rental rates ranged from Rs 16 -18 per sq. ft.

In North Bangalore, Hennur Road, Hebbal, Yelahanka, Thanisandra and Horamavu were the shows toppers. Interestingly, most of the projects launched in these localities were either small or medium size with number of units ranging from 100-500 for the former and 500-1000 for the latter.
Yelahanka is well rounded and multi-faceted. Both Old Town and New Town capture a mix of the old and new world charm of the locality. While Old Town has established commercial markets and old-school houses, New Town is a prime residential locality, brimming with new residential developments. This mix of the two worlds yields balance and harmony to the locality. Yelahanka is a great place for families with kids, since various prominent schools and colleges are situated here. And since the locality is very well connected to the rest of the city by road, there’s no problem traveling around the city whether it’s for work or entertainment.

Hey Vin, I think your 30 % less claim is baseless because if some one does in anekal chandapura belt defiantly it will be below standard, I have a real experience because i have done it. none of the contractors will agree today below 1300 to 1350 for a quality construction with minimum quality specifications and this project i have seen close to proposed WIPRO and INFY Campus which recently got a nod , if some one selling In chandapure anekal belt at 1200 defiantly Sarjapur circle and surrounding area have a better value today in terms connectivity and future developments . Hey Hardik, in such cases make sure you check the Commencement Certificate (CC) before signing any agreement. Usually builder continue to build first and second floors without getting a CC which is illegal and later can create problem in getting an OC.

This kind of development is successful in both metro and Tier I cities .Mixed use developments create a captive catchment for retailers and other components. The response for such projects in Tier II cities has also been encouraging.
Such townships need to have minimum 40 hectares of land, they can come up only in the peripheral areas of the city

The latest government rule state that NOC will be issued by BWSSB to a builder only when it meets the mandatory conditions, including sewage treatment plant for buildings comprising of around 100 units along with rainwater harvesting for all the apartments.

You are absolutely correct @Armaan. With the stepping up of water tariffs by the Bangalore Water Supply and Sewerage Board (BWSSB), apartment residents in the city have taken a serious hit. Increased Water bills in the city for the month of June, which was totally unwished for, have been called upon by the BWSSB to be at the helm of water usage in the city.
In accordance to the new rules, water tariff rate for a quantum of domestic consumers like multi-storeyed buildings, Central and State Government Housing Complexes, high-rise, individual group housing, villas and apartments would be kept at a flat rate of Rs 19 per 1000 lts from the previous Rs 6 per 1000 lts.

The sanitary charges, according to BWSSB, would be glued at 20% of the overall water supply charges, subject to Rs 100 per flat per month. Apartments which are equipped with Board water supply along with UGD connection but supplement the supply of water by water tankers and borewells, would be charged with additional sanitary charges at Rs 50 per flat per month.

Why the government want to revise the water? Any reason
According to market news, the much talked about hike has been implemented only on the residents of 100 apartment complexes in the Old Madras Road. Last year, the BWSSB and the government came into terms to hike the water rates and settled for a 50% tariff increase, however, it was not implemented.

The unreasonable hike in water rates has adversely affected the concept of vertical growth in the city. As per property consultants, the irrational hike in tariff will discourage the buying behavior of the real estate investors significantly.
In addition to this, a number of apartment dwellers who use bore wells have something to worry about. The civic authority has increased the bore well charges due to which the residents using bore wells will need to pay more. This certainly does not work in favor of vertical growth of Bangalore.

Antera Ela is located just behind Garden City College with close proximity to all major IT Parks, international schools and colleges, hospitals. KR Puram is located on the National Highway 75. The Baiyappanahalli metro station is just 3km away. The proposed Peripheral Ring Road, metro connectivity and widening of the Old Madras Road will also improve connectivity which is increase the demand. K R Puram is well connected with areas like Sarjapur road, Whitefield, Hebbal etc. I feel the area is good for both investment and end use.

In all likelihood, Phase II work will start off by 2014 as the land acquistion issues settle down. According to the plan, phase II of the Metro project will have a total of 61 stations, out of which 12 will be underground. This calls for an area of around 180-200 hectares of land and hence demands the removal of around 2000 properties. Officials confirm that the land acquisition process will abide by the General Land Acquisition Act, 1894. and KIADB Act 1966.

