Hi Jamuna and Shailja.... But it is very difficult to get a residential apartment on rent within 15000/month as it is a very costly city which is close to Delhi/NCR region. But, if you can adjust with outer of the city then you can get a flat or room on rent under your budget easily. Something that matters a lot while renting a flat, room or apartment is the legalities and that can be done easily by contacting with the landlord directly.Hi Jamuna and Shailja.... Hi Guys, Well, if you are planning to invest in Gurgaon then i will suggest sector 51 & sector 68. Yes it is true that some other sectors are developing in Gurgaon, but i am suggesting you these sectors , keeping in mind about the transportation ,connectivity , civic issue & ample amount of return in investment.
Hi Guys, Sector 102-113 & sector 76-95 have a huge demand, prices are appreciating. Although still favoured by the budget home-seekers , these areas have also seen launches in the premium segment by top realty players like DLF, Unitech, Tata Housing, Godrej, Raheja Developers , Ramprastha, MGF EMAAR, BPTP, Ansal API, Central Park, Antriksh, Chintels India Ltd, Bestech, Supertech, Assotech Ltd, Sobha Developers, ATS, Orris Infrastructure, Puri Constructions, etc.

Q: Also I believe government had reduced the EDC/IDC rates 6 months ago. will the builder pay back the amount during final settlement. Builder is not entitled to charge anything beyond the government approved rate. Please comment.

Hi Samar, EDC and IDC depends on the area. It is calculated for units and plots. This is the charge which is decided by the developers and you have to pay along with the price of the unit.

As per my knowledge, this project is around 1km from Sector 120. Sai mandir is around 4km from this project. Fortis hospital is around 4-5km from this project. DND Flyway is around 20 mins away from this project. This project is stategically located in such a place , all daily basic amenities are nearby. It is believed that capital appriciation will be high in this area.

Hi I have a flat in BPTP. I would sincerely suggest you not to invest in BPTP projects, with my own experience as there will be certain complications. Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Hi, Guys, Rampratha is going though much trouble like not great connectivity, poor road construction and many more. The possession is being delayed due this reason partly and majorly because of few approval issues. Although the builder is still fighting on the lines and trying to finish it by end of this year or first of next year.
See Naveen ji, if Rampratha do not work out now, later the brand will have great problems, which might effect there future projects,hence , if they have taken money, they shuld have the responsibility to deliver the project.

Hi, Manish, firstly i would like to say , Gurgaon-Sohna road, the fast developing stretch of the city, is going to be the next destination for commercial and industrial development in Gurgaon. The steep rise in industrial and commercial growth in this place is mainly due to the industrial model township set up at Manesar. Hence Sohna is a better place for residential investment.

Yeas, the Noida Extension, land issues are solved...but the project land is around 105 acres.. but in between that, a Mandir is located. Hence the land division become a problem for authority. The traffic is very bad in Raj Nagar Extension. There should to be a four lane road which will connect Delhi and West Ghaziabad with Raj Nagar Extension. Because due to the traffic problem , the investors are also having a dicey mind. The connectivity needs to be improved in a rapid way to make Raj Nagar extension a good residential hub.

Delhi metro that was earlier intended to cater to just Delhi has been extended into Gurgaon and Noida... there is further talks and plans to extend to greater Noida... Monorail is proposed for sonipat, highways are being widened and connectivity boosted immensely across the Delhi NCR area...

Hey Neel i think even you should opt for Sohna Road in Gurgaon, Sohna Road is being considered for investment opportunities for middle class people but it is Dwarka Expressway that is drawing maximum interest owing to its future potential.

Note the same thing you will get in Rs 90 lakh onwards at Sohna Road, Rs 1.2 crore onwards at Dwarka Expressway, and Rs 75 lakh onwards at New Gurgaon.Hence you can understand how the price acts in these areas.

I have gone through the study, Golf Course Road, apartments are currently priced in the range of Rs 12,000-16,000 per sq ft as compared with the price range of Rs 8,000-9,000 per sq ft two years ago. On MG Road, the current prices for residential apartments are at Rs 10,000-12,000 per sq ft as against an average of Rs 8,000-9,000 per sq ft in 2011.

