The objective of the UPOR is to control the duplication of khatas and make sure that property owners get a single authentic ownership document. The project was suppose to take place in October in 50 wards, including areas like Malleswaram, Yeshwantpur, Rajajinagar, Jayanagar East, Siddapura and Yediyur.
The PR project is yet to take off in Bangalore. The project was suppose to launch in 50 wards out of 198 wards in Bangalore by the Survey Settlement and Land Records Department in the first phase. But the tender called to take up the work had to be cancelled.

I also bought a plot in 2013 and also don't see any progress until today. One mistake I did was didn't checked past delivered projects by them. Until today there is no appreciation is plot value so I would suggest go with some other builder who have delivered in the past. Anirudh

The Preserve is a project by SRR Homes which is spread over 23 acres of land and is approved by BIAAPA. The project is located near Devanahalli on highway NH-7 Bangalore. The Preserve is just 15 minutes drive from the Bangalore International Airport.

Price revised.... Hello Omar, Yes i do own an appartment in sowparnika sanvi, 1186 Sqft , 1st floor, 1st block. I recently came to know the price has been revised and thats serious... 3500 PSF ... This means the probability for a new access road is getting higher. I cross checked the price yes its 3500. It was revised from 3300 -3500 , but there will be negotiation , i hope so. Omar if u r looking forward to buy out here , y dont u take a call.

John , majority of the points are correct. 1. The gate in the front is the only entrance , i don't think there is a second gate. 2. There are no premium apartments there , i mean outside facing apartments, its too big a mess now, i had a look. 3. When phase 2 comes up all gets closed up. Lot of promises where fake or goofed up. My final evaluation is thumbs down .

Hi, Before buying a flat in Ankshu Wisteria check with builder whether they are providing Sewage Treatment Plan or not because as per government rule its mandatory for apartments having 50+ flats. I met there marketing manager few days back and does not got any proper answer. So please be careful.

For developers, constructing against the building bye-laws and cocking a snook at the BBMP have become common these days. Protests and complaints from residents along with stop orders and notices from regulating authorities and Palike have failed to curb the growing number of illegal buildings in the Garden City.
The burden of checking and taking step against the bye-law violators has been bestowed on BBMP engineers. With the rise in value of land, it is obvious for the citizens to use the available land to its maximum value. However, according to market experts the BBMP officials can probe during the construction and planning stage to curb any kind of violation

Why the developers are violating the rules?
Government officials confirm that the primary reason for violation was the unplanned development of the city and the absence of an adequate monitoring system. According to Karnataka Municipal Corporations Act-1976, violations can be regularized by the BBMP by up to 5%. With a note of concern, government officials state that after proper analysis, the limit can be relaxed and can be elevated, which may eventually turn out to be one of the biggest revenue earners.

Hi Omar, All 2 bhk apartment in this project are sold out but three bedroom apartments are there. The project is tied up with banks like SBI, HDFC, Bank of India, SBH, Axis and Bank of Baroda. BBMP has approved the project and A Khata is there.

It is good to purchase because the EC Phase 1 and Ananth Nagar is about to get almost occupied majorly with single buildings, hence, once you visit the site, you will see that all major builders & investors like Concord etc have started moving towards this area which in turn will give good return values. I will also recommend you to book it on a faster note (if you plan so) because the property rates on this area will increase from 1st November based on government's notice. They will give the possession by the end of March 2015 and it is mentioned in the agreement that if they don't do so, they will be paying 10,000rs monthly as penalty to the buyers. I found it good to go and hence I booked it yesterday itself

Samrudhi Realty has named the project as Samruddhi Rhythm and the project is coming up off Hennur Road. They have priced the project reasonably and there will be a total of 200 units. Samrudhi Rhythm is adjacent to to Alpha engineering college and a 10-minute drive from Manyata tech park.

The tax rates remain the same for the financial year of 2014-2015 as the previous year. If entire tax is paid before 30th April, you will earn a rebate of 5% on your incurred tax amount. If tax of 1st half of the year is not paid before 30th May, you will be charged an interest of 2% per month after that. In case of payment in installments, for interest-free payment you need to make the 1st payment before 30th May and the second before 29th November. If your tax details starting from 2008-2009 to 2013-2014 are available online, you can pay your BBMP property taxes online using your credit/debit card through the BBMP website. In this case, no transaction charges will apply. You will need your BESCOM & BWSSB connection R.R. Numbers or Meter Number while filling the online form.

Hi partho, Yes, Sobha Royal Pavilion is a Karnataka RERA approved projects and its RERA id is PRM-KA-RERA-1251-446-PR-190204-002338. You can verify the following on Karnataka RERA website.
