Q: In 1999, my mother-in-law executed a Will in which she had given her land to my wife and her younger sister with a condition that they will get the the ownership and rights after her death only. My mother-in-law expired and now my wife want to sell the property and buy another property in Hyderabad. From what i know, the project is actually pretty nice. The project is being developed by Sathya Sai Builders and Developers, who are relatively new in the real estate development market. The rates were fixed without a proper survey. The property tax surveyors were managed by the bigwigs but the ones without political clout are suffering. The people were not given information on the calculation of sft. Hello Suresh, Lahari Green Park plot located at located at Madhapur, Hyderabad id offering 292-450 sq-yrd. Contact the seller for price. I do not think that there is any plot available for sale in it. You should contact the builder or nearby brokers for it. According to me West side locality of Hyderabad such as Gachibowli and Kukutpalli is good for residential living. These two localities are remained consistently strong, owing to its proximity to IT or ITeS and BFSI hubs. Areas adjoining hubs like Hitec City and Gachibowli, are emerging as preferred real estate destinations. Kukatpally has also witnessed strong residential sales momentum, with those employed in the IT or ITeS sector looking for homes in the vicinity with quality features and amenities. However these markets are witnessing over supply, which is a good sign for the end-user for an investment perspective.
Apart from North and North-West, the South and South-West part of Hyderabad will benefit the most as this is where the IT or ITES investment Zone-2 is coming up. Areas like Rajendra Nagar, PVNR Expressway and Shamshabad etc are the areas that will see huge opportunity in the coming days. Because all these areas have excellent infrastructure and connectivity in place.

Hello Subash, With a stunning 25000 plots spread over 2500 acres of land will all the required amenities. Narne East City is the largest mega township in the entire South. Well-planned and thoughtfully designed to offer a lifestyle of comfort living, East City is located just 21 km from Secunderabad railway station at Bibinagar, on the Warangal Highway. It is a completed project but still few plots are available for sale in it. But be careful as there is some bad reviews against this developers for cheating of buyers in one of their project.

Q: We were searching for a property in kondapur area. Came to know about Kranti Vanam project through one middle man. We understand from sources that the plots are sold by some people are illegal. Some plots title deeds are manipulated and lot of middleman, politicians made double registrations and created false documents etc. Even read in this board that parks are also converted into plots and registered by making false documents. Can anyone please suggest any other good project near kondapur which is reasonable and hassle free as we have dropped buying at Kranthi vanam for sure. thanks

As per last comments, I think Thimmapur has good potential. You could see road broadening going on (100 ft roads), construction is at a fast pace. Also the land value there is appreciating year-on-year. In Mokila land price is approx. Rs.6500 per sq-yrd.

Hi, Shankarpalli, one of the best locality emerged in the recent days. It is located at about 34 km from Hitec City, 11 km from the financial district, and 6 km from Mokila. The availability of large land banks in the area is leading to the development of projects from different segments in the area. The Outer Ring Road (ORR) which is close by allows for easy connectivity to the western belt of the city. The area is currently witnessing plotted development. But as many companies are setting up offices towards this side of the city, its strategic location makes it a good place to invest. As a result, many high-end developers are establishing projects here.
The reason behind the growth of this locality is that no constructions are allowed within the 10 km stretch from Kokapet to Mokila which makes the area an ideal residential location. The area is considered as one of the green belts of the city as per reports. Despite being a little away from the CBD, the ORR reduces the time taken to commute. The projects that are coming up in this area and mostly in the gated community format and high-end ones. Many reputed builders are setting up gated communities and township.

In the coming days, Adibatla and its surrounding areas are going to be prime location due to growing IT Hubs, Aerospace, and defense hubs. Property rates are low in its surrounding areas. TCS has already started its operations, Aerospace projects are also operational in 500 acres. Telangana Govt. has already allocated 1000 acres in Eliminedu Village near Adibatla, Ibrahimpatnam for AeroSpace Projects and also 1000 acres near Ibrahimpatnam for Defence Projects.
Right Praneeth. Adibatla, Ibrahimpatnam areas are prime locations for Investment. It is better to invest in HMDA Approved layouts, rates starting from 8100 per sq ft and Up to 13700 per sq ft depending on the Location. It is always advised to invest in low-cost areas with all infra developments. You may get good returns on your investment after 4-5 years.
