Q: What is the issue with occupancy certificate?

Hi, I have bought one flat in near to Hi-tech city Hyderabad. SBI has sanctioned loan against that property. Just few days before I came to know that builder is not going to give me the Occupancy Certificate (OC). However they will transfer Khata in my name. Builder is saying that as per this scheme, my flat will get OC after paying some betterment charge. Is it true ?
@ Vani, 1. OC takes time . if building has been constructed as per sanctioned plans builder will get OC. 2. If builder fails to obtain OC move to consumer forum against builder for deficiency in sevices. Consumer forum will direct builder to obtain OC within period of 4 months.

delays are a big hassle. i m also facing similar problem in Chennai. I was suggested to discuss the issue with lawyer and we did that. I recently visited this place to buy a plot and he quoted Rs.20k/sq yd and it's huda approved. There are similar plots in Puppalaguda as well. The plot is about 1-2km from registrar office of narsingi. it looks more like a slum though there's a school near by.There's a lot of open land there, which can lead to some constructions in future. I am confused whether it's a good investment here. Any advice plz?

Kapra mostly has independent houses as well. I think that will be more comfortable. The price for residential houses in Kapra is close to Rupees 6,000 per sq ft. Yes Nagesh, some Rs 2,768-crore allocated for infrastructure development across the zone which is 24% more than last time, and all this particular amount of money is allocated only for the repair and the reconstruction of the railways, and the railway tracks.

I think that Narsingi is a good option if you ahve a budget of around 30 lakhs n your hand to invest in.. this place is growing in terms of its development and gowth, and i think it has some real potential to be the next big realty hub.

Q: The Executive Committee of our Apartment Owners' Assn. is not maintaining several registers for the last 2 years. which are required as per A.P.Societies Registration Act 35 of 2001. The E.C. is not conducting Elections as per the procedure, nor submitting the accounts to the General Body. I suspect misappropriation of communities funds. Can I approach the Registrar/ sub-Registrar of Societies in the State? How far it will help the community. This is about a Apartment Owners' Welfare Association in Hyderabad

I am a chartered accountant and am an auditor for many housing societies in Hyderabad. I also write a blog called www.hydapt.com on this subject. I will share my perspective. I presume your society is registered with the AP Societies Registration Act 2001. This Act does not provide for any penalties in cases of default. I agreed with Nagesh, Apart from that, the rates of both, stamp duty and registration charges are based on the price of the property registered or the ready reckoner rate, whichever is higher. Any delay in the payment will charge a penalty of 2% on a monthly basis. Hi San, Kollur is a quiet place that is on the out skirts of the city. But then, it is not very accessible until and unless you have a private vehicle. It is 10 kms from the nearest major railway station and very few buses go towards that area. It will take some time to develop. It is not good for end users but investors have good opportunities out there.
Yes, we cannot hope for great development to happen here in the near future because of other well developed area around like Appa Junction and Lingampally. But, a lot of residential projects and villas are coming up here and many small builders are taking keen interest in this locality.

I agree with both the gentlemen. In the previous regime, for example in Maharashtra, VAT was charged on a composition scheme of 1%. This meant that the developer could not claim the input tax credit (ITC) for all the raw materials used in the construction of the property. For any inter-state procurement, a developer had to bear all costs without getting any benefit of ITC. But this will be possible under GST. This means that a Maharashtra developer who has bought cement from Gujarat will now be able to claim ITC on the commodity.I agree with both the gentlemen. Yes, try to check out plots behind Chirec School i.e Madhava Hills, Prabhupada, HAL Layouts. You can get some good plots in these layouts. But double check!!!! In these layouts also some survey Nos are in litigation. Do your own due diligence before investing anywhere in India. Better, take the advice of a legal expert in this matter, he will guide you in a proper way. Thanks
The highest property rate is Rs.6000 per sqft., Average Rs.5050 and the lowest rate is Rs.4100 per sqft. Price of a property depends on the locality and the amenities provided by the builder. Roadside property cost you more while peripheral area cost less.

Hi, Carpet Area is the area enclosed within the walls, actual area to lay the carpet. This area does not include the thickness of the inner walls.
