Hi Mr Karan , According to me, Ghaziabad Development Authority (GDA) is supplying water. Uttar Pradesh State Electricity Board (UPSEB) is providing current to this area. Connectivity with existing metro station and proposed high speed rapid transport to go from nearby. All the facilities are available in this locality.

Q: Possession Date: Aug’ 2012  Payments : 1. Full Unit Price was Paid in Advance at the time of Booking, 2. All dues and Full Maintenance for next three years paid prior to possession.  Possession Condition: 1. Unit was handed over by builder in unfinished condition with a verbal commitment & promise to finish the unfinished work soon including final painting. Till date nothing has been completed i.e. it's not in a liveable condition. 2. Also till date Car Parking has not been allocated, for which payment was paid in full.  Interest on delayed Construction: 1. Interest was adjusted in partial (till May’2012) with a promise to make final adjustment in few months, result, no response from the builder on balance interest refund.

You can complain in the consumer forum.. Some action should be taken against these kind of developers. it is very much needed to teach them a lesson. Hey, let me try to answer this. General Power of Attorney order passed by the Supreme Court on property transactions. The Delhi government in April 2012 the end of GPA-based property transaction. On October 12, 2011, the Supreme Court had ruled that the property transactions done through GPA will have no legal sanctity and immovable properties can be sold or transferred only through registered deeds. Later on 5th May, 2012, the Delhi High Court banned property dealings through GPA, after which the number of property transactions declined drastically. The residents had to face many issues due to the ban as the GPA-based transfer was much convenient to them than any other ways. Now on 22nd July 2013, the ban GPA transaction was removed by the Delhi government. In September 2012 around 895 unauthorised colonies had been regularised by the Delhi government and the lifting of ban will support sale and purchase of properties in these areas.Hey, let me try to answer this. Hi , the price trend of the place is on the upper side... firstly this place was an old place, where no one was interested to put there money . but once the connectivity came in the builders just jumped in the area. The developers said that it is a developing the city and they have already built ultraluxury, luxury, and affordable segment housing where they have provided all conceivable facilities -24x7 power back-up, water supply, clubhouses and sports facilities, etc - catering to all age groups. This calls for another reason why Ghaziabad witness a sudden rise in demand and appreciation of property prices by nearly 25-35%. In the search of their dream homes, people have moved into Ghaziabad and invested in all categories. !!

Yes, sure, see they have availability above 1 st floor for 2 bhk + study. They have quoted Rs 28 lacs... and the price differ for different floors also.

Hi, for crossing republik ,the average Locality Price: Rs 5,909 per Sq-ft.. so among all this sectors,Crossing republik is on the higher side..
I would like to say even Noida sector 16 C is a good place for long time investment. The demand for the place is rising in no tome.. this will help to appreciate the price in what ever situation. True Crossing republik is good for end use and investment, wheres 16 C is good for investment only.

Ikebana has scope for better appreciation from its current rate. There are two reason for it, one the location and second the brand has good reputation in the market. They never do any delay on the project's delivery. The project was launched last year and is almost the booking is full . So you can see the demand... More the demand, more the price appreciation. :) At least 50 % will be your hike during the possession time.

What about the location? How good is the area where this project is located?
Well the project is very nicely located with east access to NH8 and dwarka expressway. It is quite near to the Hero Honda chowk and there is a proposed metro station near by. IFFCO gowk, railway station and Bust stand are all very close and may take a maximum of 10-15 min to reach.. location wise the project is very good..

@Khushbu the project is ready to move in and people are staying there. Around 1600 people are staying. The project is totally sold out and no resale units are available in the market also.

Q: Looking for a 1BHK ready to move in Indirapuram and Vasundhra in the budget of Rs 22-23 lakh. In that budget first of all want to know which place will be better for investment pupose. Hi nitesh, After the recent hike in property prices, builder floors in indirapuram are comming at a range of 27-30 Lakhs for a 1BHK builder floor. I will suggest that you can look at vasundhra and vaishali for a range of upto 25 lakhs. Also will say that problems in registry comes where the plans have not been approved earlier, so check if all the papers are in place. Both indirapuran and vasundhra are good investment and is seeing a increase in rates
Hi Nitesh, indirapuram is a good place to invest considering its proximity to Noida, greater noida and other such places... while vasundhra and vaishali is also seeing a rise in prices because of the metro comming there and more so with the proposed extension of metro till mohan nagar. i will suggest that you look at Vaishali as there is a good chance of you getting a house there in your budget and the place is also a good one.

If anyone looking for the investment purpose or as a end user i can only say that the location of the project make sure that the value of your investment will grow rapidly with time. You can also calculate that on launching time the price was 5250/sq.ft but after 6 months it increased upto 6000/sq.ft so, if you stay with the property for 3-5 yrs. will give you a high return.

There are many small and large scale industries here. There are a number of higher education institutes like engineering, medical, management, pharmacy etc that are operational so, it can develop as a major educational area as well.. Hi Tushar, you can look at Ansal Courtyard and Town. These are 2 projects by this reputed builder located on Meerut-Modipuram Bypass and NH-58 . The projects have 2BHK and 3BHK flats as well as G+2 independent floors of 1,256 sq ft in the Ansals Courtyard project. The price of 2BHK flats is between Rs 23 lakh and Rs 25 lakh. The project is at an advanced stage of development and possession has already been offered in some of the phases in both these projects.

The Delhi Development Authority (DDA) has selected 7 new zones for development and these are J, K1, K2, N, L, P1 and P2 and these are spread all around delhi area. DDA has come up with many elements of public-private partnerships that can relate in better development of the area. And the Delhi Master Plan-2021 gives leverage to farmers as they can for an consortium and tie up with private builders and banks to develop the plots as per the zonal plans approved.. Investing here is a wise idea as the prices now are quite less as compared and after seeing the phenomenal growth of Dwarka, there is huge expectation from this area.
True..this is a investment area only as of now but the area has huge potential as the rates are lesser than Delhi while still being inside the territory of Delhi. DDA will do the development activity here and they will be modeled on dwarka but bigger..so can see a tremendous appreciation in future.

