Affix it with Rs 2non-judicial stamp and address to the Tahsildar, giving an attested copy of your residential address and the purpose for which the certificate is required. Mention the details of ownership such as correct survey number and place where the property is located. Hi everybody, What I think is that the proposed Land Acquisition Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Property buyers had a very difficult time dealing with the builders. Please be aware that builders charge 18-24% interest if there is delay in the payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. So, we need an efficient real estate regulator.
Right Raj.....very difficult to deal with these kind of developers in the current real estate market. But as per the new real estate bill 2015, if wrong declaration of information about the project is found from the builders side then payment of 5% of project cost will be imposed. The Bill provides power to the regulatory authority to cancel their project registration in case of continue violations and decide on further course of action regarding completion of such projects.

Hi all, Yesterday, the Delhi High Court, with regards to a recent case, ruled that service tax cannot be levied on under-construction flats in a housing project. Q: I am looking for a 2BHK flat of 1168 Sq. Ft. in Bulland Elevates (GC-8) located in Gaur City 2. However, there is no flat available from the builder as all are booked. @ Ares, I came to know that, while buying a plot you can pay 30% within 60days from allotment date & remaining amount in 8 installments in 4years. However by this process, you have to pay 12% interest. All these payment options are in ease the buying process for middle income & lower income group people.

What i think is that by doing this Congress want to divert the mind of the NDA. Because their view in the form of dissent note has surprised many, as even the original bill that NDA government had brought to the Parliament had the provision that all projects could register with the regulator only if these were developed on plots measuring more than 1000 sq-mtr.
Even i am experiencing the same.....It is also learnt that most of the members are in favour of doing away with provision of treating "bulk buyer" as developers since this may put a brake on the investment flow to the real estate sector.

This sector is connecting to captain shashi kant marg road by inter connecting roads. Many residential development is going on in this sector. It will be suitable for investment purpose as well as end use.

According to sources, the concern is the time period which these areas may take to develop. In Raipur, where a similar scheme is prevalent, the basic infrastructure is already in place. When it comes to Delhi, social fabric and basic road infrastructure seems to be missing in areas such as Narela, Nagafgarh and Khanjhawala.

Hi Guys, As per the latest news, GNIDA announced that builders need to get the completion certificate ,before selling apartments. If any builder will disregard this rule,then strict actions will be taken. Kindly discuss.
@ Sai, As per a senior GNIDA official, under procurements of the Uttar Pradesh Apartment Act 2010, it is compulsory for all builders/developers to get the original building plan approved from the development authority and after that sell apartments strictly when securing the completion certificate for the project.

Hi Vibhor, As per the latest news, the Delhi government will point out the limits in the 1,639 unapproved colonies in view of development till 1st January, 2015 as well as transfer them to the municipal corporations for layout preparations. The cutoff doubt will just add to the postponement in regularizing the colonies. It is a long time procedure. When it comes to DDA, it will take no less than one and half years to inform the adjustment in land utilization. The land owning agency in Delhi that goes under the Union govt, can't acknowledge the limits set by the Delhi govt as it won't be as per the ministry's notification.

The price is yet to be fixed by the state government, but the present price is Rs 1.5 lakh per flat or Rs. 750 a sq. ft. Hi, Mr Mahankar investment is this economy is a bit tough job, as you know the recent situation of the economy. But if you are talking about investment , keep few things in mind like connectivity, social infra and importantly the employment generation factor. This area has great future in the coming time as it is already connected to Noida and Greater Noida, Delhi and NH 24. The metro station in Noida Extension is already announced by DMRC which will make travelling to Delhi very easy. The area has great prospects and demand in the coming time. The prices are bound to increase due to high demand and the great connectivity of the area. It's worth investing in this area.Hence i would conclude stating that the area is good for investment for now.

Initially the scheme had tenure of 20 years for borrowing funds from a bank by pledging residential property. I feel both the sectors has good rental value due to the connectivity of the sectors… but you need to decide are you looking for rent now or long term… Because if you are looking for now, i will say go for sector 168 as it is near Railway station and 135 complexes already present there, so you will get good value.
Sector-137 being near to proposed metro station hence it will have better connectivity that Sector 168. Also if you buy a flat and rent it out after 3-4 years… the rental value will be much more than any other sectors .

Guys even the developers get the approvals of the blue print from anywhere in Delhi.But this should be mandatory that they should also get the completion certificate of the building in order to as it confirms the cosntruction of the building. Hi Guys, As per the latest news, GNIDA announced that builders need to get the completion certificate ,before selling apartments. If any builder will disregard this rule,then strict actions will be taken. Kindly discuss.
@ Sai, As per a senior GNIDA official, under procurements of the Uttar Pradesh Apartment Act 2010, it is compulsory for all builders/developers to get the original building plan approved from the development authority and after that sell apartments strictly when securing the completion certificate for the project.

