This area has great potential and one of the important reasons of this is proximity to Delhi and airport. As per data, the average residential property price in New Gurgaon was Rs 2528 sq ft at the end of March 2009 and it has increased to Rs 7068 sq ft in 2013. There is a rise of 180 % in 4 years. Good evening everybody!!! I have booked a plot in Klazina Gateway residency on 04th Dec- 2013. Today its 01.06.2016 and even after 2+ years of booking, the developer has not got all the Govt. Clearances and approval and I am also doubtful whether company has all the adequate Ownership title for the Land proposed for the project or not.Good evening everybody!!! The price of residential plots ranges from Rs 35 lakh to over Rs 4 crore. Are you looking for resale property or news one? If you are looking for plots, that is even better. Because some parts have not well developed in SOhna road. Oh Yes about the connectivity, Silver Oaks is located in a prime location of Phase I, DLF city. There is a rapid metro in sikandrapur is coming up, secondly, Delhi-Gurgaon Expressway is about 8-10 km.

According to news, the rapid metro will be operational on 2016. Hopefully, the Delhi congestion will be removed a bit and they have promised to there will be high-speed trains running at an interval of five to six minutes.
For the first phase, the rapid metro will connect Delhi with Panipat, Alwar and Meerut. And it is expected that , Delhi-Sonepat-Panipat line is 111 km long and it will see a daily ridership of nearly four lakh in 2016.

Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Hi, Vandita is a project by Sunworld Group, and located in one of the good position among the Yamuna Expressway area. They are offering 2-3-4 bhks with area ranges between 625 sqft to 1325-1425 sq ft with a per sq ft area price of Rs 2850.

Hi, for Takshila heights , the appreciation has already taken place, the project was launched long back with a price of Rs 2750 per sq ft, right now the price is Rs 5500 per sq ft. Hence chance of 50% of appreciation is less. Although looking at the location, the price might go upto 30% or so. Bcz the price trend of the place is high, hence after few years like 4-5 years there is a chance.
The project is surrounded by sprawling greens, beautifully landscaped lawns with walkways throughout the complex, an indigenously designed club house with health club complete with sauna & steam and outdoor swimming pool,badminton & Tennis courts, dedicated visitor's car park ,driver/maid waiting area, automated entry control, 100% Power backup, rain water harvesting.

The traffic is very bad in Raj Nagar Extension. There should to be a four lane road which will connect Delhi and West Ghaziabad with Raj Nagar Extension. Because due to the traffic problem , the investors are also having a dicey mind. I would also like to say that , there are areas like Sohna road where ready to move is a good otpion and many projects will give possession this year. SARE Homes, an FDI-funded developer, has announced the launch of its new project ‘Club Terraces’ in Sector 92, Gurgaon. The company is investing about Rs 1,400 crore in the township.

See, Anwar, Gurgaon has many micro market and we have seen that the maximum growth in NCR in last two years has been witnessed by Gurgaon. We have seen that ,maximum luxury project came in Gurgaon.. which shows that demand for luxury market is more in Gurgaon..
hmmm i have gone through the price graph, and notice that projects which are in the category of super-luxury - the price is changed for them. Right now the price range of super luxury project ranges between Rs 23,000-28,000 per sq ft . But when we see the price range of last two years.... the graph speak like this Rs 30,000-35,000 per sq ft .

Hitesh sir, i can notify you about the location.. as i was also interested in the project.. So i took out the locational advantages... The project is near to Dwarka Expressway, IGI Airport is just 15 min away from the project. You also have Pataudi Road which will connect you with rest of Gurgaon. Importantly Hero Honda Chowk is just 10 min from the site. There is also a proposed metro which will be just 1 km or so from the project.. So the project is all good and compact with good infrastructures.

I feel the connectivity of the project is very good and importantly, all the roads and expressways are just 2-3 km away. You have NH8 -3 km and proposed metro station will also help the residents to commute. So i guess , in terms of connectivity., the project is A+.

Q: At that time, I was booked in tower 4 and provided an allotment letter. But after a while i was transferred in tower 10. Unitech rep said they will provide me with a possession letter in couple of months. But its been 3 years now, and Unitech rep keep postponing it. I'm wondering if there are any people with the possession letter or people in a similar situation. Please reply if you are having similar problem.

