Hey guys. Is it true that Google and Amazon and other IT companies want to make long term investments in Hyderabad? Can I have some more information on this? What sort of expansion plans do they have in Hyderabad?
Latest Answer: This is very achievable in a city like Hyderabad, now that there is no longer political instability. The new govt is quite reliable and now people are working towards the overall growth and devlopment of the city.

Hello. I have to relocate to Hyderabad in about 6 months for work related reasons and my office being in Maheshwaram, I want to know about new residential projects there. A calm area with necessary facilities is what I'm looking for.
Latest Answer: Relocating because of work is something almost everybody has to do at some point or the other. If you want to stay in Maheshwaram area, you can take a look at Amsri Builder's new project Amsri Palm Meadows. Located next to the International Airport, the project is spread out over 200 acres of land and is supposed to include villas and service apartments. There are number of hospitals, department stores, shopping malls, bus stations and restaurants in the locality. The locality is pretty much peaceful and safe.
Q:
I was thinking about investing in property in Hyderabad but I am very confused as to where. I recently read somewhere that South Hyd may be a better option to invest because it is cheaper. But what will the appreciation rates be like? Will I get good returns?
Latest Answer: I also agree that South Hyderabad has immense potential because it has lot of affordable housing options and office spaces. But still, to actually get any good returns from investment it is going to take another 5 years. Or more. Because firstly the upcoming projects like metro rail have to be completed.
Q:
Hi I recently moved to Hyderabad and my family and I are staying in Vanasthalipuram. Can anyone tell me how this locality is? How are the infrastructure facilities like public transport and places and all? Wat are important destinations in this area?
Latest Answer: Yes but I think the GHMC is digging up more borewells to improve the water condition. in empty government lands and connect the water supply to these areas through pipelines. The number of tankers with water is also supposed to increase next summer.
Q:
Hi friends. I am not from Hyderabad and would like to know more about this locality before considering this property. Thank you.
Latest Answer: Also, the roads haven't been constructed well from the very start. During monsoon season it is the worst! They start breaking and literally ripping apart. There are open manholes everywhere, major hygiene and sanitation issues, potholes, and lots of traffic. And the non-stop maintenance is not helping us, just inconveniencing things further
Q:
What kind of social infrastructure is around this project? Right from schools to restaurants. I don't want to be moving to a place with no developments around.
Latest Answer: The social infrastructure around this project looks pretty normal. You can expect it to be like any other area. There is a theater called Sha Cine Complex close by. And if you keep following that road, you will find the Quthbullapur play ground. The Jeedimetla Police Station is also close by and you can find places to shop along that road. Like Bata, Denim and Serena Shopping Mall. IDPL Kirana and Shopping Mall is also not too far away. On the same road you will also find State Bank of India and State Bank Of Hyderebad. You will also find lots of ATMs around this area.
Q:
I'm moving to Kukatpally soon with my family and I need a list of places in and around the area like schools, colleges, and hospitals. Any info would help. Thanks
Latest Answer: Lot of medical care options in Kukatpally. Sri Sri Holistic hospital, sumana multispecialty hospital, prime hospital, sv pooja hospital, innate the clinic are some of the well reputed hospitals in the area.
Q:
Hey I have a question regarding Kukatpally. There is this open land here, which was going to be turned into a park. But nothing has been done about it so far. Can anyone tell me when the construction works are going to begin? And what exactly are the plans?
Latest Answer: I personally feel that three years is a bit too long a time for a simple parks project to be ‘in talks’. The least they could have done is clean the area up a bit, so that our children could enjoy the place and play around a little. I came to know that even the West Zone manager Mr. Srinivas has shunned the responsibility claiming that this isn’t his jurisdiction. I checked online, on GHMC’s official website, and it clearly states that he is the person in charge for this circle.
Q:
Ramannakunta lake in Secunderabad, it used to be really nice, but now its become very dirty and the land surrounding it has been encroached upon illegally. Any steps to fix this?
Latest Answer: Hi all,
It is come to know that the SCB has identified 25 houses abutting Ramannakunta that were releasing sewage directly into the lake. They will soon serve notices on the property owners. They have advised them to lay an underground sewer pipeline. In case the property owners ignore the notice, they will be penalized as per the Cantonment Act.
Q:
Hey is the bus shelter here on road 12 no longer being used? Why haven’t the officials taken any steps?
Latest Answer: I think its because the bus shelter has been maintained by the APSRTC, so the GHMC are not showing any initiative in taking it down. In fact the matter was brought to the attention of the Executive Director of Engineering of the APSRTC of the Hyderabad city zone – Mr Jay Rao, he said that he will ask the executive engineer assigned the Banjara Hills area to look into this problem and take care of it.
