I have booked a plot in Klazina Gateway residency on 04th Dec- 2013. Today its 01.06.2016 and even after 2+ years of booking, the developer has not got all the Govt. Clearances and approval and I am also doubtful whether company has all the adequate Ownership title for the Land proposed for the project or not.Good evening everybody!!!

The price of residential plots ranges from Rs 35 lakh to over Rs 4 crore. Are you looking for resale property or news one? If you are looking for plots, that is even better. Because some parts have not well developed in SOhna road. Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material).
Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched.
Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

The traffic is very bad in Raj Nagar Extension. There should to be a four lane road which will connect Delhi and West Ghaziabad with Raj Nagar Extension. Because due to the traffic problem , the investors are also having a dicey mind. I would also like to say that , there are areas like Sohna road where ready to move is a good otpion and many projects will give possession this year. New Gurgaon is an area where in it will take 2 years from now when you can plan to move in. Dwarka Expressway is another area where you can move in 4-5 years from now. At that time, I was booked in tower 4 and provided an allotment letter. But after a while i was transferred in tower 10. Unitech rep said they will provide me with a possession letter in couple of months. But its been 3 years now, and Unitech rep keep postponing it. 1) You must have been given a receipt by builder for 40% payment .
2) The receipt must be mentioning terms and conditions.
3) Send an email to builder that you want to cancel the booking and request builder to refund the paid amount.
4) Let builder mention in writing that what % of paid amount would be cancellation amount.
5) Accept deduction under protest .
6) Then move consumer forum against builder for refund of balance amount with interest if the builder is not ready to pay the full amount.Hi Manu!!