See kartik the project is in soft launch hence the banks approvals are yet to get. Although they said banks like HDFC,ICICI and Axis will be providing home loan. About possession of the project , it will take 3 and half years for completion.

Rohtak is an emerging center as of now... rohtak although being part of the NCR is quite far..around 70 kms from Delhi... national highway 10 connects rohtak to Delhi and there are plans by the NHAI (national highway authority of India) to upgrade it to a 6 lane.. this will still take time..

The Gurgaon-Manesar Master Plan-2012 had given a lot of importance to Dwarka Expressway and this 18 km stretch connects Dwarka to palam vihar and will lower the travel time of commuters from west Delhi to Gurgaon....

Hello Vrinda, the area will appreciate no doubt but whether to buy as invetsment or end useis dependant on the factors like your place of work... you cannot be staing here and working in Delhi or gurgaon as the distance os too much... but if youare working in the nearby area..you can surely go for end use....

Hi every one, What hitesh said about the location is right. So i am just adding little bit to it. So in my point of view the area is developing as a hub for commercial activities . It's most preferred location to stay in NCR region. It has better connectivity to International Airport,and link to Delhi-Noida. Government Primary School is only 1.5 km from sector 100 and situated in Basai village. Indira Gandhi International Airport is 16 km distance from Sector 100. Basai Dhankot Railway Station is only 1.3 km from Sector 100. Shri Balaji Hospital is around 2 km distance from here. So from Sector 100 to nearby all these area are connected by Dwarka Expressway.So Sector 100 is now in booming stage and prefer d area for investors & buyers.

Hi Srishti, there are only 3 bhks in this tower which is part of Jaypee wish town project and the price range here is in the range of Rs 7725 - 8000/ sqft .. there are 2 sizes of 3bhks with respectively 2250sqft and 2280sqft sizes each.

Hey, i heard that there is some new land pooling policy being implemented here- elaborate?
Yea, DDA instead of directly acquiring the land has come up with this policy so as to prevent the selling of land without the owner's consent. Under this scheme the land owners surrender their land to the central pooling and become stake-holders to the proposed development on their land. Once pooled the landowners get back 48% or 60% of the surrendered land as developable land and the rest is retained by the DDA for infrastructural development.

There is not much risk involved in investing here as the area is near to the west delhi which is highly developed and has future growth prospects as well. There is plans of the KMP expressway to pass through a part of the L zone at Dhansa border. Reputed builders are active here and are looking at the area with very positive outlook. some of the builders here are: DLF,MGF, Express, Antariksh , Anant Raj and Supertech.

The DDA will be planning the city to accommodate the increasing population and be a self sufficient area and so 5 hospitals are planned to take care of the health care in the area. 53.6hectares of land will be reserved for educational facilities Security and safety will be given prominence and 13 hectares are reserved for police station, police lines and jail while 15 hectares is planned for fire stations. To have a healthy communication facility 2 plots each are planned for post office and telephone exchange. There is already existing sports facility in 17 hectares of land which will be further developed to include new sport centre and district sports centre.

Hi All, I came to know that "The state government of Haryana" has approved a plan to provide "affordable-housing" units to the people from "Economically weaker sections".According to the new affordable-housing policy,a developer is allowed to construct and sell small-housing units measuring between 300 sq ft and 645 sq ft under EWS and LIG category.
HI, As per my knowledge EWS- Economically Weaker Section, The government is likely to raise the income threshold to define the economically weaker section (EWS) to about Rs 6,000 a month from the current Rs 3,300 a month. This will increase EWS numbers by almost 40 per cent. The EWS population benefits from government housing schemes and gets softer interest rates on housing loans from state-owned banks. Income group has 3 criteria - LIG,MIG,HIG. LIG- lower income group.

