Kokapet is another locality which has land prices increasing all the time. This area is very close to the IT area of the city, hence land prices keep increasing. The localities of Patancheru, Ghatkesar, Pedda Amberpet, Keesara and Gundla Pochampally have also been included in the lost of the major TOGCs of the city. In case you’re looking out for localities to invest in, I’d suggest that you check out any of these areas. I myself am planning to invest in some property in Patancheru. At Bamboos you can find 4BHKs only, at Lumbini you can find 4 and 5 BHKS with an area ranging from 3199 sq. ft to 4500 sq. ft. I’m not very sure of the price, but it is almost the same around 4-5 crores. The distance between the two isn’t a big one either, Lumbini is on the main road near the Jayabheri Enclave, while the main road from Bamboos would roughly be around 1 km away. I think the only difference I can come up with is its make. Meenakshi Bamboos has a more contemporary look to it, while Lumbini SLN springs looks like a conventional bungalow. Sainikpuri is a great area. I have been living here for almost 10 years now, and I have seen it grow so much. Not just in terms of civic developments, but also property capital appreciation wise. Take an example of Janapriya Silver crest itself, the rates have gone up by 17% since it was launched in 2012. The neighbourhood is pretty great too. I would say it’s an ideal place to live with your family. There are few areas in Sainikpuri who faced a little drought this summer, but I guess since you are planning to invest in a gated community, you wouldn’t have to worry too much about that.Sainikpuri is a great area. Take an example of Janapriya Silver crest itself, the rates have gone up by 17% since it was launched in 2012. The neighbourhood is pretty great too. I would say it’s an ideal place to live with your family. There are few areas in Sainikpuri who faced a little drought this summer, but I guess since you are planning to invest in a gated community, you wouldn’t have to worry too much about that.

I visited the site around 4 months ago, so a lot of things were in planning stage. But, if you go and visit the site, they would give you a detailed view of everything that’s going to be ready by September 2014. There’s an infinity pool with a viewing deck and a 5 star hotel in the complex itself. Hello, I have dealt with many real estate projects and I did look into the Defence Colony project in Pantacheru at one time too. The project consists of 6 blocks of spacious and grand villas divided into 500 to 1000 units over a plot of 950- 1500 sq ft. Yet to be launched the project is being built by Krushi Realtors Pvt Ltd. The villas will be 2 or 3 BHK and prices will range from 27.60 lakhs to 35.60 lakhs, which is very reasonable for homes of this type. Expected completion for the project is August 2016. Here there is massive power cuts and water is suppled on alternate days reaching more than 5 to 6 hours late to residents. This is effecting everyone’s daily rountine as well as office lifestyle, as people who used to get water at 5am are now getting at 11am. Apart from Patancheru, Kukatpally, Alwal and Serilingapally are also under misery. Hi, as far as I know, Bachupally has has some problems in the past with heavy amounts of traffic congestion that take place in peak hours. This was mainly in the roads to Madhapur and Hitec City. The problem, however has been taken care of because of the construction of the KPHB-Hitec City flyover. This one is making the traffic flow smooth and operational, and now there are no jams even during the peak hours. Apart from this, for easy commute there is several buses that are provided by the Andhra Pradesh State Road Transportation Corporation or APSRTC. The 450-year old lake is connected to the three main nalas of Hyderabad in Kukatpally , Balkapur and Picket which makes the sediemtns from the quarries to travel here and mix with the water making it full of toxic materials. This water is unfit for drinking or any other use but it is still being sent out to home in the area for use. Well, I don’t have much to add after these guys, except that I'm definitely seeing this as an excellent investment opportunity. The locality of Uttamnagar is going to see a lot of growth and development pretty soon. This rail over bridge is one of the major ones actually. You can expect a definite capital appreciation in this area in the future. Now its the best time to invest as the market has still not picked up quite well here at the moment so prices are low. According to the GHMC i.e. our Greater Hyderabad Municipal Corporation, more tax is collected from owners of plots that are vacant. Eg, An owner of a building would be paying property tax in between Rs. 5,000 and Rs. 10,000 for a 300 sq yard land, where as a person like me who has just the plot would have to shell out something between Rs. 30k to Rs 60k every year, or maybe even more.Hello ji. A lot of families in India actually prefer single homes to apartment living but property rates in major metropolitan cities like Delhi and Bombay make it very difficult for people to fulfill this desire