In case of new flats, the builder can enter into a registered agreement for sale with the buyer at the stage of construction. Even without OC said agreement can be registered. However, after completion of construction builder has to obtain OC. Hi, when does occupancy certificate issued?
Usually, the builder provides the OC once the building is ready for occupying. A developer must send an application along with other documents such as building plan, commencement certificate, completion certificate and photographs of the completed building, for obtaining the OC to the local civic body within 30 days of completing the construction.

Hi Gautum..i heard that ground water quality is really bad in Kukatpally. One can find large amount of scales on all the toilets, sinks, bathroom fittings etc. The bore water is not even suitable for bathing. This is 2 years back i think,,,is the situation same..?? Yes, its a central government initiative e, but I think they are also looking at getting support from the state governments and the urban local bodies (ULB). Urban Union Minister M Venkaiah Naidu wants the local bodies to be strengthened so he has asked for providing better funds and functions to the ULBs. He seems to think that its the ULBs basically who should be directly in charge of the new regulations under this bill. As in they should collect taxes and ensure that all the transactions are as transparent as possible.
@manjunath, This mean that the establishment of the regulator for protecting home buyers would get delayed further. Why their is a delay in passing the bill?

Hey! I think you have made an excellent choice of staying here. This locality is just 0.5 km from Patancheru and 0.5 km from Beerumguda lake. The place is very peaceful and is ideal for families to stay at. Elders in the family would have a noise-free environment to look forward to. Schools like Vidya Bharati High School, BHEL Higher Secondary School, Ramachandrapuram Zilla Parishat High School are all around 2 kms from the locality, which is a decent distance for your kids to travel everyday.
Hi Abdul, I think Connectivity and travel can be a problem in this area. You can get good buses and taxis once you come to the BHEL and Lingampally area. frequency is also slow. I have heard somewhere that there are lots of issues in water supply and electricity. Please verify before investing in this area.

Southern Hyderabad seems to be the hub for affordable plots. Srisailam Highway has the most affordable plots, followed by Adibatla and Shamshabad. Hey Praddep, I am looking for an apartment to buy, please provide me names of some areas where I can get affordable projects.
The north western and north eastern parts of the city are the hubs for affordable flats. You can look for localities like Beerumguda which is a micro market located at about 2 kms from the Outer Ring Road, Boduppal and Bachupally. The rate per sqft going on in these localities are Rs 2000, Rs 2100 and Rs 2200 respectively.

As per my knowledge, In Manikonda, the prices have increased from Rs 2600 to Rs 3000 per sqft. In Kondapur, the going rate has increased from Rs 3500 to Rs 3900 per sqft. Prices for properties in Kukatpally have gone up by about 10% from Rs 2700 to Rs 3100 per sqft.

Q: Hello everyone, I am looking at buying plot in Hyderabad with in 20 lakhs (min 200 sqyrd). It is completely for investment. I have no plan to build house there. Please can you suggest some areas for me which are having scope for development in next 5 years.

I would suggest you few localities which have seen price appreciation. In Manikonda, the prices have increased from Rs 2600 to Rs 3000 per sqft. In Kondapur, the going rate has increased from Rs 3500 to Rs 3900 per sqft. The project will have 2080 apartments of dofferent categories at about 20 kms distance from Hyderabad railway Station and about 8 kms east of Uppal on the ‘Hyderabad-Warangal’ National Highway in about ‘85’ Acres of land at Pocharam near Ghatkesar of R.R.District.The proposed MMTS station is about 2.5 km away. The outer ring road runs close to the township.
What are the types of configuration available here and how much will be the price of an unit here? Are approvals in place?

Hello Deepak, Ideally, landowners share flat is a good bet because it is generally available at a competitive rate. But before that, you should look into the following points, 1) Thoroughly checked the agreement between the Landowner and the developer. Check whether any date or price clause are mentioned in the agreement, 2) If the land is a joint holding then check the partition deed.
