Q:
Hi all. What’s the status on the Metro station in Uppal? I’m asking coz I want to buy property here. But I wont if the construction works are still going on, bcoz that poses a lot of problems in everyday life.
Latest Answer: Oh yeah. It is almost done. In fact it is going to be opened up to the public this October. This is going to be one of those really posh metro stations, there is going to be trial runs in the month of July, to see the public’s opinion about this master project. As far as buying a house goes, I think you’re free to do that. The essential constructions works are all dealt with so there wont be any road blocking or other issues anymore. Also, better get it right away before the property prices rise up further you know.
Q:
I recently heard that Secunderabad faces the threat of a serious waterlogging problem in the monsoon? I’ll be moving here soon, so guys any help please?
Latest Answer: I know, its a major issue. What is sad that there were around Rs 260 crore allotted to this improving the overall drainage system of the city almost 6 years back. It was supposed to be done by March 2014. But that failed to happen because of a number of problems. The biggest reason is the illegal encroachments. So far only Rs 95 crores of the allotted funds have been spent. There are basically 4 primary and 11 secondary drains that need to be widened. But as of now, only 19km out of the 32km of primary drains have been widened, and 5km out of the 29km of secondary drains.
Q:
Guys, can anyone tell me about available apartments in Shamshabad? Ready to move in or even upcoming ones are fine by me.
Latest Answer: Jaipuria Sunrise Greens and Signature Residencies are the ongoing residential projects in Shamshabad as of now. Q:
Can anybody help me out with information about the builders and their previous projects? I need to know if I can trust them.
Latest Answer: Hi friends. I agree with all of you. Even I think Legend Estates Pvt. Ltd is a very trusted name in the real estate business industry. They have always been very transparent about things and that is what I love about them. They already have 5500 residents that have bought into properties that are owned by them and I have not seen bad reviews about them. I do not think there is anything to worry about as far as the brand name goes. Their plans are all put up and I don't think they are over shooting with the resources that they have. I think you would be in safe hands investing with them.
Q:
Hi friends. I have been looking for a property in Mahendra Hills and am planning to shift. How is the locality?
Latest Answer: The area is actually quite a nice locality except for the huge pools of stagnant water. Children couldn't even play outside and any outdoor activity had to be finished off quickly so people didn't have to inhale the stench. But there has been talk of a new drainage system.
Q:
Does anybody know of any previously completed projects by the builder? Also, how is the area?
Latest Answer: Hi friends. I have also heard of Modi Builders. I found a lot of good reviews about them. The service is apparently very good and they seem to deal with the customers with a lot of professionalism. Out of all the things I heard about them, most of them were good except for one bad review that complained about bad quality but did not mention what property and where. Since there were no specifics involved, it seemed fishy. Their most recent project was in 2009 called Golden Plams and another one called Silver Springs. It would be a good idea to take a look at them before you decide.
Q:
Looking at prospective places to invest in, I've come across Ghatkesar near Hyderabad. I need more info in terms of connectivity, safety, and so on.
Latest Answer: Though it’s seen development in recent times, Ghatkesar is still backward in terms of modern amenities. Sure, you can get all your basic shopping needs done there, but anything more, and you’ll need to head into the city.
Q:
Hello! I've lived in Jharkhand all my life. I've got a job offer in Hyderabad, and my close relatives, who live Secunderabad, are urging me to consider Fortune Villas in Mahindra Hills. Can I get some more solid info about this place? Many thanks in advance!
Latest Answer: I like the facilities that they’re offering in this place. I am a resident of Uppal, and in my quest to relocate, even I’ve come across Fortune Villas. You apparently get a landscaped garden, jogging track, gazebo, library, and even a mini waterfall! But it’s a little out of my budget, which is kind of sad.
Q:
Hello. I am looking for a place to live in the locality of Banjara Hills, Hyderabad. I have heard demand there is a lot. Someone please tell me more about this Vaishnavi Srimaan project that I am hearing so much about.
Latest Answer: Vaishanvi Srimaan is offering some nice facilities for the convenience of residents. I’ve heard that there’s a garden along with 24-hr power backup. The maintenance staff will make your society look more presentable, and the security will help you feel a little safer in these increasingly dangerous times.

Q:
I heard that the Waqf land is being sold off in Maheshwaram. Is this legal?
Latest Answer: Hi all,
It cane to know that the AP State Waqf Board (APSWB) ordered an inquiry into the matter few days back. The advertisement was placed in regional language newspapers reportedly by Pride India Builders which is selling plots and independent houses in an approved layout. The advertisement fails to mention survey numbers. Wakf officials said that the land parcel could be a part of 428 acres endowed to Muslim Maternity Hospital. They have take initiative to find out survey numbers.
