I must say that this is a very smart move by the chief minister. This road urgently needs some help, it is a major accident zone right now. Latest Answer: So apart from the abysmal road, Hafeezpet actually has a lot to boast of. Great connectivity to other parts of the city for example. The Mumbai highway is extremely closeby so transportation is easily available in the form of APSRTC buses and MMTS trains that connect Hafeezpet with other parts of the city. The locality also has great social and physical infrastructure such as schools, hospitals and entertainment zones. It's basically a combination of the old and new Hyderabad. Real estate is relatively cheaper here as well but is still very much a prime location.

Q: Hey, is it true that the GHMC has stopped the demolition of all those illegal constructions? Why though? What will be their plan now?
Latest Answer: I know that a total of 40 illegal structures have been demolished across the city, before July 19. As of now, we are not getting a clear response from the city planner even, whether this demolition drive will continue or not. Funny thing is that the residents in some of the affected areas seem to think that the GHMC was only targeting certain illegal buildings for demolition, and letting go of some, if it didn’t suit their purpose. I feel that the GHMC shouldn’t be regularising such an issue of illegal constructions to suit their personal interest.

Q: Is Hyderabad looking to completely revamp the city with a number of infrastructural projects? And will these facilities be extended to the old city of Hyderabad?
Latest Answer: Also nobody should start new projects on land that is meant for some other purpose. Land encroachments should be a strict no no! Yes there are also going to be lots of developmental changes in the old city of Hyderabad so that it does not experience stagnated growth and the culture and heritage of this city can be kept intact. The government plans to identify areas in old Hyd where there is good connectivity and ring roads such that development can take place all along the stretch at a cost of 10 crore per km. I think participatory planning must be followed such that citizens also are involved in the changes of development process.

Q: Hey! Is there a dearth of civic facilities in Nampally? What's the latest on the new privilege card for the residents? Please give me any information as I might be moving there.
Latest Answer: This is pretty cool because it was devised by a group of young graduates. This card is super useful especially in an area like Nampally because there are n number of civic issues here. Even water supply is scarce in this locality. With this card various civic issues from all over the city can be looked into because each place has different problems. I think Nampally is a great place with a lot of scope for investment. However, I hate motocycling here because it is a nightmarish experience and the roads are abyssmal.

Q: I heard this news lately that the builders in Hyderabad have decided not buy cement till July 26. Is that true guys? Why?
Latest Answer: Yes but the cement companies are also justified in their case. Especially after the unstable fuel prices, it was becoming increasingly difficult for any cement company to make a solid profit. Especially in the last quarter of 2013 and the first quarter of this year, cement companies failed to make any profit at all. I don’t know how much longer the builders can carry on this boycott, because any kind of construction work is not possible without cement. I don’t think the cement companies are going to yield, the builders will have to cut their losses and move on.

Q: Are there good civic facilities in Santosh nagar? I'm thinking about buying an apartment there but want to know whether this locality is worth it! Any info would help. Thanks! :)
Latest Answer: Hey I know that Santosh nagar was one of the localities where many residents suddenly got malaria. I think it was because of many open drains in the area that attracted a number of mosquitoes. So the hud civic authorities had to take care of getting rid off all these mosquitoes in places like Kurrar Village, Santosh Nagar and Malvani. Gutters, low lying areas and slums are all being fumigated right now to prevent the spread of these diseases. Now that rainy season is there, everybody should be extra careful about these things.

According to the records kept by the GHMC, VLT is collected from about 1,600 property owners every year throughout the circles. There are about 400 owners in Jubilee Hills and Banjara Hills alone. Out of the 1600, only 500 owners have been paying thier taxes. This is also because the land values are being increased. Last year, the land rates were revised to Rs 45k per sq yard in Jubilee Hills.

You could try finding a 2 BHK in the Janapriya Lakefront, the rent would vary between Rs.10,000 - 12,000, which is a great price for a gated community. ANother good place to find rented house in sainikpuri would be the defence colony. This area is great to stay in, very calm and safe. The rent would vary between Rs.10,000 - 15,000 here, depending on the owner. Good luck.

Ideally, when you invest in a house here, you will find the basic amenities at a distance of at least 2-3 kms away from your residence, giving it a secluded yet close to the city feel.I think investing here is a good option in terms of capital appreciation. The average square foot price is actually Rs 3000-3100 psf. So the price rate of Rs 2900 psf of the ARK Towers is actually cheaper. The 1bhks are 865 square feet, so they’ll cost you around Rs 25 lacs. The 2bhks come in different area sizes between 1025 and 1200 square feet. So these will cost you between Rs 30 lacs and Rs 35 lacs. The 3bhks have are sizes ranging between 1395 and 1625 square feet and will cost you between Rs 40 lacs to Rs 47 lacs.
