This is all because of the contaminated dust and air. The chemicals in the air have made the area extremely hazardous. Not just the kids and us but even the elders of this locality keep complaining of breathlessness and asthma attacks. The factory is pretty far from our house but still the effect of the chemicals is strong. Something has to be done about it soon at least keeping the elders and the kids in mind.

Q: Anyone knows anything about the civic issues at Kamal Nagar Hyderabad? Might invest there so I want to know if the area is clean, safe and has all the facilities?
Latest Answer: Haha! The way you put it across is really funny. You forgot to mention the Vinayak Veedhi road that always has some work or the other happening on it and how much of a nuisance it was at some point to go through that entire stretch thinking you're going to fall of your bike at any moment. No but in all seriousness, the area has some major issues that need to be fixed asap. Although I read here http://www.commonfloor.com/search/public?q=kamal+nagar+hyderabad that there are some really nice residential homes that provide all the facilities within their boundaries itself and there are some good colleges and hospitals in the area. Property value will eventually appreciate. Think about it :)

Q: When will the Cosmos project be ready in Hyderabad? Anybody know anything about the builders? I’m interested in this project.

And by the way, to answer your original question, yes this project will be ready pretty soon. We can expect it to be ready by the third quarter of 2014. But now there is wasa- Water and Sanitation Agency to repair broken infrastructure because of broken sewerage lines. The agency had a lack of funds and that's why the work was so slow. But 4 water supply schemes and 6 sewerage plans were devised for Hyderabad and now there has been improvement. The locality actually has some great schools and colleges.

Latest Answer: There were also irregular bus bays opposite Rythu bazar and Humayun Nagar Police Station. Lot of encroachments on the land by vendors and shop keepers. The commissioner has decided to open new vents all over the locality and also put in new traffic signals. Only thing I'm worried about is when all these works will finish because right now Mehdipatnam is in a very bad traffic state to the extent that research has been conducted on it.

Q: Can anyone tell me about the new project in Gachibowli and whether it will affect the real estate prices in the area?
Latest Answer: Tishman Speyer when asked about the future of the project, he said that he was optimistic but didn't go into much detail. The new york real estate developer operates over 358 projects totalling over 123 million sq. ft. with a portfolio of $66.8 billion in 11 countries. Now that's impressive! And finally there are plans to start work on the Tellapur Techocity project that has been put to a standstill because of the lack of funds. But according to Speyer, getting funds is not the hard part and they feel that India has a lot of scope for investment. The phase 2.1 of the project, actually has room for 7000 IT professionals. There will definitely be some more developmental changes in Gachibowli when the project is in full swing.

Q: Hey can someone tell me whether water scarcity is still a very big civic issue in Manikonda? Do you think investing in an apartment there will get me good returns?

Q: I've been strictyly advised to not live in Mahindra Hills, Hyderabad because of poor sewage and drainage system in the locality. Have the civic facilities improved since then?
Latest Answer: I've got no idea why the Hyderabad Corporation takes so long to address a civic issue especially when they consider themselves to be one of the better developed cities in the country. There are so many other problems all over the country that need to be paid attention to. For example the Takuram gate. Now the Takuram road connects places like Mahindra Hills, Marredpally and Malkajgiri to other parts of the city like Gachibowli and Hi tech city. There are potholes everywhere and the road is to narrow to hold so much traffic. This is the shortest route to take but because of these circumstances, people really need to take long diversions. Oh and even here, drain water seeps onto the road inconveniencing everybody. Lot of work to be done!!!

The governing body for Patancheru is represented by Gudem Mahipal Reddy of TRS as the MLA or Member of Legislative Assembly. Q: Hey, I plan to invest in the near future in Hyderabad. This would be first ever investment in a property. I have seen a couple of places and I’m trying to set a budget for my investment. Can someone please elaborate on the additional fees and charges I might incur when I buy a house. As far as I think I just know of the property’s cost itself and maybe corpus fund. I have no idea about what other costs goes into buying a property.
Latest Answer: To cite a few more costs in addition to what is already mentioned, you will have to pay maintenance charges in lump sum before you buy a property. These are mainly for the additional amenities like gym, pool, clubhouse etc. And let’s not forget the cost that come while availing the loan services for a property, on the top of my head I can think of a processing fee that is charged around 0.5% to 1%. These might vary, I’m not so sure about the percentage. I’m sure there are more charges involved. I just can’t think of any more right now. If anyone can think of more, feel free to add to this.

Q: Hey, a lot of people are investing in Madhapur these days. I want to invest here too. But, I’m an old man and I have very little tolerance for heavy traffic. I can consider investing in the outskirts, but I hear the investment return in Madhapur is pretty high. I’d like to know from you folks who commute through Madhapur, how do you think the traffic scenario is?
Latest Answer: I agree to an extent. The roads inside Madhapur are alright. Places like Ayyappa society, roads around Inorbit mall etc are perfectly fine and well maintained. But, nowadays irrespective of the time you find a lot of traffic at the signals and junctions. I think this is partially due to the metro rail work going on at madhapur along the hitec city road. The roads are a little cramped at the moment because of that. But, I’m guessing that’s temporary. Once, the construction is done the traffic scene should improve.

