Hi Gaurang, as far as i see there is some problem with the name and all.. the price is also on the higher side considering that the project is off Hosa road.. as much as i see there are not much development that is happening here and will take time - 5 years or more.. So if you are looking only as an investment purpose and ok with long term investment, you can go for this... the construction work has started and is expected to be delivered by 2016.. Although the project is very nice and gives you truly foreign type experience..I am sure once the project is completed and the area developed, this will be one of the SUPERB locations here...

The second phase of the metro route will operate from Mysore Road to Kengeri (7.7km), Baiyappanahalli to International Technology Park Ltd (ITPL) at Whitefield (11.6km), Hesaraghatta to Bangalore International Exhibition Centre (BIEC) on Tumkur road (4.2km), Puttenahalli Cross to Anjanapura (6.7km) and from Indian Institute of Management (IIM) at Bannerghatta to Nagavara, a distance of 21.1km. The first phase was completed in the September'2012.Out of the 42.3km, 8.8km will be underground near City Railway Station, Vidhana Soudha, Majestic and City Market and the rest will be improved.

The Trove is a plotted development in Hosur Road. It is 20 minutes drive from Silk Board and 1.5 kms from NH 7. The booking they are asking is Rs 2 lakhs and the price of the plots starts from Rs 21 lakhs.

Q: The builder says the property has E-khata. E-khata means to me an electronically registered A-khata. Many other properties in the same area has got only panchayat khata with BDA approval. Q: What are the rights of a tenant when the upstairs neighbour has undertaken massive renovations, leading to leakage, fungal growth and paint peeling in the tenants flat below? Yes I have seen some advertisement about this project. The project is located behind Inchara Hotel, JP Nagar 6th Phase, Bangalore. JP Nagar had experienced an inconsistency in its price trends. The price per sq. ft. was at Rs4488 in Oct - Dec 2013 quarter and then price depreciated to Rs 4621 per sq. ft. in the quarter of Jan-Mar 2014. In the April - June quarter of 2014, the locality price appreciated to Rs 4896 In the July-Sep 2014, the locality price appreciated to Rs 5012. The entire region of JP Nagar spreads to an area of 1.79 sq. km, including areas such as Jarganahalli, Sarakki and Nainappa Settipalya. Initially, the locality was a residential hub, with very few houses and Bungalows. However, with the introduction of IT/ITes companies, the locality boomed and turned into a residential cum commercial hub.

Still builder does not have BBMP approval and they are committing to complete feb 2016 and providing CC & OC. Is someone booked there or planning to book? As far as I know the project has been approved by BBMP. For this project you can avail home loan from banks like HDFC, Corporation, SBI, LIC and Axis. Right now Cauvery water connection is not there but five bore wells are there for water supply.

My comments to replies
Developers in Bangalore do not construct apartments as per the guidelines given by the state government. The Government does not want to demolish such illegal construction and have come out with this scheme to regularize it by levying fine and penalty. It is called AKRAMA-SAKRAMA. So it was home buyers who are expected to get benefited.

If you ask me then yes it is a good buy for investment as well as for end use. The project is located off KR Puram road within a driving distance of 4 kms from ITPL main gate, 3 kms from Sai Baba Ashram, 2.3 kms from KR Puram,Old Madras Road, 12.5 kms from MG road and 5.5 kms from Outer Ring Road (ORR). The project is well connected.

Yes, Nitesh Columbus Square is a nice project and the locality seems to be good and it is going to fetch you good returns. Bellary Road, North Bangalore is most sought after locality in Bangalore City. The area is close to all basic amenities like international schools, market, banks, hospitals and is just 13 km from MG Road the Centre of Bangalore.

Q: I liked flat in GK golden city however on further research found that there is no municipality connection for drinking water. All 5 bore wells are dried up. The society is fully dependent on tankers. Is there any provision or plan proposed which can resolve his problem. Is builder taking interest in bringing kaveri water connection?

Right MAnsi.....The builder had claimed that there are 4 bore-wells. But tapes are dry every morning and day. The builder had claimed 3 lifts in every block. Since one year only one of them is functional. Every day you will found somebody trapped in the lift. STP unit is not functional and builder is manually or illegally draining water to outside. Such a pathetic situation for the residents of this community.
Yeah, even i have to find a space for my vehicle parking. It is not marked so far, and members competing for shaded space. MCCB and RCB have not installed in the flat so far. And builder has started asking for the first year maintenance charges without completion of amenities.
