Q: Hey! My wife and I have been working for quite some time now, and we have finally saved enough money to buy a nice house. We wanted to explore our options to invest in Avinashi Road. Since, we are first time buyers, we don’t want to leave any detail out before we select a locality. A colleague of my wife mentioned to her about lot of water stagnation problems in that area. That is kinda putting us off a little bit. Can someone clearly explain what this whole problem really is?
Latest Answer: Yea, it is the pavement’s fault in a way, but they drilled some holes to make sure the water din sit in the streets and footpath, so the only solution to this problem is cleaning the drainage channels, which the corporation says they’ll soon do. But, I’m sure that’ll take a good amount of time. They’re going to be cleaning some insane amount of plastic waste and sewage and cable wires clogged under the pavement. You know it’s a very smart thing to keep note of these civic issues before investing. Don’t make this water issue your deciding factor, Avinashi road have lot of advantages also. Research properly, Good luck.

Q: Hey all! I wanted some information on how the infrastructure in and around Avinashi road is. Planning to invest in this locality. Just wanted a little idea about the infrastructure of this area to make an informed decision.
Latest Answer: That’s not it! There are many industries and institutions here. I think that makes it a favorable real estate market you know. I mean if you work in the area and you study in the area, then demand for commercial property and residential property would go up right, given other civic developments. The TIDEL Park is also only like few kms away from Avinashi road, so overall good infrastructure when it comes to all these. I think you must have heard only one constant complaint everywhere though, drainage. they should do something about the drainage channel, otherwise good place to invest.

Q: Hey guys, I recently moved back to India from Switzerland after 10 years. I want to invest in a 2 or 3 BHK apartment in the Avinashi road area. I have been talking to a couple of people about good projects to invest in. Couple of them suggested a project called Triumph CasaBlanca. they did not really know details of the project, but they said it would within my 70 lacs budget. More information would really help. Thank you so much!
Latest Answer: Hey you know what they have a penthouse also. It’s huge and spreads to a 3175 sqft, but that’ll be super expensive, it’ll go up to a crore or something. Apart from this, all normal amenities are there. This isn’t a very big gated community, but a medium one. You’ll find a pool, gym, club and all here. There’ll be a garden/park also, so it’ll offer normal community living experience, i guess. This project is approved by the Directorate of Town and Country Planning. The builder’s team will help you get approved loans also. That’s pretty much about this place. I suggest look for similar properties in this area. You should get many options for 70 lacs budget. Best of Luck.

Q: How effective will property investment be for 2014 in Coimbatore based on last years high appreciation rates?
Latest Answer: But still Coimbatore faces very long power cuts and lots of traffic congestion especially in areas like Mettupalayam road, Trichy road and around Ukkadam. There is still so much of work to be done but still IT professionals like to invest here as rates are 40% lower than Chennai. In June during grahaprevesham, Coimbatore has about 3000 registrations. Senior citizens demand for senior housing has also gone up. Property prices have remained more or less the same and there's been no price fall so there haven't been any incentive schemes to attract buyers. Yet cost of labour and input prices are increasing so there will definitely be no fall in prices any time soon.

Q: Has any action been taken to remove the unhygienic canal that passes through Kalapatti that causes a lot of disturbance to airport authorities? And is this a nice locality to move to? Are there any other prominent civic issues?
Latest Answer: Kalapatti does face some civic issues actually apart from just this canal. 2 years ago garbage collection was abysmal and there was open dumping of waste that resulted in a very unsanitary environment. Also there are a number of open drains in the area that need to constantly keep getting cleaned or there is no point of the drain being there in the first place. But property value is still quite high in this locality and it is also a well-developed layout. Still these issues must really be solved by the civic authorities.

