Hi, The top 10 most expensive localities in Gurgaon are Sector-42, Ambience, Central Park - 1, Sector-41, Golf course Road, Sector-53, DLF City Ph-5, DLF City Ph-2, Sun City and DLF City. DLF City is located in Gurgaon, Haryana, on the south-western periphery of New Delhi. It is part of Delhi Metropolitan Area and a significant real estate player in the National Capital Region (NCR). Its strategic importance lies in its close proximity to the domestic and international airports. It is also well connected to south, central and western Delhi through NH-8 and Mehrauli-Gurgaon Road.
Hi Mr Harilal, Yes Suhail. You are right about it. But according to me, Sector 53 is not bad. In year year 2009 , average residential price was 4400/sq-ft. After many ups & downs this price was more in year 2013. In year 2014 this price has touched 13200/sq-ft. So with 5 year the price jumped from4400/- to 13200/- , don't you think it is impressive !!!!

Hi Sanjay, As per my knowledge, Pari Chowk is one of the best prime location in Greater Noida. Pari Chowk is the fastest upcoming area in NCR and prime location. This area has already become a hub in Greater Noida with residential societies and commercial malls getting operational. Connectivity with Noida is excellent.
@ Sanjay, It is expected that industries & commercial complex are shifting to this area. Many physical & economical infrastructures are proposed in this area. Many plots in the surrounding are now converting to houses .The roads are excellent and most of the under construction projects are now ready.

Hi Jeet, I had also noticed it last week. It was on last Wednesday i think. But not aware of the issue. A group of residents of DLF Phase I, Silver Oaks and NMT group had staged a protest on the Gurgaon-Faridabad road between Bristol and Kachra Chowk. Hi Guys, As per the latest news, GNIDA announced that builders need to get the completion certificate ,before selling apartments. If any builder will disregard this rule,then strict actions will be taken. Kindly discuss.
The completion certificate must be gotten and deed of apartment must be implemented and registered by builder/developer before giving ownership of an apartment/flat. This move takes after repeated grumblings from many residents as well as property buyers that builders digress from the approved plans for their own benefits and drive them to take possession of apartments.

Hi Pavan, As per my knowledge, current price of this project is 3400/sq-ft to 3500/sq-ft. This 3500/sq-ft is for CLP & 3400/sq-ft is for Flexi plan. They have no Pre-EMI Scheme ,which is of 3500/sq-ft.

Hi Ashish, the fact is,Unitech homes are good, but they do unusual delays in the project. I had a word with a broker and the sales executive. Both have different version to say. I myself have no idea , which one to believe. I would like to suggest that, wait for some time , let the cases get solve and then you can invest.
Hi, i want to comment that, UNIHomes 1 is already delayed by 2 years now and Unihomes 3 is a long term plan - at least 4 yrs. Also the construction work is super slow due to the payment issues hence if your want to go for this project then only look for something under 3500/sq ft and along with it you should be completely ready to accept a delay of 2 -3 yrs.

Yes it is true, if you are EWS / BPL persons, its good news, and if you are not, it’s still not so bad a news as 15% is what is being allotted. The July 2013 policy of the Department of Town and Country Planning (DTCP) states that the EWS/BPL plots in licensed residential plotted colonies will have to be 20% of the total land of the township, measuring between 50 sq. m and 125 sq. m. and this for EWS/BPL flats, will amount to 15% of the total number of flats in a group housing society measuring about 200 sq. ft. each.Yes it is true, if you are EWS / BPL persons, its good news, and if you are not, it’s still not so bad a news as 15% is what is being allotted. Hi, Manish, to compare the due area.... both the area, are best at their own. Sohna road is a gold mine for investment and in Dwarka Expressway , projects are affordable and have good projects in both the segment like mid and luxury. It depends on your budget and what kind of investment you are looking at. I would suggest if for investment your looking for investment go for Sohna Road.
You can’t say that. Both the areas have their perks. Dwarka Expressway has been in demand too, due to the investment potential offered by the locality.

Hi, the project is expected to be over by the end of 2016 or 2017. The construction of the project just started, you can say 6 months back. Hence it will take a good time to get completed....
Yes, sure, the project looks fine to be, late possession is not a deal, just because of the delay fact , we cannot overlook the positive points of the project. On the other hand if we see all the projects in Noida Extension are delayed. About 3 bhk, they have available size of 1250 sq ft and they are quoting Rs 3500 per sq ft. :)

Looking at the ruling market i belief that there are zones that are created ... And that shows that South-West and South-East Delhi observed a fall in capital values over the year as well as the previous quarter.
All i can say is , properties in the secondary market (resale properties) are offered at much lower prices than the new launches in the primary market.

I can give you few sectors which are concentrating only on luxury apartments. Sector 74, 94 and 119 in Noida. They have luxury projects in the Rs 1.5-5 crore range in these regions.These housing units, 2000 sq ft and above in size, are available as penthouses, luxury pads and suburban villas.