HI, Yes you are right. As per my knowledge ,it is a good locality, full commercial sector total IT hub, public facility easily available. The rate of investment in this location is high. It is one of the better-planned IT hub in Gurgaon. It is surrounded by other sectors like Sector-43, Sector-45 & Sector-41. This sector includes many major schools & colleges. In economical point of view this sector has plenty of hotels & restaurants & malls near it's vicinity. In my point of view this is a better commercial place having all amenities & high class infrastructures.
@jay, As per my knowledge, as of now there is no on-going project on this locality. But near to this location like Sushant Lok I, is a good location having residential projects .If you want to invest then this location will not offer you any residential project.Because this is totally commercial sector. So in my point of view you better search in nearby sectors of this location.At least you will have better connectivity & all facility like this sector.

Hi, In my point of view, you should you should pay the following taxes at the time of property purchase:- 1)TDS or tax deduction at source on amount exceeding Rs 50 lakhs for the purchase of immovable property excluding agricultural land. The TDS must be submitted in the name of the seller. 2) Stamp duty on registration. 3) Service Tax is applicable if the property is being purchased from the builder who conceived and constructed the project before offering possession to the buyer. If a ready-to-use property is purchased from the seller then service tax is not applicable. 4) VAT( Value added Tax) – if applicable on the state.
Hi Mr Neel, Well i think you can not sell any property without proper registration. A registered document is the authenticity and guarantee of the ownership over the property. Neither should one sell a property without proper registered documents and neither should one purchase a property wherein the seller does not have registered document of his/her ownership in the Property.

Hey Neel Sharma, As per latest news, a few residents are planning to protest at the CM window. Those homes lie near to the water body and it is in the lower range. The normal stream of the water is towards the range. Hi Raksht, You have a good knowledge on NRI Properties. Currently there are two schemes operational in the US for NRIs to declare their wealth back home in India. Under the first scheme, there is no penalty for those who declare they were unaware of the liability, although tax for income generated over the past 3 yrs. has to be paid. Hi, I think this can be a wake-up call of sorts. The writing on the wall is clear for them deliver on their promises and also deal their customers with care. In fact, many developers agree that they need to change the way they deal with home buyers. And the buyers should come forward and file complaint against such developers. In recent months, many cases have been filed against builders across the country.

Yes, you have to pay the maintenance charges for your plot. The apex court has directed the director of town and country planning that they had no authority to direct developers to stop charging the maintenance fees.

Hi Pehar!! Bhiwadi has become investment destination these days because of improved connectivity. It is well connected to NH-8. NHAI has also planned to built 14 road across this belt which will cut down travel time. The stretch would be expected to expand to 8-lanes and the connectivity of Delhi metro to Rewari, Alwar and these regions is expected in the near future. These transformations are really growth prospects for Bhiwadi to grow as residential as well as industrial hubs.

As per Benami Act, a person can register only two property in their name in that states. More than two properties will be considered as Benami Property. You will have to show the sources of income.

Hello Chirag, Stay away from builders like Supertech and Amrapali. They are one of the worst builders in Delhi-NCR. There are several negative reviews against these developers and their projects. They just enjoy the loopholes in the law and living a lavish lifestyle on investors and buyers money. Please, read the newspaper and search for builder well before investing.

Hello Subham, Stamp duty is calculated on the higher value, between the ready reckoner rate (circle rate) and the agreement value of the property. But it also depends on the age of the property. And old property attracts less stamp duty while the current property with a higher rate of stamp duty.

As stamp duty charges are calculated as a percentage of the total market value of the property, old buildings usually attract less stamp duty charges and new buildings attract a high charge. Q: I am planning to buy a home (new independent Builder Floor) in Sushant Lok 1 (Block C). I would like to know if this locality is good and what are the things I should be aware of before putting in my money. Also, I was confused between this, and a smaller CGHS society flat in Sector 56 (about 15 years old property). Considering all factors such as ease / quality of living, safety, amenities, resale value in future, and the fact that the builder floor is about 10 lakhs cheaper, which one do you suggest?

This makes the locality a very well connected one, with hassle-free access by metro to a lot of areas in Gurgaon and even extending all the way to New Delhi.

It is one of the best locality along Noida Expressway and locality has 80% green area. Transport facilities are excellent as the Noida Expressway is passing through the locality. Metro facility is also available. All the daily basic necessities are at a stone throw away distance.
