Q: Also I believe government had reduced the EDC/IDC rates 6 months ago. will the builder pay back the amount during final settlement. Builder is not entitled to charge anything beyond the government approved rate. Please comment.

Hi friends!!! I know most of you are not aware about the EDC and IDC charges while you buy property from builder. Because there is a lot of confusion about EDC and IDC charges in Real Estate. Builders are not interested in educating the buyers and in fact are charging extra from customers for lack of information and knowledge. Even the government departments have not done a good job in clearly explaining the meaning & calculation of EDC IDC charges. Can anybody explain the terms and why builders keep it hidden?
Hi Indranil!!! I am not expert of real estate but as of now what i know, i am trying to explain it to you. State governments collect various types of development charges from builders such as scrutiny fee, institution of land use, change of land use, license & permission fees and infrastructure charges. EDC IDC charges are part of infrastructure charges which is collected by the state to build infrastructure in the local area and across state.

well yes Anand, the Delhi cabinet has given in principal approval to Delhi metros expanison from the dilshad garden station to ghaziabad.
Oh..that is good news as the residents of ghaziabad will have easy access to rest of delhi... I think that the Cabinet’s approval on the other two extensions — Faridabad YMCA Chowk to Ballabhgarh and Noida City Centre to Noida Sector 62 is expected soon...

Hi Arpit, this is still in pre launch phase and has a discount of 200-500 rs.. so the basic price quoted to me was around Rs 6500/sqft after discount.
well the project is good with nice big flats. they have 2 bhks in 1500 sqft, 3bhks in 2100sqft and 4 bhks in 2600sqft. As i was looking for a 3bhk, i was also offered club membership and 2 car parking included in the basic price..so overall a nice deal.

There has not been much appreciation in the past years and the development process is ongoing. There are issues of water, electricity, roads etc so think twice if you are lookingfor ready to move units. Hi Sunil, I am not a resident, but i was looking to invest and found the towers of Riviera quite good, It is part of the Eldeco meadows township with markets nearby, not far from Pari chowk and i think that brokers vouch for more than 70% occupancy in the projects..which in itself shows that the place is good enough for living and as a end use option.

Hi Sudhir, This as is a good project is you are looking at a long term investment horizon. As far as i understood the project is in the Jaypee sports city area and is a 10 acres land taken up for development by the Airwill group. the brokers advised that the plans and other papers are with the authority and the approval swill come in within the month...
oh.. ok ..so banks have not approved this also??

Hi Abhilash, Yes the real estate scenario was such that the property prices were falling but now with the strong government in the center the prices have stabilized a bit... there is much expected from the budget as well..so i will suggest that you wait a bit... Hi Sudhir, I have lived in this area and Water shortage is biggest problem. Till this time only 20% plots are developed and then also pepole are facing problem of water and electricity. God knows what will happen after 2-3 years. Is it true or not?
Hi Madhu, Now, the HUDA government has started the initiative steps and gradually the situation is under control. As i mentioned above that the area seems good and lot's of people are living there but for comfortable living, the area still need some to develop.

@Ranjeet, Adjacent to Delhi and Gurgaon one has the advantage of Delhi Metro( under construction) and recently built 4 Lane express highway to Gurgaon. The enhanced connectivity has interested the developers and industrialists to seed their plans and the region is going to be a developed Industrial hub. It is just 20 mins drive from South Delhi & Gurgaon, best colleges and schools are in the vicinity. The current residential property rate in the locality is between Rs. 3850-4300/sq-ft. depends on the locality and the amenities provided by the developer in the project.

@Ranjeet, Faridabad being south of Delhi is Equidistant from Gurgaon, Noida and South Delhi . Alta Casa being west of Faridabad on Faridabad Pali road, is 20 km (20 min drive) from Gurgaon and at the entrance of Faridabad city. The distance from south Delhi is also approx 20 Km (20 min drive). There are two more projects in the same vicinity. one of such projects being Delhi police colony which has started taking shape. For club membership and covered car parking you have to pay Rs. 1 lacs each.

Well Ranjeet, As the residential sectors like 48 and 49 which are fully inhabited. Since the prices are at their lowest levels, this is the best time to buy in real estate. There has been speculation of a price rise after the elections are done and a stable government is in center. Additional charges such as power backup 5KVA - Rs. 25000/KVA, IFMS - Rs. 50/sq-ft, EDC - Rs. 475/sq-ft., EEC - 75/sq-ft. Preferred location charges like Green Views PLC - Rs. 100/sq-ft., Floor PLC - upto 5th floor - 100/sq-ft and Corner PLC - Rs. 50/sq-ft.

Builder quoted price is around 1200/sq-ft. This project is located in one of the most prime residential location of Faridabad. From investment point of view appreciation will be high in this sector.

Faridabad Metro construction work in full swing which is coming near to this project. That means from connectivity point of view, this project is situated in such a location which well connected with other parts of the city.

Hi, According to me, this project is located in one of the prime residential location with all basic amenities nearby. It is an idea location suitable for for both end users & investors. So I will suggest to hold on that property for a while. As per my knowledge, this sector is very good upcoming area, strategically planned by Haryana Urban Development Authority. Nearby proposed metro station.

The construction of this road will benefit the areas developing under the Gurgaon extension plan. My comments to replies
Most of the builders charged car parking charges at the time of registration of ftat but you maintenance charges paid only after formation of the society. or after getting the possession of the flat. Better, you check your agreement for clause of maintenance.
Yes, if no completion certificate is obtained by builder, you can't occupy your flat. So, no maintenance as building is under construction. if any builder is insisting to make the payment then you can send him a legal notice and approach consumer court if required after that.

Hi friends, What will be the maintenance charge and common area electricity charge that builder is charging now? I am looking for a 4 bhk for investment purposes. It this locality good for investment?
Hi Vashi, I think you should visit the locality before investment because there are lots of issues in the locality. There is lack of an efficient public transport system in Gurgaon, but residents of Mahindra Aura are the worst hit with no proper roads connecting them to the city. Water scarcity and lack of streetlights are also persistent in the housing society. According to the residents, the only road present near the society has also been dug up for a flyover construction, leaving them with no other option but to travel through New Palam Vihar and the railway crossing, a narrow lane that gets congested during peak hours, to reach their homes.

It is one of the most reasonable places to stay. with around 150 shops, 26 parks, 3 renowned hospitals, and 6 national and international schools present for daily purpose. The current property rates here is around Rs.2800 per sq.ft. Sector-73 is also a good locality near Gurgaon and is still developing with modern amenities coming up with presence of sufficient greenery. This locality has good connectivity to the capital city as well as to the other important regions of the Delhi-NCR.