Q:
Hey people, any updates on the Gurukul trust lands issue? I think there were some recent developments. Please discuss.
Latest Answer: Hey guys, I’m assuming that you haven’t heard of the demolition that happened there. Yeah, the GHMC has just recently demolished 24 illegal constructions at the Gurukul trust funds lands. Another 125 properties have been red-marked as illegal constructions. The water supply and electricity connections have been disconnected to these unauthorized buildings. The GHMC are actually taking this whole situation very seriously, they are even organizing campaigns to educate people more on the issues of land encroachment and illegal constructions.
Q:
I might need to relocate to Malakpet but I know that locality has faces many civic issues in the past. Can anyone tell me if the civic authorities have done anything about this?
Latest Answer: 2 years ago, the Subedar Amir Ali Khan road that is located adjacent to the Malakpet railway station, had knee deep sewage on the roads. Some had to carefully pick their way across, while other chose to take a diversion. Apparently the civic authorities came immediately to clear up the drainage, but the residents were still not satisfied. Who would be satisfied with temporary work that is anyway going to lead to the same problem again? The problem is that, cattle feed is getting washed away from nearby Chanchalguda area and silt is deposited from the murky napa and damages the drain pipe. I don't think much has been done about the situation because I haven't heard of any civic project being undertaken at Malakpet. But I'm sure some relief will be provided in the form of the new budget. Or at least something must be done to prevent the accumulation of cattle feed and silt.
Q:
I've heard that you get cheap and affordable housing in Naringi and that the area is fast developing. Any reviews on the area would be very helpful for me as I am thinking about investing there. Thankyou! :)
Latest Answer: What are the issues the locality is facing except water shortage? Has the locality got Manjeera water connection?
Q:
Hello all. I came across this news article which said the residents of Jubilee Hills are being charged higher tax compared to other localities in Hyderabad. Is this true? Can someone tell me about this because I'm considering buying a property here. Any info would be a great help! Thank youu
Latest Answer: Apart from rental values, they also considered the amenities available in all these areas. For ex, drinking water, underground drain, good roads, schools, health centres and markets are not available in all these areas uniformly. Further the presence of malls, parks, playgrounds and such things were also considered. It was found that many residential areas in other localties didnt even have water and drainage lines yet. So it's only natural to charge lower tax rates for them. You should definitely go for Jubilee Hills if you're interested!
Q:
Hello. I have to shift to Patancheru area in Hyderabad for working reason ,but ive heard so much bad news about it. Is it true that the industrialization of the locality is leading to contamination and toxicity in the area? What are your experiences?
Latest Answer: Yes it is true that the toxicity and contamination issue in Patancheru has reached its heights, and according to latest findings the inhabitants are also relocating as fast as they can. the others are still suffering, and there is no scope for real estate either as customers are uncertain about investing in properties also. With that they are left with completely useless land, cant grow crops or sell. In terms of water pollution, the highest level of drug wastes was found in the waters of Patancheru of about 21 various kinds of drugs. This is coming from more than 90 pharmaceutical manufacturing industries in the area who dump everything into the water.
Q:
Hey, has anyone heard of the Tellapur Techno City Integrated township? I remember it being in some prolonged speculation over approval. Any news or update this township? Also please provide any details about this project, since there was so much speculation around it I never researched in detail about this project. If feasible I’d want to invest here.
Latest Answer: Hey thanks for this update. I have also been waiting to get some sort of an information on this project. I was keeping a close eye on this in its earlier stages of proposals. But, the update in 2012 came out as a relief. The project has the required approvals now, and enough investors too. However, I would suggest you keep coming back to news forums and real estate news to know more about this project. A project like this requires a great amount of planning, so I’m not surprised that we haven’t heard about much in the last 1 and half year. Also, if your investment requirements are immediate, I suggest you look for other projects in the city, instead of waiting for this one.
Q:
Hi everyone! I was wondering if someone could tell me whether the Diamond Hills Colony project has all the approvals. I'm considering buying a flat in it from a seller, wanted to know if you guys can help me out to know more details about this place. Absolutely anything you can share with me would be helpful. Thanks!
Latest Answer: Hello Geeta. I've been closely involved with this project when it started construction. It was ready to occupy as early as June 2012. So by now, the colony is fully functional and running smoothly. The vacant flats are ready to move in and can be occupied anytime. This project is one of the completed undertakings of this class. The neighbourhood is very friendly and social and the locality is very safe.
Q:
Is it true about the satellite townships around Hyderabad? Will that impact the overall real estate of the city? I’m planning to invest here.
