Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material).
Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched.
Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Yeas, the Noida Extension, land issues are solved...but the project land is around 105 acres.. but in between that, a Mandir is located. Hence the land division become a problem for authority. I think 2 BHK of 1621 sq-ft in ground floor is not available. Yes you are right the BSP is 8075/sq-ft which increased . Due to this residential flat is not transferable in buyers name.Although its been 7 years since possession was given and project got completed

Contact a property lawyers who deals in property matter. He will show you the right path. According to me, do not pay the rest of the amount until or unless builder gets Occupancy Certificate. In absence of Occupancy Certificate, a flat or society is considered as illegal.Hi Ankit,

What is your budget and BHK configuration? Are you looking for investment or end use? Go for only RERA approved project. In absence of RERA approval, project will be considered as illegal and some basic amenities will be discontinue by the local authority. The RWA in Orchid island society is one of the most inefficent and most ineffective body.They resort to cohersion to collect welfare funds from the tenants.If you are shifting from the complex they force you to pay Rs 2500 as welfare fund, and if you dont pay they do not allow your truck to move out of the complex. These laws are unilaterally passed by few members, without the knowldge of other members of the society.This practice of charging transfer fee is against the law, and should be stopped immidiately..Otherwise time will come when you will find it difficult to find tenants and buyers.Their accounts to my knowldge are never audited.No one knows how this loot is being spent and on what?Elections have not been held since the last two years.

You can also complain to the Haryana Local body against this unfair trade practice. There is no such rule that you have to pay welfare charges while you are vacating the flat. Ask for the paper where such rule is mentioned. The owner of the flat can charge you against painting and maintenance but not for welfare fund as you have already paid your rent on time.You can also complain to the Haryana Local body against this unfair trade practice. As many as 11 homebuyers, who had bought residential units from Emaar MGF Land Limited in Gurgaon way back in 2009, the National Consumer Disputes Redressal Commission (NCRDC) has ordered that the developer complete the construction and deliver the flats by end of 2018 and offer compensation at the rate of 8 percent to the complainants with effect from the committed date of possession until the unit is actually handed over.Hello Ankur,