Q: Hi, I have purchased a property for 56L. I have gone in for 80% Home loan. I have been reading forums about the 1% TDS which is applicable. Last week I had my registration done but there was no questions asked on the TDS. I had also asked a couple of brokers in the Sub Registrar office if 1% TDS is really being collected. Most said no. However today the bank from which I took the loan asked if I paid the TDS - they said without me paying TDS they cannot release the loan amount to the builder. Can some one throw light on the procedure of tds payment when going in for home loan?

It is better to invest in South Bangalore because growing MNC’s and IT companies in this area, planned connectivity through the metro, improved infrastructure with the Hosur Road grade expressway and upcoming commercial and retail developments, this locality has become a preferred residential hub as well as self sufficient region.
I agree with Manjunath that South Bangalore is good for investment purpose but good connectivity with the Outer Ring Road and the proposed construction of the Peripheral Road also helped the real estate to grow in East Bangalore. You can expect good returns in the future if you are investing East Bangalore.

I think compared to Harlur Road, Hosa Road, Sarjapur Road; elctronic city is better choice today. It's not that these locations are bad but prices are so high to justify them. I recently went to Hosa road and Harlur road and was surprised by the mad rush there.

Hey Eshaan, MJ Avershine is spread over 1.75 acres of land. The estimated possession date of the project is by 2016 March. MJ Avershine offers 115 units with a choice of 2 and 3 bhk apartments. Radiant Royal Woods is located at the heart of the IT corridor of Whitefield, just within a 2.5 km radius from ITPL and around 1 km from Hope Farm Junction. I have heard that Radiant Structures deliver quality construction and they always quote realistic prices. Till date they have successfully completed around 24 projects.

This is BBMP Approved plan, with deviation close to 14-16%, hence you will not get the Occupancy certificate, Apart from that their is no amenities, this listing is improper
Occupancy Certificate is mandatory before you can start living in an apartment. It is illegal to occupy a flat if the document does not exist for that building. Unfortunately, many residential apartments are sold without it as many people, especially the first time buyers, are not aware of its requirement.

Hello Srinivasan, Usually the water connection is given by the builder only. Is your property B Khata, if yes convert it to A Khata by paying the betterment charges. After that you can also apply for Cauvery water connection if water supply is there in that area. Hi Monica, According to me due to heavy pressure from Urban Developement Ministry & PM's Swachh Bharath abhijan ,BBMP woke up from it's deep sleep & started throwing rules & regulation to every one with out judging anything. Just think of how come apartment people will manage the waste they generate . That the civic body collects Rs 60 as garbage cess from every property tax payer has only rubbed salt into their wounds.

Q: I have a question on the policy framed/followed by Skylark Mansions Pvt. Ltd. for their Esta project. As per them, they need full property cost+ one year advance maintenance+ one year advance sinking fund charges before they could initiate for the property registration. From my perspective, if the full cost of the property has already been paid, the property should be registered to the property owner. However, Skylark Mansions Pvt. Ltd. is adamant to receive one year maintenance cost and one year sinking fund cost apart from the already paid total property cost, to register the property though they don't have occupancy certificate(OC), and probably they are not going to have it at least for a year. Thus, we as owners of the apartments, can't live in our apartments legally after registration. However, they still force us to pay everything in advance whether we can live in it or not. My question is: is it legal, if not how can we fight against it through a legal process? Your expert advice would be highly appreciated.

More over the property does not have Occupancy Certificate which means there must be some deviation in the plan. Why dont you go for some other project in Whitefield?

Yeah actually the state government has fixed the amount payable by property owners or builders along the 500 metre radius of Namma metro network who would be benefited by additional build-able space. The premium floor area fee at 60 percent of the guidance value per sqft or per floor area ration.
The government wanted to monetise the benefit obtained by builder/ developers and property owners from the extra build-able rights. It had set 10% for residential properties and 20% for commercial properties. It was decided by the state government not to levy the fee on the entire 100% of the property value but on just 60% of the bandwidth.

It is really very confusing :( How this premium floor area fee at 60 percent of the guidance value per sqft or per floor area ration is calculated?
The guidance value of parts of Indiranagar falling in the radius of 500 metres from Metro is Rs 20, 000/sqft. The existing FAR is 2. With the betterment of premium floor area ratio of 4, development or even redevelopment can increase to an additional 2 FAR and build 20, 000 sqft more. Coming to the payment part, 60 % of the guidance value of Rs 20, 000/sqft is Rs 12, 000. When calculated at Rs 12, 000 on the additional 20, 000 sqft the builder received, it comes to Rs 24 crores. It's 10 % of residential properties and 20% of commercial properties is calculated on that.