Latest Answer: If I were you, then I would definitely look out for these satellite towns or urban nodes. There are more of these than what Shivakumar mentioned – Bhuvanagiri, Shabad, Chevella, Jeedipally, Bibinagar, Choutuppal, and Toopran. According to the HMDA masterplan, there are going to be elaborate road networks, designed parks, civic amenities like ample water and electricity supply, among other things. Social infrastructure is also going to be a strong point for all these urban nodes, making them prime candidates in the real estate investment scene.
Q:
Hey I am newbie in the real estate field. I want to invest in preferably in some area near Secunderabad, because most of my relatives and family stay on this side. Q:
Hey, I visited a home property expo couple of months back, and came across a very interesting luxury villa project called Safeway Sassy Homes.I was in a hurry and couldn’t get a complete picture of this project. Has anyone heard of this project? If yes, please help me with details about this project.
Latest Answer: Hello, I visited this project a couple of weeks ago to get a clear understanding of the route and locality. I think the distance from wipro to reach sassy homes is only around 2 kms, which I think is ideal. Also, I went there mainly to check one thing that I read somewhere on the internet about a graveyard located in the layout. But, if you take my word for it, there was no graveyard. A lot of people confused a small memorial at a neighbouring property into a graveyard. So, to give you a heads up don’t fall into these rumours, discuss clearly with the builder. You can also negotiate the price per sq. ft and bring it down to 6500 per sq. ft.
Q:
Hey, my son has planned to invest in a 3 BHK in Banjara hills. I know that Banjara hills is one of the best areas to live in when it comes to locality. But, when I was doing my research of similar properties in other areas, I found better properties at a much cheaper rate. Now, we are confused if we should go ahead and invest here in Banjara hills or move towards the IT hubs like Hitec city, Madhapur etc.
Latest Answer: What is your take Subash and Victor, how is the idea to invest in Banjara Hills?
Q:
I had bought an apartment in Tellapur in the year 2009, so I could invest in the real estate sector. But the market fell after that so I’ve been waiting all these days for things to get better. Now that the dispute is solved, is the market better? Should I consider selling my property now? Please advise guys
Latest Answer: Talking about capital appreciation percentages, real estate experts have predicted the total appreciation in the year of 2014 to be around 10%. No doubt this is a very good time for Hyderabad real estate, and those who, like you, are looking to sell their property at such a time, or even rent or lease it out, are going to have a huge profit. The time you bought the property, I think the square foot price rate was Rs 2900, right? See how much it has increased since then. Though I think you should consider renovation works, since your property is over 5 years old. Renting should be a lot easier, though. Good luck with it!
Q:
Hello, I heard of an on-going high-end project near Malaysian Township by the Lodha Builders. I hear they are offering one of the best and most luxurious apartments in Hyderabad. Is that true? Q:
Hello sirs and madams. My sister’s daughter is soon joining Shadan Women’s College of Engineering and Technology in Khairatabad. I need to know more about 2BHKs in that locality and the area in general, so that my sister can decide if she wants to move there or not.
Latest Answer: Hi! 2 BHKs in Khaiaratbad can be found in plenty. My guess is that you’d have to shell out anywhere between Rs. 10,000 to Rs. 18,000 a month for a 2 BHK. If you want a good 2 BHK which comes furnished, and is placed close to well-known landmarks, then you’ll have to pay upwards of Rs. 15,000 a month. You can also get them for as cheap as 9 thousand and 10 thousand rupees, if you don’t mind the location and space. So, your rent would come up to anywhere between Rs. 10 to Rs. 15 per square feet.
Q:
My husband, on the spur of the moment, has decided to land himself a job in Hyderabad. While in Hyderabad, we’re to live in Jubilee Hills, which I’ve heard is a good locality. But I’ve still got my concerns, so I’d be really thankful to anyone who can provide me with some useful info related to this place.
Latest Answer: Home to renowned film production houses like Ramanaidu Studios, Annapurna Sudios, and Padmalaya Studios, this area is truly the tinsel-town of the south. You need not concern yourself with unnecessary issues, since this place houses some of the best infrastructure facilities in Hyderabad. World class medical institutions and educational schools are located in Jubilee Hills. The Hyderabad Metro Rail, once complete, will also run this area and increase overall connectivity. This area is well-connected to all other areas of Hyderabad, and lies quite close to the IT hubs of Gachibowli and Madhapur.
Q:
How is the water supply situation in Hills Colony?
Latest Answer: Hey, I agree that the water supply conditions in and around Hills Colony gets pretty bad, especially during summer. But I think the Greater Hyderabad Municipal Corporation (GHMC) is digging up more borewells to improve the water condition. They have decided to dig up more borewells in empty government lands and connect the water supply to these areas through pipelines. The number of tankers with water is also supposed to increase this summer