According to few builders they think that, going forward, the supply situation will remain subdued due to the deferred completion of a number of new projects and reduction in number of launches across categories. Therefore, residential prices will see marginal increase in 2014. The supply levels are likely to improve in the second half of 2014.
See in all this,the government has to take investmentfriendly steps to create surpluses now. Or else how ever we push out come will not be good.

I have called in 5 numbers and they said call after 5 min or half and hour or so... It is very tough to get the ans from. Although i asked a broker he said most of the tower will come in Jan, 2014. Current focus is to complete structure work (Brick, Plaster etc.) on Phase-1. the new VC said that DDA housing has been valued mainly for price competitiveness which meets the requirements of ordinary citizens. Quality of construction is evaluated by a third party and there are clauses to penalize contractors But many a time the cause of delays lies within the authority.

prem, the project was started somewhere is 2010 or 2011..not quite sure. but the locality is quite good in all respects... it is near to the developed sectors of sonipat and has schools, hospitals, markets and other facilities in 2-5 km radius. Hi everybody, What i think is that the proposed Land Acquisition Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. So, we need an efficient real estate regulator.
Right Dwarkesh........very difficult to deal with these kind of developers in the current real estate market. But as per the new real estate bill 2015, if wrong declaration of information about the project is found from the builders side then payment of 5% of project cost will be imposed. The Bill provides power to the regulatory authority to cancel their project registration in case of continue violations and decide on further course of action regarding completion of such projects.

Hi Himangi, I came to know from news that both housing schemes are suitable for people. People actually preferring both schemes. But major thing is both schemes have some advantages & disadvantages . The concept of housing scheme is aim to provide houses to those EWS or LIG category people. So according to me , this scheme is bringing some major changes in India Real Estate.
Hi Guys, I think, both DDA & HUDA are best in their respective locations. If HUDA offering the houses at 60% cheap , that doesn't mean DDA should do the same. DDA appropriate authority should check & investigate to make some new attractive changes in their housing scheme. My opinion is DDA should not be dragged by this HUDA scheme. Making profit should not be motive of DDA.

Hi Guys, Many people have taken large loans for these apartments. In spite of gathering crores of rupees as maintenance, DDA is not giving basic amenities & services. Hi Shailja, I heard in news that, there will a huge relief to applicants seeking approval of building plans , the norms have been simplified and rationalized to cut down red tape and corruption. While small residential plots of size up to 100 sq metres have been exempted from sanction procedures, a 30-day deadline has been fixed for approving or rejecting building plans on plots in the range of 100 sq metres and 20,000 sq metres.
@ Shailja, Yes Mr Mathur , you are right. In case of 100-20,000 sq metre plots, no response - either rejection or approval - within the stipulated 30 days would mean deemed approval. There will be a high powered committee to deal with bigger plots above 20,000 sq metres and it will have representatives from different agencies including urban development ministry. We have also proposed a secretariat to facilitate and process such applications.

Hi Guys, I heard in news that , following directions from urban development minister M Venkaiah Naidu, DDA will facilitate the conversion against payment of about Rs 2 lakh per 100 square metre plot, depending on the number of years since the term leases have expired. This issue had remained unresolved causing anxiety among such lease holders since an appropriate scheme could not be formulated since 2005.

Hi Mr Mathur, DDA revealed that they have decided to allot the houses in Dwarka, Narela and Rohini and the process would continue till 31st Jan 2015. With the exception of some flats in Sirsapur and Rohini, which are still not ready for possession, the ready stock may soon pass into the hands of the rightful owner.

Hi Guys, In my point of view, it is true that developers are facing major obstacles in coming up with a new residential projects. Land purchase has become a tedious and expensive process with long-drawn procedures involving government permissions and approvals.
@ Neha, According to me options which are available for cheap finance for developers are limited and again the process is burdensome. With the overall slow down in the economy and frequent fluctuation, majorly negative, of Indian currency in global market, the cost of delivering a residential project has gone up considerably.

On one hand where Bhartiya Janta Party (BJP) is trying hard as the Central Government has recently passed an ordinance on this regard, the Aam Aadmi Party (AAP) and Congress have also included this as a main agenda in addition to relaxation in norms for registering properties.

Hey Vibhor, According to the current news, the Delhi government may be preparing to regularize unapproved colonies yet there is no certainty on the cutoff date yet. The AAP government had as of late overhauled the Parliament affirmed date of 1st June, 2014 for regularization to 1st January, 2015.

Hi Dayananda, The entire budget did not have much related to real estate. However, some positive signs were housing for all by 2022 and some policy announcements regarding REITs. There is no two ways about it that a cut in home loan interest rates is the best and the most effective way of boosting property sales and to offset the slowness faced by the real estate sector, and the repo rate cut was sure an indication of right idea.
@Anand, As the Modi government has announced Housing for all by 2022 which aims to provide 6 crore units of urban and rural housing to needful citizens. If the sign given by government is anything to go by, then the right steps would mean a huge boost to the affordable housing segment of Indian real estate sector.