Q: Hey before the state split there were concerns if the real estate market would do good in the future or not. I think the state survived the split and real estate seems to be fine. But, can someone give me more details of the effect on real estate post the telangana formation. Any upcoming reforms, or projections in growth?
Latest Answer: I’m with you on this. You know how they say that curiosity kills the cat?. It was a similar situation with the real estate market in the Hyderabad. I wouldn’t say that the market was completely abrupted, there were still new projects coming up, with good investment for general public. But, there was a considerable dip of almost 4-5% in the market. Looking out for projections at this point might be a difficult given the fact that the state just formed, but it is safe to say that a lot of builders and sellers will hope for the property prices to hike.

Q: Hi, my friend and I have recently relocated to Hyderabad. Our new office is near the Wipro circle in Nanakramguda. I’m looking to rent a 2 BHK somewhere around that area. I’d like to know about the rent and deposits in this area and any other must know information about the area.
Latest Answer: Hey, while Indranagar is the closest to wipro circle with great rental deals, you can also consider finding a place around telecom nagar. Telecom nagar is only 4.6 kms from wipro circle, and you can take the ORR to avoid any traffic. The rent in telecom nagar is cheaper when compared to indranagar and ranges between Rs. 10,000 to 16,000 for a 2BHK. The only problem you might face here will be temporary water problems during summer, which can normally be avoided by paying some extra maintenance charge.

Q: I’ve recently inherited some property in Hyderabad. I haven’t a clue though about the property tax that I’m supposed to pay. What are the various details that I need to know before paying my property tax in Hyderabad?
Latest Answer: The Greater Hyderabad Municipal Corporation uses the annual rental value for calculating the property tax of commercial properties. Simply put, 30 percent of the annual rental value of a commercial establishment is equivalent to the property tax. Residential buildings, on the other hand, use a slightly different variant of this system. The monthly rental value and the plinth area of the building are taken into consideration before coming to final calculation. An updated list of monthly rental values for each location can be obtained from the GHMC’s website online. Using these figures, you have to follow a certain formula to obtain the exact value of your property tax.

Q: Is it true about the satellite townships around Hyderabad? Will that impact the overall real estate of the city? I’m planning to invest here.
Latest Answer: If I were you, then I would definitely look out for these satellite towns or urban nodes. There are more of these than what he mentioned – Bhuvanagiri, Shabad, Chevella, Jeedipally, Bibinagar, Choutuppal, and Toopran. According to the HMDA masterplan, there are going to be elaborate road networks, designed parks, civic amenities like ample water and electricity supply, among other things. Social infrastructure is also going to be a strong point for all these urban nodes, making them prime candidates in the real estate investment scene.

Q: I work in Ameerpet, and I’m finding it really annoying to get till there from Nacharam every day. In order to avert this situation, I’m planning to rent a place in Punjagutta. Tell me about the good stuff as well as the bad stuff associated with this place.
Latest Answer: The problem was garbage dumping in the drains, merger of sewerage lines and water supply lines, service cables crossing the storm water drain, were all obstructing free flow of water. The sewage seeped onto the streets and this posed serious health concerns. The area stank and traffic stopped for atleast an hour.

Q: I’ve heard that the recent political unrest in Hyderabad has stalled all development. I’m a 27 year old software professional who is planning on relocating from Bangalore to Hyderabad, do you think Hyderabad holds any investment potential for me?
Latest Answer: Hi! To answer your question, if you’re going to live in the parts of the city where the IT companies are, then you probably aren’t going to be complaining about a dearth of development. Leaving the IT sector aside, even education in Hyderabad is poised to prosper with the upcoming IIT-Hyderabad campus. Especially if you are working in companies nearby, this will lessen your travel time by a great extent, and you can get to enjoy more time with your family at your home, in a beautiful society. The approaching roads are wide and well maintained. It’s possible to own a property here that provides you world class amenities and a panoramic view of the city. The airport is also easily accessible. There is hardly any traffic or pollution, which is a very good thing to maintain good health.

Q: I am thinking of buying a house in Hyderabad. What should I do to register my property?
Latest Answer: Hey, the registration fee for property in Hyderabad has always been 0.5% of the market value of property. You will need to submit all your documents, like the sale deed, at the office of the local sub-registrar. You can also register them at the district registrar’s office. It is good that you’re aware of the importance of registering your property. In the recent times, property registrations have dropped drastically. Though it might seem like quite a hassle, property registration is necessary. Without registering your property, you won’t get to own it officially.
