Alokesh, real estate investment is surely good. Buying an apartment on loan will give you both tax benefits and also funds at a lower rate of interest. The right time for keeping your investment on a property is within 5 years. If you keep for long time, it may not fetch you better profit. The Badarpur-Faridabad corridor is an extension of the existing Central Secretariat-Badarpur Metro Line. Around 9 metro stations have been planned on this corridor extending upto YMCA Chowk in Faridabad- Sarai, NHPC Chowk, Mewala Maharajpur, Sector 37 A, Badkal More, Faridabad Old, Ajronda, Faridabad New Town and YMCA Chowk.Faridabad has already been seeing good growth in terms of real estate and infrastructure as well. The project is 20 min from sector 18 Noida, ie Atta Market, and 25 min from kalindi kunj. Q: How is the connectivity in Crossing Republik . what are the metro station???

Yes FNG is also there and it would connect the area. the traffic from Crossings Republik can easily reach NH-24 and head for Delhi and Noida, bypassing the congestion of Vijayanagara on NH-24.Crossing republic is among those areas which has great connectivity. It has direct road connectivity, to connect Crossings Republik to Noida and second road is NH 24 and the third and important road is that.
Hi, I would like to comment that, when we compare areas like Indirapuram, Vaishali and Vasundhara in Ghaziabad, Crossings Republik which is situated in NH 4 offers half rental prices for properties in Ghaziabad.

Greater Noida Authority allotted plots and independent houses in Sector 02 and Sector 03 of Greater Noida (so called Noida Extension) in 2008 and 2009. Roughly, there are about 5000 such plots/independent houses. After this, authority allotted group housing plots to builders and there are 3,50,000 flats to be constructed in noida extension area.
And yes, you can stay in that place, but you have wait till the infra of the place is developed. I have also heard that Government is coming with commercial places,.. all this things are planned.

Hi Mr Singh the plots they are there only for re sale .. They are quoting Rs 18000 per sq yard to Ra 19000 sq yard! But only in resale ! so there are chances that the price might go up a bit!

Yes.. there is a very valid and needed demand especially among the home buyers in noida and other NCR areas to update the developer details, but this has not happened yet..

well yes Chandan, only studios of 450 sq ft are planned and the price is RS 3111/sqft and all inclusive will come to around RS 3300. They are also assuring a returns of 11-12% On investments

Well Geeta, i do not see any any problems in investing here as these projects have been developed by RP society and there are government approvals in place. The locality of Neharpar is a developing locality and the brokers in the area foresee much developments within a year, the roads are being built and there is no other problems as such.

The CEO of noida and greater noida authority said that now the builder will not be able to alter the layout without approval from buyers and residents and also cannot tamper with promised common area like swimming pool etc.
this will bring much needed transparency in the realty sector and will encourage home buyers and indirectly benefit the Realtors as well.

Yea, there is still many issues that have not been dealt with by the GNDA and so the farmers were again agitating against that. Farmers from more than 35 villages in greater noida were present during the protest.
They have very valid demands like the regularization of abadi land and allotment of 10% of the developed plots in lieu of their acquired land etc that have not been addresses yet

Yes Kapil it seems that following an order by the Supreme Court which directed the removal of encroachments, the authorities actions were answered by stiff resistance by the people who had invested their hard earned money here..
Well this area known as Palla region has over a dozen colonies and thousands of residents, mainly migrants from neighboring states. This colony has been there for more than 30 years and residents who have put all their savings into this houses.

Hi Pallav, This project has excellent connectivity to the Delhi-NCR such as 20 mins drive from Badarpur Boarder, 40 mins drive from sector-18, Noida, 45 mins from Gurgaon, 10 kms from proposed railway station at old Faridabad, 4 kms from FNG Expressway, couple of good schools and colleges in the radius of 5 km, just 14 kms from F1 track Greater Noida, 15 kms from Night Safari, Greater Noida etc.

Hi Mr Bhagava, As per my knowledge, Sainik colony ,Faridabad is decent location with good residential environment. It is one of the developed sector in Faridabad. This area has all basic amenities like school, college, hospital & banks nearby. It is located very close to Gurgaon-Faridabad road.
Hi, As per my knowledge, when you will talk with builder regarding the project, then definitely builder will show you completion certificate, banks providing loans & other necessary approvals. If there will be any kind of approval problem then builder can't show you the papers. It will be easy to provide information if I will know which project basically you are looking for !!!

Hi Pallav, Only wish / hope would be a rapid rail kind of transport from Greater Noida till Manesar or Bhiwadi however that is at present a fool's wish. The current price quoted by the developer for this project is between Rs. 5250-5950/sq-ft. Sector 49 had been my favourite 3 years ago however now the prices have reached fair level for an investor there are new projects being launched in the Gurgaon side of Expressway and for those working in Gurgaon that option make more sense if not a value for money deal.

WC Sir, Gardenia by Achievers Builders Pvt. Ltd. located at Kalindi Hill, Pali Road, Sector-49, Faridabad. It offers 3BHK from 1100-1500 sq-ft. It will cost around Rs. 62.25 lacs to 78.50 lacs all exclusive. It is G+2 story apartment. Construction work has almost finished and they are planning to deliver to the resident owner. Only few units are left for booking and the booking amount will be 10% of the agreement value.

Achievers Gardenia Is a HUDA approved project and all the necessary approvals are in place and almost all the financial and banks are funding this project. Other additional charges are Power backup - Rs.63000 (for 5KVA), club membership - Rs. 50000, IFMS charges - Rs. 50000.

Right Suhail, During recent years slow economic growth and delays in receiving approvals delayed many real estate projects around country, leaving buyers waiting for their homes and developers holding high debt. This regulatory bill will be a game-changer for the realty sector. It will cause to more transparency and mature industry, and investor confidence will increase.

They have two road plans Under BPTP District , Sector-81, Faridabad, i.e.Service Road which is 12 M wide and Sector Road which is 45 M wide. They have planned for 5-District and each District Such as Distrct-1 has 12.869 acres in Block-A, 10.475 ACRE in District-1, and 3.25 ACRE in District-1.