because it that expensive. Hyderabad on the other hand, has developing areas like Narsingi and Beerumguda where development seriously seems to be taking place. And property is cheap so more people are looking to invest in independent houses here. Hey so good news! The Hyderabad Metro Rail has recently decided to entend this project and include the Shamshabad international airport as well. This extension is going to cost the state government about 3500 crores but they have still agreed to it. the fact that Shamshabad has been made into one of the station stops for the hyderabad metro, this is very good for the locality. Connectivity to other parts of the city will improve and people will find it easier to commute to work. The project kept getting delayed though and everybody was getting irritated by that but finally the date has not been pushed further and the construction of the metro will be finished real soon and so will the extended 12 km route from Falaknuma to Shamshabad!Hey so good news! Stay away from Manikonda for at least another year. It was only discovered last year that there were many many buildings that were illegally constructed by builders with black money. Since Manikonda comes under Panchayat rule, permissiion must be taken to construct more than ground floor plus 2 floors. Many of these buildings have up to 5 floors. Even offices have floors that are illegal. Precisely about 416 buildings that are illegal have been found so far. Many of them have been demolished now. But it's crazy to think that 90% of the buildings were illegal! This affected many residents obviously because those living unaware in such buildings had to vacate and find new apartments. They're taking action againt the samapanch and the secretary of Manikonda. But please think twice before buying property there! Stay away from Manikonda for at least another year. I love this locality! It is closer to old city but still is very nice and quiet. There aren't too many young people here and there are more number of senior citizens staying in 2 or 3 bhp apartments. The locals are very happy with Santosh nagar. They're proud of the fact that there's been no communal riot here since when it initially started to get inhabited, in 1970. Even the welfare association is made up of people from all different communities. Any civic issue in the neighbourhood is easily solved by this association. There are definitely better areas in Hyd to invest in that will bring you better returns but nothing will be as peaceful as this locality! :)I love this locality! Hey :) I don't know if you were following the news but in January 2014, there was this news article that said that there's a 50% rise in residential property in Tellapur just between April 2012 to December 2013. I think this is a great location to invest in and if you did one and a half years ago, then you'd be really lucky. Hello :) The principle aim of the e cluster project is to build upon the electronic manufacturing hardware sectore in the city. The Andhra Pradesh government had decided that it was high time to expand on this and that is why 2 new e cities are going to come up in 2 locations in Hyd, of which Maheshwaram is one of them and I think the other one is in Fab city. The total investment for this project is close to 3550 crores, of which 940 crores will be contributed by the state and central government. The remaining funds are going to be paid by the private investors. The centre has also agreed to contribute 50% of the developmental cost. This is very good news as these developmental changes is what is required for the value of the city to increase. I actually thought that the situation was getting better. Both Hyderabad and Secunderabad face a lot of water problems especially during summer times. But something was done about this just last year. The Secunderabad Cantonment Board installed storage tanks in all the 8 wards of Secunderabad. Apart from this, when the ground water levels got really low, the builders of apartments and other big complexes were told that it was mandatory to practice rain water harvesting techniques so that water can be conserved in many ways. I think about 10 mini tanks were installed in all the divisions of Secunderabad and now there isn't so much of an issue anymore. :)I actually thought that the situation was getting better. We have launched complaints number of times at our local office. There is no proper action by the department. The drainage water is not letting us move our bikes on the street. That means that an owner of an illegal building, who has been paying Rs 1 lakhs every year as property tax will have to pay Rs 2 lakhs every year. so basically if you don’t have an occupation certificate, then you should find out for sure whether you’re building is authorised or not, and try to get it authorised if not. It was supposed to have everything, from IT parks, to residential housing, and commercial malls even. But that land technically is a heritage zone under the Archaelogical Survey of India so construction wasn’t possible there. After this came to light, DLF was assigned another 30 acre land parcel outside