Where exactly is the P2 zone and what are the advantages of the area?
The main advantage is that this area lies within Delhi unlike the NCR areas and is very close by… there are a lot of developmental activities planned here… beyond Burari and before Delhi border at Kundli. The area is close to the existing metro connection and the proposed metro connectivity is close by. A mega exhibition center on the lines of Pragati Maidan, amusement park as well as schools, medical and engineering colleges as well as sports and recreation centers are all in the pipeline.

Well akash , this is a designated high rise residential zone and the DDA has allowed for welfare Society rather than CGHS here.. CGHS has a lot of problems and cases of genuine buyers being cheated and so the houses are being build by the residential welfare societies which is a bit more safe. I am not aware of big names coming here as of now but we can expect them to come up in future... In residential welfare society the society has to be first registered and the members are required to pay the amount upfront so that the society can purchase land… the building plans etc has to then be submitted to DDA for approvals after which the construction happens. This is safer as only genuine builders and residents will put in huge amounts and initiate the process and moreover any wrong doing can lead to criminal case

Well as of now the DDA has demarketed the area and there are no developmental activities yet… the Government in another 2-3 years time will be developing the area with propers roads, sewage, lighting, electricity and water connection and after that the builders appointed by the societies will start construction. so the area will take time to develop say in the time frame of 7 years and more.

Well Mr khan..i think that if you are looking for investment purpose, you have much more chances of appreciation in greater noida west also called as noida extension. Metro work has already started, better planned and township projects are here so this will jump many fold in another 2-3 years when the projects start giving possessions.

Hi Vikas, In my point of view Bhopura has the potential to become an investment destination of choice owing to infrastructure development and upcoming residential projects. Bhopura is a fast developing locality in the NCR. The area still offers affordable prices because the occupancy rate is low here. At present, Bhopura offers a good deal to those who have an appetite to hold the property for at least 3-4 years to see a noticeable appreciation.
Hi all, I am an investor . I have some knowledge about that location.In my point of view it may not be a big location like Vaishali, Indirapuram, Raj Nagar Extension.However, with the upcoming residential set-ups and infrastructure developments the locality has the potential to become an investment destination of choice. What i felt about the location is in the last two years, the locality has seen about 25 % rise in property values, in the last 3 years the prices had increased by 34 %. In the year 2011, the average property price here was Rs 2,400/ sq-ft, today you will find property here at the average price of Rs 3,250/ sq-ft. I think it looks like a good time to invest in this location.

Hi Payal, According to me, yes this pact/contract will definitely be help full for both builders & buyers . It's like avoid litigation & get full authorized conformed idea about what ever residential project you are going to buy/invest. Apartment owners in Ghaziabad have asked the Union ministry of urban development to formulate a model builder-buyer agreement that reduces disputes and litigations in housing projects in the city.
Hi Payal, As per my knowledge,one more major thing is delaying in possession. It's like out of 10 builders 6-7builders are not giving possession in right time. After taking grace period of 6 months , still their project is delaying in possession. Some times 1 year or more than 2 years. So what's happening here is customers are feeling cheated & paying huge amount as interest to banks, Which they never want to .

Hi , GDA's Housing Scheme is good, it fails to impress on some points. The scheme is for flats that are still not ready and will take another 3-4 years before they are ready for possession. Secondly, as far as pricing is concerned, a 2BHK unit is offered at an estimated cost of Rs 52.79 lakh which is almost at par with what private developers are asking for a ready-for-possession flat or one that would be ready in the next three to six months .
@ khushbu, According to me, if a buyer is willing to spend Rs 50 lakh for a GDA flat, he might as well check the private flats. Developers may be making money by compromising on the covered area but GDA too hasn't provided large spaces. It is just around 900 sq ft of covered area for a 2BHK unit.

Q: I want to know currently what is the property rates over there and whether to sell it or to hold it for some more time. What are the upcoming resources over there.

Hi Mr Abhishek, As per my knowledge, Loni is a very prime residential location. And well connected with the other parts of the city. Vegetable markets, shops, hotel, hospitals, banks, super markets are available in this locality. Q: As per the current situation of real estate market Is it better to buy a flat for residential purpose in Raj Nagar Extn? Because I can get better property size in RajNagar in less price compare to Noida Extn and Crossing Repulik. And if look it's future connectivity, Metro work is already started there, construction of an elevated road along the hinden river is also in full swing. So plz suggest me, Am i considering it in a right way?

Raj Nagar Extension and Noida Extension both started at the same point of time, and there was strong competition between both the areas. They both had a slew of offers from real estate developers and gained almost similar response from buyers. Q: A good percentage of Muslim population is living in towns and cities and is considered as a significant urbanized community of the country. Hi, Shah NE Eram by Revanta Multi State CGHS Ltd. offers 2/3/4 BHK apartments with attached study/servant room. The apartments are designed in different sizes. 2BHK from 975-1175 sq-ft., 3BHK from 1475-1675 sq-ft. and 4BHK in 2100 sq-ft. Only 25% of the total units have been booked and still many flats are available . As per the developer, possession date will be December,2019. This project has all the required approval from DDA and almost all the leading banks and financial institutions are offering loan.
Hi Syed, This township offers exclusive features like freehold property with registry, waiting lounge in every tower, fire security systems, rainwater harvesting, garden with open sport range and outside amphitheater. Are they charging extra for these facilities? What will be the booking amount? Is there any special payment plan for Shah-Ne-Eram?