DDA has failed to uphold the doctrine of public trust by letting DTC continue with the illegal occupation of the riverbed. It's one example where it has knowingly undermined its own authority and law and thus set a dangerous precedence

The budget is good enough for this project, but in this budget i guess you will get 2 BHK+Servant room with a size of 1642 sq ft. They are quoting Rs 1.02 Crs. The BSP right now is Rs 6500 per sq ft.+ taxes and registrations.

I feel that Tier-II and Tier-III cities have more demand and rotation of money is very fast in terms of loan and Internet !Apart from first-time buyers, investors are also buying into the brick and mortar segment to grow their money.
I ahve studied almost the year's reports and i feel that demand generally picks up in the second half of a fiscal. They expect Tier-II and Tier-III centres to drive growth of HFCs in the near term.

Hi Kavita, Swasti Residency-2 has been ready to move since oct'2012. It indicates that the project has been sold out but you can buy this property as a resale value. The resale value of 2BHK in 588 sq.ft is Rs. 16.46 lacs. Otherwise you can see the similar property in neighbouring areas like Dharapur, Guwahati - 33 1BHK in 498 sq.ft @2900/sq.ft.

Q: I have booked a unit in Colista Tower in Sector 1 of Vaishali Ghaziabad before two and half year with assurance that it will be launched in April 2012. Since than I am waiting but there is no date is finalised for its launching. Request the onwer of KW International Holding to intimate the correct status of this project to investors who have faith on him and invest their money. Regret to say that it is very shameful to any builder who cannot launch his project even after elapsed of two and half year of its solf launching.

Hi Suhail, As per my knowledge, this scheme will be applicable to residential properties for conversion to freehold where the leases have already expired. Lessees, power of attorney holders, mutatees and purchasers of properties on Nazul lands can apply for conversion to freehold.
@ Suhail, The scheme, applicable to residential properties for conversion from leasehold to freehold, will be operational till December 2015 with a view to facilitate conversion of leases already expired. A separate schedule of rates for conversion of properties where the use has been changed to commercial, industrial or any other use will be worked out.

Hi Guys, I came to know that, under the project the Greater Noida Authority on behalf of Uttar Pradesh government will enter into an agreement with the centre for developing infrastructure for first 'early bird project' in integrated industrial townships in the state along the Delhi Mumbai Industrial Corridor. Both DMIC trust and Greater Noida Authority will sign a joint venture to executing the project in UP.
@ Kajal, The Cabinet Committee on Economic Affairs has approved the proposal to set up the joint venture company with equity contribution of 50 percent from each partner. The new entity will be responsible for development of trunk infrastructure of the integrated industrial township at Greater Noida in the Dadri-Noida-Ghaziabad Investment Region of the DMIC.

Now they want to use the remaining two days of the session to push through other crucial legislations that are not controversial. The real estate bill is likely to be challenged by the Opposition, even though the government has demand to include its suggestions.

As per the recent news, the Real Estate (Regulation and Development) Bill had been referred to a select committee, which had given its report in July. But Congress, Left and AIADMK had expressed reservations on the report through disagree notes. Given the opposition, the government had formed an informal group of ministers to work out on a politically acceptable bill.
Still, there will be a lot's of debate on it as Lok Sabha members are not agree with this changes. After the Rajya Sabha passes it, it would have to be sent to the Lok Sabha as there have been some more amendments.

Yes, the Centre, last week, came out with new rules to manage construction and demolition waste by prohibiting its dumping on roadsides and drains. It is a move aimed at reducing dust which contributes around 205 to pollution in big cities, including Delhi, Mumbai, Kolkata, Pune, Bengaluru and Hyderabad.
I personally appreciate this move by the centre. It also make mandatory for local authorities to commission C&D waste plants in million-plus population cities within 18 months, the cities having population of 5-10 lakh people within 2 yrs. and cities having less than 5 lakh people within 3 yrs.

Hi Saras, The center is saying that they have a better plan to reduce pollution from construction site. The debris generated during construction and demolition largely consists of concrete, steel, wood, glass and dust, most of which is potentially recyclable. The government has told that large generators of such waste would have to submit a management plan in order to secure permission to build.

I think this is the first time in the country that any govt has come out with construction and demolition waste management rules. Today as per the Department of Science and Technology estimated that annual generation of such waste is 530 million tonnes. Without any rules, it is dumped in open spaces, drains, rivers, forest areas, landfills and road side which lead to increase in pollution.

Q: Hi, I booked a flat in Antriksh Golf Link around a year back in tower H. As per the broker this tower was supposed to be the premium tower of all but till now there is no sign of construction of this tower. Hello All, Atay away from this builder. They are one of the worst builders in Delhi-NCR. Almost all their projects are getting delay by 3-5 years. Een some projects are delayed by 10 years. People who have invested their hard earned money still waiting for their flat possession. Their construction quality is too bad and people who had got their flat possession are still facing seepage issues.
Yes, Supertech is the worst company with no transparency. There are so many litigations going on with their past projects and RERA has warned them to deliver all their project within given time otherwise, they have to pay the huge penalty.