Q: Hey I’ve noticed that there are a number of traffic signals on some major roads of Coimbatore that don’t work properly. Are the authorities aware of this? Is anything being done about them?
Latest Answer: Yeah, he’s right. The city police and the corporation have indeed teamed up on this issue. This problem was actually brought up and discussed in a Traffic Advisory Committee meeting, where it was also decided that all the 51 signals in the city will be auctioned off to the highest bidder, who can use them for advertisement purposes. The problem previously was that the private parties were only selecting a handful of signals to sponsor. Some of the signals were getting completely neglected because of this. This new system will help a lot actually.

Q: I just got a job in Coimbatore, so I need to move there. I know that the city has faced water problems in the past but now there is talk that there will be a new source of water. Can someone from Coimbatore give me more information on this please. Thanks!
Latest Answer: Not all wards for the fresh water connection in July 2013. Only some of them did till Jan 2014. After which the civic authorities stopped taking applications for new pipelines because they were waiting to implement the online system. Now the problem seems to be solved. All wards are going to get ample amount of water as for once, everything has gone according to plan. 10,000 water connections to about 100 wards were given till Jaunary. Don't worry too much about Coimbatore water issues because I think all the households will be benefitted from this new pipeline. Just remember to get it registered. :)

Q: I've been meaning to move to Kovai Pudur for a while now but I am apprehensive of the water shortage in the area. Is this still a major civic problem in the locality?
Latest Answer: I remember Kovaipudur when I had initially moved there about 30 years ago. Kovaipudur recently turned 50 by the way :) It is a very nice locality and most of the residents living here, have been living here for a very long time now. We are all very happy with the locality, the infrastructure, the proximity to other places. I remember water supply never being a problem. If you dug the earth 10 years ago, you would have easily found water about 10 feet deep. But today, you only find water if you dig for more than 1000 feet! The place expanded very fast and the authorities did little or nothing to expand on the civic ammenities. Because of this there is high demand but less supply. I would still suggest this locality if you want to live here because despite all this, it has great potential!

Q: After the building collapse in Chennai, what is Coimbatore doing in order to ensure that the buildings there, are perfectly constructed and intact ?
Latest Answer: So work has finally started! Inspections in 28 buildings that have been specifically identified as having the danger of collapsing and breaking down. The Local Planning Authority has taken the help of the Public Works Department as the LPA and Corporation both lack the skilled engineers required for the job. Buildings that have more than 4 floors are the ones that have been chosen for inspection. And 40 more buildings were identified from Chennai which are also going to inspected soon. All in all it is good that the authorities are trying to learn from their mistakes and correcting them instantly. What happened to the 61 residents in Chennai because of inefficient building materials was a disaster, a tragedy and shouldn't ever happen again!

Q: Hey is it true that they are building a park out of garbage in Coimbatore? Anybody knows anything about this?
Latest Answer: Hey yes, you’ve heard right. And not just one, the corporation is planning to convert all the landfills in the city to parks to try and beautify the city more. I think it will be a great accomplishment once completed, and will help the market in capital appreciation post-completion. This project is funded under the Jawaharlal Nehru National Urban Renewal Mission, as well as by the Andhra Pradesh and Tamil Nadu governments and several private companies.

Q: Hi everyone, I am curious to know more about the infrastructure and transport system in Coimbatore because I am thinking of shifting there. Can anyone give me details?
Latest Answer: Appa, finally you know they will be finishing the Gandhipuram flyover in this year. This construction is been going on for a long time you know. Government keeps on changing their plan, and finally they settled. When this flyover will be built na, then the traffic in Gandhipuram will be really less. This area is one of the major areas in Coimbatore, so the traffic is very much. This flyover will also help people who are passing that area in the peak business hours. Why so, because it will be a three tier flyover, very modern.

Latest Answer: Totally. And not just the connectivity, the project is pretty interesting on its own. The apartments available are all 2bhks, but with varying built-up area sizes. It lies between 885 square feet and 1205 square feet, and the price rate is the same for all – Rs 4600 per square foot. So they will cost you between Rs 40.71 lacs and Rs 55.43 lacs.
