Many builders are delivering good residential projects and commercial projects. For example G.T.M group, they are into both residential and commercial projects. A big advantage of this location is that it is around N.H-72 & proposed Fly-over. But it all depends upon you whether you are buying a property for investment purpose or for end use. Few more factors which play a major role for end using. Firstly, the area should be developed, all the basic amenities like school, market, bus stand, railway station, hospital, hotels in should be nearby. But if you find that within 4-5 yrs of investment no infrastructural development is found in the locality then you must sold out and look for some other locality which far better than that.

Latest Answer: As per my overall experience with Pacific Development Corporation Limited who has properties like Pacific Estate, Pacific Hills and Pacific Golf now, are not in fair practice, as for example their channel partner took money from us in the name of booking and we are running pillar to post for a simple copy of agreement between Pacific and us. We wrote to Pacific they their channel partner took money from us, they say that it was not in their notice, so can not help. Also, their previous project of Pacific Estate was seized by authorities, due to deviation from original plan, similar happened in Pacific Hills, and what will happen in Pacific Golf God Knows. Beware of buyers investors. Use common sense and also see that they commit and deliver and who are associated with them while taking payments. There are cases of cheat and fraud in their project.

Q: what documents should i ask from builder to insure project is fully aproved