Hey Amit, As I Heard from news , due to tanker use by builder & developers , somebody filed a complain against HUDA to take steps & provide water pipeline as per plan. So HUDA passed a stay order to builder & developers not to give possession until pipeline work finishes. But now this water issue has been resolved. So builder started giving possession of their project. Apart from this there is no any other legal matter to be worried of.
Yeah , it will take some time to cover the entire location. As per plan, work has started. HUDA started putting pipes in areas. It is a very helpful decision by HUDA for everyone. But we have to wait for a while.

It is come to hear that the Housing Ministry has accepted a proposal of a Parliamentary panel's recommendation on the Real Estate Bill to make the provisions stricter and increase the 50% threshold but not lower it. The Housing and Urban Poverty Alleviation ministry has also accepted all 38 recommendations made by the 21-member Rajya Sabha select committee which submitted its report last week.
It is true Hanif. Now, housing projects on more than 500 sq-mt would have to register with the proposed real estate regulator as opposed to the threshold at 1000 sq-mt that was fixed earlier. Also, the interest rate payable by the promoter or allottee in case of any default by either would be the same now.

What i think is that the proposed Land Acquisition Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. So, we need an efficient real estate regulator.
Right Vinay........very difficult to deal with these kind of developers in the current real estate market. But as per the new real estate bill 2015, if wrong declaration of information about the project is found from the builders side then payment of 5% of project cost will be imposed. The Bill provides power to the regulatory authority to cancel their project registration in case of continue violations and decide on further course of action regarding completion of such projects.

Hi Ravindra, As per the latest news, presently it appears this project is not going to be finished by the following due date as the supreme court requested recently to authorities to keep up status quo on a land piece that was obtained by HUDA from Neha Nursery, until a case between the nursery and the authorities is at last discarded.
According to sources, a week prior to the due date for this Rs 600-crore project was to end, reputed real estate developer DLF had looked for an 1yr extension till 2016 March from HUDA and the state government, referring to postpones caused because of encroachments, land litigations & availability.

Like why are you buying this?for renting or staying life time? How many members will stay? After marriage when you will kid, for that you have to think. These are basic things if you will know ,then you will find out a perfect BHK for you.
Well James, in most of part you are correct. But I believe, if you are single, unmarried, frequently traveling because of your job, then 1BHK apartment is good. But i don't think that the property market will see any fireworks this Diwali because home buyers are remain uncomfortable with prices. They will definitely try their luck with some new launches but it is doubtful that they will do fast business.

@Joydeep, Apart from expectations of attractive returns, slower real estate market in China itself is also boosting Chinese developers to look elsewhere, including India. We can expect at least $3-4 billion investment inflow from China into the Indian property market over the next 3 yrs.
Reason is very clear, continued loosening of outbound investment regulations since 2012 is driving China's insurance groups to actively seek real estate assets in gateway cities around the world.

Q: Am planning to buy a flat in a 4 story complex at Mahipalpur 100 metre bypass road. The land exists as lal dora land on which flats have been constructed. I have seen the chain of documents and been told that registry is possible. Few queries are: 1) Are the flats legal and property re saleable?? Banks are giving loan. 2) What are the various approvals/NOC/documents required for Lal dora flats which I can see from builder which he might not be showing to me? What document to see and care to be taken before buying lal dora property? 3) Are the MCD/DDA/relate agency approvals applicable on the land. These documents were not available in chain of documents. Builder says after 1 year DJB water would be available and owner shall have to apply on its own? Is this the case applicable for water. Please advise with as much as details possible. I even heard that a Lal Dora certificate establishes that a person is the owner of a particular property/land in the abadi area of a village. Water/power connections can be obtained through the certificate. To get Lal Dora certificate, one can visit the office of Sub-Divisional Magistrate in whose jurisdiction one resides.

My comments to replies
Yes, Ajnara levies a lot of additional charges. A parking charge of 3 lacs in Le Garden is way too high. Other charges are also too high. There are very few options to avoid a PLC. So you are being fleeced this way or the other. The completed towers also have not been painted nicely. Internal tile work is of poor quality.
Ajnara's each and every project has some issue and people have to come on road for protest. The issues buyers are protesting against:- 1) Possession delayed by 2 yrs., 2) Unwarranted Interest levied without any intimation for past 3 yrs, 3) No details/calculations provided for the extra money charged, 4) Not paying the penalty to be paid by the builder, though mentioned in the allotment letter, 5) Higher maintenance / power back up charges, 6) Demanding cash without receipt for settlement etc.

Yes, Banerghatta Road is already well developed and some areas connected to it are also developing at fast pace. That is the reason this road took the eyes of many investors and developers. I have already seen plenty of companies and franchisees opening up over there, which is a sign that this place as well is going to be a lot in demand.
I am agree with Bala. Bannerghatta Main road has good development potential. I have seen more than 100 new projects under construction there. Mid-range prices will be Rs 4000 - 6000 sq-ft. and higher range priced projects could be Rs 8000-10,000/sq. ft. The future will remain good.
