OOHH , sure they are offering 2, 3 BHK with a sq ft size ranges between 1165 - 1640 SQFT . According to my idea they have two payments like CLP and Flexi plan .

hi… yes it is, the 250km stretch has many emerging real estate hotspots like Manesar, Dharuhera, Bhiwadi, Neemrana, Kotputli and Alwar..Manesar, Dharuhera and Bhiwadi are satellite cities of Gurgaon and have a thriving industrial sector. Manesar is also witnessing commercial developments and residential projects by ABW, DLF, SARE and Sidharatha, which have seen good demand on account of their affordability.
Dharuhera has developers like Parsvnath, Vardhman, M2K, Ferrous Infrastructure, etc. Omaxe, Ashiana Group, BDI, Star Raison Landmark, MVL, Cosmos Infra, Avalon, Krish infrastructure and Piyush Group have their land base in Bhiwadi. so many known and reputed builders are here.....so safe investment area

Well they have studio of around 500+sqft as well as 2 bhks and 2bhk+study of 990 sqft and 1080sqft. They have down payment plan as well as construction linked plan that you can choose from but since the property will be ready to move in by early 2015 and considering that 55% of the payments are already done to the builder i doubt going for CLP will have much impact...

hi.. yes the paperworks are all inplace, RIICO has approved and so has other authorities...and sice eldeco got this land from RIICO under a partnership scheme..some of the additional charges are not there... and all major nationalised and private banks like the HDFC, axis, ICICI, india bulls have approved loans

Well Connectivity is agreed..but the infrastructural developments are pending.. the processis ongoing but still one has to face heavy traffic jams here...the inner roads are not in good condition.. the place gets literally speaking floods after a scanty shower...........
I agree with James and then the property rates have largely been stagnant only with not much appreciation foreseen... The going rate for apartments on Sohna Road is Rs 7,000-11,000 per square foot. Plots are available at Rs. 85,000 per square yard and interior plots are alsoavailable for Rs 75,000-80,000 per square yard.

Hi, there is another area called as the Tronica city near sonia vihar and Loni towards North east Delhi which is developing as a hot destination for safe and steady investments.. the area has already got many infrastructural developments planned and started.
Hello. Behror in Rajasthan is another place which is seeing development. the Rajasthan government projected Neemrana as the industrial hub in Japanese partnership that has bought a lot if infrastructural development here and with now more land left here, the area of Behror is being taken as the place to be. This is 15 kms away from Neemrana and is at an equal distance from both Delhi and Jaipur, also a part of NCR. It is one of the major areas on the Delhi- Mumbai Industrial Corridor.

There are plots of 100 sq yards and 150sq yards and the price ios approx Rs 13500- 14000 per sq yards...the development work is ongoing and will be ready for possession in 2016.

Hi Ramneek, Now a days Bhiwadi showing much appreciation for investors & end users. Now Bhiwadi is becoming a hub for investors. Investment in this locality is becoming a prime decision for investors. Bhiwadi has emerged as a significant market on the property map of the NCR in the last few years.
@ Ramneek, Yes Shabnam, I agreed with you. The reason behind this increased interest can well be cited as the constant price increase which has not been seen in any other part of the NCR. The huge price difference between the property prices in Gurgaon and Bhiwadi has shifted the buyers’ interest to this city and festive offers being provided by the developers are an added bounty.

Bhiwadi’s infrastructure is improving rapidly, with various projects on the anvil. The proposed Bullet train and Metro connectivity will further enhance Bhiwadi’s real estate investment attractiveness quotient. The annualised appreciation is in the tune of 5-10 per cent, which is consistent with the overall market dynamics of NCR. As a result, Bhiwadi is firmly on property investors’ radar.
@ Mr Rishab, In my point of view, Bhiwadi along with two other areas collectively form the Rajasthan industrial triplets - Khushkhera and Neemrana have good investment potential. But the real challenge is to make it more end-user friendly. Yeah , it is a nice location for investment , this upcoming location is very suitable for end users also.

But if we look in the existing year, the housing sales have remained flat despite 15-20% fall in prices and multiple interest rate cuts, while a overload continued in the market because of investors still sitting on old inventories.
YEs, the proposed law which was recently cleared by the Cabinet and would now go to Parliament for approval, can boost customers confidence, which has dented a lot because of delays of up to 5 years in delivery of projects forcing buyers to protest on streets and even go to courts.

Developers tried their best to boost sales by offering apartments, on both offline and online platforms, at discount laced with freebies and easier payment plans, but potential buyers chose to wait for further correction in housing prices.
Right Ramdas, That is why the housing sales, which stood at 1.75 lakh units during last year in the primary markets of 7-major cities, are likely to be around same level in 2015. That sales were marginally down to 1.16 lakh units in the first 9-months of this year.

Yes, Bhiwadi is a better option than Neemrana and has become investment destination these days because of improved connectivity and proper industrialization. It is well connected to NH-8. NHAI has also planned to built 14 road across this belt which will cut down travel time. The stretch would be expected to expand to 8-lanes and the connectivity of Delhi metro to Rewari, Alwar and these regions is expected in the near future. These transformations are really growth prospects for Bhiwadi to grow as residential as well as industrial hubs. But choices of project should be your own decision. So, visit the project site and check all the approvals, location benefits, transport facilities in the locality and then move further.
Yes, i agree with Deep..... For investment purpose I would prefer you to go for Bhiwadi as it will give you good returns in long term, majorly because the ticket size is affordable and buyer base is wide. It offers better facilities at affordable prices to the middle class people in comparison to Gurgaon, Noida and Faridabad. This region has a lot of scope to develop its real estate potential but you should not expect any returns for another 2-3 years or so because overall the re-sale market in Delhi NCR and for that matter.