Heya Kartik, as per as I know, the possession date is not yet decided as this is a pre launch project. I think the project will take 34 months to get over. To be on the safe side take six month as grace period.

Hi Guys, As per my knowledge, Urban development authority HUDA has drafted a new plan to supply potable water to 13 new sectors where the Punjab and Haryana high court has kept occupation certificates of flats on hold till the requisite infrastructure is put in place.
The high court had, asked the government and builders to find a permanent solution and asked for a blueprint of drinking water supply to the 13 sectors (68-80), where 124 new housing and commercial licensees have been issued. The orders were passed during the hearing of a petition filed by Mukesh Sharma, a resident of Silokhra in Gurgaon, who had accused builders of illegal extraction of groundwater.

Hi Hitesh, the project has 2-3 bhk and the sizes ranges between 840 sq ft to 1328 sq ft. The price they are quoting is Rs 2850 per sq ft -Rs 3050 per sq ft. You have to pay the EDC and registration charges, that is not included!

Most of the banks have some basic criterion to select the borrower, his credit history is thoroughly checked and most banks also insist on borrower take alife insurance so that they can recover their money back if the borrower dies or some unavoidable mis happenings happen.

Hi Hitesh, The project has just been launched, in may 2014 was the Bhuni pujan and construction work will start next month. the broker advised that they will be taking 42 months to possession so this will take more than 3 years to deliver... If you do not have problem with waiting for 4 years, you can invest here.

I have gone through the documents from DDA and various other builders in regards to L Zone and land pooling. Though DDA and urban ministry through their plans and documents are ready to accommodate a huge population by 2021, however, I do not see much action going on and feel dicey. I read your previous comments and advises and according to me you are the most genuine consultant in regards to this area of investment. Can you please tell me if it is going to be a profitable venture? Also the bsp over there ranges from Rs.3200 - Rs.5000, both of them say are best but do not have any sample to see. yeah... the plan is to run the trains at an average speed of 40-45km per hours speed on the Noida City Centre to Bodaki village like that will be parallel to the noida -greater noida link road..

The 70m high building will be having 13 floors that will have commercial use including retail and office space and the rest of the area will be having parkings...it seems that IIT delhi has already cleared the project and this is expected to be a semi automatic one with 10 floors and 2 basement levels..
sounds like a good plan to manage the parking and utilize the metro connectivity...but it is a wait and watch process as the time gap is quite big

Well the big chunk of the funding is being done by the Japanese and the center and Delhi government has just a 10 % share..so the works will be completed on time and will not have any effect on the deadlines,

The extension to Faridabad and Bahadurgarh are also part of Phase III. Contractors are already in place and have started work along several stretches of Phase III.

Q: Hi, I am considering to invest in Raheja Revanta project, in a 2 BHK (1621 sqft) appartment. The option available is only ground floor with an additional 400sqft of private garden. The BSP being quoted is 8075 per sqft. Is this a fair price given the project was launched at a much lower price? If yes, what is the expected return in next 3-5 years?

Hi vishal, I think 2 BHK of 1621 sq-ft in ground floor is not available. Yes you are right the BSP is 8075/sq-ft which increased . It is because this project is in sector -78 ,which is a developing sector of gurgaon and has many major infrastructures in its vicinity. @ Mr Roy , As per my knowledge, consumers have been searching for smaller homes that fit their budget. As per different sources it is clearly showed that 1BHK units or houses worth Rs 20-60 lakh were in demand. However, the market is skewed towards larger 3 and 4BHK units. Instead of speculative development, Indian developers and the market would benefit from better market research by developers before projects are launched.
@ Mr Roy , In my point of view, the ones who can afford to buy property, don’t dare to put it on rent. Weak rental laws have impacted consumer confidence. The Model Rent Act, enacted a few years ago but not implemented, would be a good way to trigger a rise in consumer confidence and therefore raise sentiments.

Hi Karthik, According to me, transfer of HUDA sectors seems to have hit a roadblock, with the urban local bodies department (ULB) not keen to take charge without the transfer of assets and liabilities.This comes as a breather for residents' welfare associations protesting against the transfer of sectors with pending development works. Sources in the ULB department claimed that HUDA's terms of transfer were not acceptable to them, since they would only burden the local bodies' coffers.
@ Karthik, In my point of view, HUDA wants all empty plots and revenue from commercial establishments in these 18-odd sectors to remain with it. That would mean that the MCG would have to rely on the property tax collected from these areas for development and maintenance works, which would only place an unnecessary burden on the corporation.

