@Ravi:Pallavaram is a fast developing area and well connected to the city. A place for middle income group. All amenities are available nearby also clam & very good residential area.It is fast appreciating area and well connected to all main places in the city. According to me you can expect good returns within 3 to 4 years.
In terms of transportation, while there are relatively fewer buses plying through Pallavaram, their frequency has increased over the years. The road is also strategically located. Traffic is not an issue on the road as there is hardly any congestion. one of my friends who is a student who regularly uses the Pallavaram-Thoraipakkam road, says that it is far better maintained than many roads he has seen in Chennai.

How long should an investor hold a property? I am investor and invest in 2013 now the value of my investment increase approx 18% but my question is how long should I hold my property?
Ideally, an investor should hold on to a property for a period of 4-5 years.This period of time is sufficient to evaluate the property's performance and enable healthy appreciation. Most of the investor sell his investment at the time of possession.This is because an end user looks for an unused property and is willing to shell out more money from his pocket.

I totally agree with Ananth....... And it is only possible if the govt. has applied that the Builders or Developers should sell only ready to occupy house/apartments. And it is expected that the 21-member committee headed by BJP member Anil Madhav Dave is likely to submit the report this week.

Q: Buying a flats in neighborhoods of Undri like NIBM, Kondhwa and Wanowrie are not affordable for common Investors. Then Buying a property in Undri can return the best.

Undri is among the other top gainers in the city. Proximity to Hadapsar and the IT Park in Phursungi, works in its favour. It also offers seamless connectivity to other parts of the city through MG road. National highways such as the Mumbai-Bangalore highway (NH-4) and Pune-Solapur Highway (NH-9) are easily accessible from this locality. Meanwhile, the convenience of reaching the airport, railway station and bus depots, has been central to the growth at these locations.
Undri is one the prominent localities in Pune. The price trends on Undri have been witnessing various ups and downs. The price per sq. ft. was at Rs 4272 in Oct-Dec 2012 quarter and then price depreciated to Rs 4253 in the quarter of Jan-Mar 2013. In the Apr-June quarter of 2013, the locality price appreciated to Rs 4299 per sq. ft. In recent market price trends in Undri is in increasing format and the average price is approx Rs 4900 per sq ft which shows tremendous growth prospects.

Now-a-days buying a home is the absolute dream of most of the people since ancient time as it gives a secured feeling to an individual. But you all know the satisfaction that the buyers gets while taking possession of his home is simply unexplainable. There are certain things which buyers should know before taking buying decisions. These documents are for New/Under construction properties :- Encumbrance certificate, Commencement Certificate, No Objection Certificate, Completion Certificate, Occupancy Certificate, Khata, Joint development agreement (if any), General Power of attorney (GPA), Building plan approvals, Allotment letter, Tri partite agreement (if any).
It's very true Suraj, After signing the agreement and paying the initial amounts buyers have to wait for years-over-years. Sometimes, they have to wait for more than five years. Sometimes, the buyer may be victim by the builder / seller concerned who may have promised a range of amenities, features or the same at the start of construction. But at the time of handing over the unit to the respective buyer, there are several unfulfilled promises seen by the home buyer.

I am agree what Sreenath said. These can change from being an illegal property to poor construction quality to not providing the promised amenities within the said project. As a result, the buyer feels cheated. Therefore, to keep away from situation like this it is better that buyers do a complete check of the property they are going to take for possession. Those above mentioned checklist will help them a lot.
Thanks Suraj, But it will be more better if buyers classified the checklist into two categories. First and the most important part is list of documents to verify and things to check within the project and respective unit. Before taking the keys from the builder/owner. There are certain documents like Joint development agreement and Tri partite agreement (If any) which a buyer must ask from the builder.

I heard that documents such as sale agreement, sale deed, mother deed and tax paid receipts by the builder on total saleable area are to be obtained at the time of property registration, in case of under-construction property. What is your view?
Right Sanjeev.......if it is a under construction property then you must ask for the above mentioned documents. Checklist for resale Property:- Most of the documents are the same as the above with the following few differences such as all the above mentioned documents are to be obtained at the time of registration, Up-to-date receipts of property tax paid by the owner GPA in case of another person authorised by the owner for selling the property and handle all transactions, Transfer certificate.

Yes, i have seen the list of smart city that is being built and many more cities/towns which are coming up or located in the helpless coastal areas, need to be designed and built based on multi risk resilient features. So, these cities must have a basic of disaster management plan integrated with district disaster management plan.
I think it is a good initiatives. It is also heard that on receipt of information from Indian Meteorological Departmentof the approaching cyclone, the State Emergency Operation Centre would immediately through a web based early warning dissemination system that will send warning from Chief Secretary/Chief Minister right up to the last mile i.e. people living in far extensive or vast coastal areas and to fishermen through their mobiles or other systems so installed.

A large-scale development is happening across the Chennai. Hence, it is always wise for investors to choose areas where there is a potential for future growth. This growth refers to parameters in terms of amenities, availability of water resources, power issues, urbanization, distance from the workplace and other essentials like schools, hospitals, etc. Avadi is one such locality. The locality is close to Ambattur, Anna Nagar, Thirumangalam, etc, which are growing as commercial and industrial areas, properties on the Avadi Main Road covering places like Paruthipattu are selling like hot cakes. The area is located at a driving distance of less than 15 to 20 km from places like Anna Nagar, Nungambakkam, etc and public transport is rapidly gaining momentum. Hello, It depends on many things for example if you already have a place of your own to live then you can buy a plot but make sure you have all the relevant documents which can be very easily faked by seller so making sure what you are buying is important. Hi Sreenath, As VGP Sri Chakra Town by VGP was launched in the year March 2010 ans still few plots are available for sale in it. IS there any legal dispute with this project? Which local body has approved this project and what is the current status of this project?
Well Harish, VGP Sri Chakra Town by VGP is a DTCP approved project and I do not think that this project has any legal dispute. As far as developer is concerned, it has developed so far 250 townships in thousand of acres of lands in the rural areas of Chennai and in all the cities and towns of Tamil Nadu. It is a ready-to-move-in project since July 2013.

Q: Can anyone please tell me if there is any risk in purchasing one part of approved land which is not Sub divided. Actual plot is 2400 sq.ft and it is DTCP approved, If I buy only 1200 sq.ft from the Seller what are the thigs I should take care of? Can i Register the 1200 sq.ft before sub division and is there any issues in applying for Sub division later after registration.

There is no problem selling part of your approved land.