the heritage zone, which is the one that they are selling off now. The funny thing is that this not the land that the DLF were allotted initially when they made the investment. It was supposed to have everything, from IT parks, to residential housing, and commercial malls even. The Pollution Control Board (PCB) have actually tested the water. They also are strongly advising treateing that water before drinking it. In some colonies of Banjara Hills, this tested water has revealed traces of bacteria, and even arsenic contamination. The funny thing is that even the water board HMWS&SB are shirking all responsibilities and claiming that the water is clean, even when it is clearly not. In fact this bus stand used to be a little behind, but it got shifted to its present location because there was some road widening work going on. I think this is the main reason. Even if people wait at this shelter, the buses rarely stop here. So the commuters have also stopped using this bus stand. I know which one you mean. Kulkatpally was one of the localities that was considered to have the worst civic amenities and the assembly set to repair the roads and water scarcity issue of this locality. The residents were asked to even give in their complaints about the area to the authorities and based on that they made categories to carry out their work. Now they are looking to uplift not only facilities like water, electricty, and roads but also issues relating to sanitation, government schools, and ration cards for the poor. The locality will be at a much better place by the end of this year. That is not entirely true. There's always some 'temporary' work that goes on where all the potholes are patched up. This has actually caused accidents and is a safety risk. I don't get why they can't just permanently fix this road. Aside from that fact, I really love Hafeezpet. One of the 'old cities' of Hyderabad, you get a glimpse of old fashioned days as you walk through the streets. I think they said this was in order to protect the buyers from fraudulent property dealers. Also the government is currently holding a number of meetings with all the experts from the CREDAI, where they are discussing all the pros and cons of introducing this bill. I have also heard that they are going to establish 10 citizen facilitation centres or CFCs all over the city, so that the online database could be built up. These CFCs will basically process all the building application files. So you can submit your application both online or at any of these CFCs. Otherwise its really a nice place, and we don’t face many such issues, but there are few bad roads here, which is causing to be a source of problems for a lot of residents. Especially the Road no. 10 is in a really bad state. I generally avoid taking this road, because it is not well constructed. Its really uneven and badly maintained. I agree, this drain is a major nuisance. It stinks so bad. I feel really bad for all the people living in the slums around this open drain, who have to constantly live in such unhygienic conditions. I have seen the well off people even dump things as big as coolers over here. A gate was supposed to be built here, to regulate who all can come in. But nobody built that gate, and now there is just this huge gap in the fencing and everybody just uses it for their own selfish purposes to come and dump more things on this pile. Because of this, I used to get late for work every day! I still take this route but I have to start at least half an hour early to make up for all the jerks, and traffic that the road causes. The pedestrians have to face some problems, especially in the stretch between Patny Traffic Junction and Secunderabad Cantonment Board. Actually the HMR has barricaded this part, so now the pedestrians have to literally walk along the carriageway. It is a bit of an inconvenience, especially during rush hours. You guys can call and lodge your complaints during the monsoon, and they will take care of it. This line is active 24 hours a day, 7 days a week, so you’ll have constant service. Basically now the tehsildars will have to take pictures of the land, state who owns it, what they're going to do with it, and other such land details. If you are someone who follows the vaasthu principle, then you will be happy to know that in green homes signature, close attention is paid to incorporting the vaasthu elements when the house was designed. But in lanco hills, there was no such vaasthu that was followed. But the facilities available in Lanco Hills are amazing. There are TV outlet facilities in all the rooms and bathrooms. Hey I don't think these apartments are ready to occupy as yet. the possession date is only from april 2015. but the prices are listed and it costs anywhere between 26 to 42 lakhs for an aprtment here. lot of good faciltiies are available here like swimming pool and gym. not too sure about the bank approvals though. Yes the real estate rate in Lingampally has beein goin up steadily for the past few years. I think it was around 2,200 per sqft in 2011 but from 2012 it has seen a very big leap and is close to 3,000 rupees per square feet!