It is located in a prime residential decent well planned sector , having all daily basic amenities nearby. This project offers 2BHK, 3BHK & 4BHK apartment, area ranging from 1510 sq-ft to 2845 sq-ft. Hey Abhishek and Vinu, I heard about this home in 2011. Futuristic homes means high technology or natural eco home with compact in size and takes lesser space. It looks like a house coming from an alien far away planet but it is possible given the budget. Some of the features of futuristic homes include use of renewable energy sources like solar panels, wind power, heat pumps and rooftop swamp coolers.
I think Rahejas plan to incorporate such apartments in their project Ayana in Gurgaon. Arabtec, the company that built the iconic Burj Khalifa is the construction partner for this project. They have tested the system and it works very well. One has to experience it to understand it better. In these smart apartments, you can even get all your queries answered.

Hi Guys, As per my knowledge, Urban development authority HUDA has drafted a new plan to supply potable water to 13 new sectors where the Punjab and Haryana high court has kept occupation certificates of flats on hold till the requisite infrastructure is put in place.
The high court had, asked the government and builders to find a permanent solution and asked for a blueprint of drinking water supply to the 13 sectors (68-80), where 124 new housing and commercial licensees have been issued. The orders were passed during the hearing of a petition filed by Mukesh Sharma, a resident of Silokhra in Gurgaon, who had accused builders of illegal extraction of groundwater.

In spite of a new government at the Centre and a couple of reforms but home buyer's sentiment has not yet lift up, due to issues such as stalled projects, unaffordable prices, delays in the completion of major infrastructure projects and low credibility of developers.

Slowdown in demand in the residential market has resulted in a poor price performance over the last couple of years, with most cities not even able to increase even the inflation rate in the economy. While the weighted average price in the six major cities of India such as Mumbai, NCT, Bangalore, Pune, Chennai and Hyderabad that have appreciated in the range of 12% to 23% since 2012, consumer price inflation has increased by 24% during the same period as per the report.

With the kind of development taking place here, i am sure that in coming years this locality will gain tremendous demands in terms of property. Last year, property prices have appreciated by more than 15%.

Hi all, Now as per the new rules, builder/developers will have to be registered with regulators that will be set up in every state alongside appellate tribunals for dispute resolution. Even ongoing projects over 17000 of them will have to register with the authority.
At the same time, it is also necessary that builders deposit 70% of money collected from buyers in an escrow account that will be utilised only for construction and paying for land, thus putting an end to the widespread diversion of funds to other projects.

Hi friends,,, The company has already offered 150 plots for possession to its customers, and has received the occupancy certificate for another 413 more units later out of 1500 units whose possession and handover has completed.
Yes, these 413 units include Emerald Hills Floors, Emerald Floors Select and Spanish Villas located in Ivory, Jemma and Topaz sectors of the township. Project work is ongoing swiftly for the remaining low-rise and high-rise towers which shall be delivered in subsequent phases. And they are very confident of delivering more projects in the next 6-12 months as per the developer.

According to me, do not pay the rest of the amount until or unless builder gets Occupancy Certificate. Q: The RWA in Orchid island society is one of the most inefficent and most ineffective body.They resort to cohersion to collect welfare funds from the tenants.If you are shifting from the complex they force you to pay Rs 2500 as welfare fund, and if you dont pay they do not allow your truck to move out of the complex. These laws are unilaterally passed by few members, without the knowldge of other members of the society.This practice of charging transfer fee is against the law, and should be stopped immidiately..Otherwise time will come when you will find it difficult to find tenants and buyers.Their accounts to my knowldge are never audited.No one knows how this loot is being spent and on what?Elections have not been held since the last two years.

You can also complain to the Haryana Local body against this unfair trade practice. There is no such rule that you have to pay welfare charges while you are vacating the flat. Ask for the paper where such rule is mentioned. As per my search, I found that both the developers have a very bad track record. Lots of court cases are pending against them.