Q:
Hello. I am looking to invest in an independent house in Shadnagar but I want a little more details about the locality before I take this forward. Do you think the locality has good potential for future price appreciation? If so, why?
Latest Answer: And Shad Nagar does not seem to have any civic issues too. There was supposed to be a Solid Disposal Plant that was supposed to come up here. But there is no news about it as of now.
Q:
Hey can someone tell me the differences between investing in Old Bachupally and new Bachupally in Hyderabad?
Latest Answer: You forgot to mention that there are a lot of simmilarites between old and new Bowenpally. For example, they have small buildings, independently run hospitals, good schools, good supermarkets and pollution of land and the lakes. I would actually prefer staying in old Bowenpally only because the area has great connectivity to other parts of the city which is still an issue in new Bowenpally. Public transport in new bowenpally lacks even shared autos which is really strange. People have to walk quite a bit to their main bus stop. But both places like most other areas in Hyderabad, face water shortage problems and the situation has become worse because of increasing residential projects. But still it seems as though land appreciation will happen a couple of years down the line.
Q:
I'm relocating to Kukatpally in Hyderabad and was wondering if I would face difficulty getting to work everyday because of the broken roads and potholes in the area?
Latest Answer: I don't really think it should be too much of a problem for you to commute to work. It also depends on how far away it is from your house but even then, the roads have improved a lot. I read here http://www.commonfloor.com/news/tag/water-problem-in-kukatpally that there is still a lot of work going on but if you ride a 2 wheeler, then it's nothing you can't avoid. The roads are now well lit and all the manholes have been covered.
Q:
I'm relocating to Kukatpally in Hyderabad and was wondering if I would face difficulty getting to work everyday because of the broken roads and potholes in the area?
Q:
What plans are there for the general growth of Hyderabad infrastructure in the upcoming future? I mean, will it be able to support the huge influx of people?
Latest Answer: By the way, not just that dedicated power line from Chhattisgarh, I’ve come to know that they are also going to look into more renewable sources of energy systems like wind, solar etc. There was a meeting recently where the CM K C Rao discussed a bunch of important infrastructure initiative that need to be taken with a group of major corporate officials. I think they are planning to emulate the single window clearance (SWC) system of Singapore. Under that we can expect clearances within 20-22 days.
Q:
I heard that there is lot of water problem in Somajiguda. What is the situation now? Are there still a lack of civic facilities?
Latest Answer: Before we used to get water supply for hours together, and now only for one hour we get water if we are lucky. We have to literally call the tanker 4 times a week because we stay in an apartment and we run out water extremely quickly. We understand that in the summer it might be a little hard to deal with the situation but during monsoon months like July, still the situation has not improved. It is not as big a problem as it was 2 years ago, but every now and then we wake up to days having absolutely no water.
Q:
Guys, what’s the status of the BT patch work projects of the roads in Khairatabad? How far has the construction process gone? Should I invest in property around this area or not?
Latest Answer: I frankly don’t see the point of doing this every year and wasting our tax money. The GHMC doesn’t know that when you carpet the roads with bitumen layers, you need to follow some basic road engineering rules as well. That’s why the roads keep on getting washed away and the corporation keeps spending around Rs 200 crores everywhere just on the patch work processes. The fact is that regular inspections need to happen to gauge the condition of the roads. Instead, the authorities only bother to do something after the damage is done.
Q:
I've been hearing that Tellapur has a lot of real estate potential but then why do people complain about n number of civic problems in this locality? Especially problems like connectivity. Is it a bad choice for investment?
Latest Answer: Hey :) I don't know if you were following the news but in January 2014, there was this news article that said that there's a 50% rise in residential property in Tellapur just between April 2012 to December 2013. I think this is a great location to invest in and if you did one and a half years ago, then you'd be really lucky. According to me, property value is only going to appreciate because of the growth this locality has to offer. Apparently the township project is going to be on 400 acres of space and it will have a presence of a number of IT companies that will really improve the worth of the locality. Go for it man! :)
Q:
I've heard that Beeramguda is a good place to get an independent house. How profitable will it be for me to invest here? How well developed is the locality?
Latest Answer: I like Beerumguda very much. I think the place has good facilities also. It is close to ORR project and on NH47 which is very convenient location. It is close by to many IT companies and places like Gachibowli and Hitech city aren't that far away and you can get there quite fast. I always make a pros and cons list to give me better understanding of everything. Pros for Beerumguda are peacful locality, beautiful homes, good housing colony, and close by to a good international school. Cons would be very poor bus transportation system and running constructions everywhere that cause sound pollution. It is seeming to really expand in the coming years to come so this is good time to invest here.
Q:
Hello. I want to know what problems the residents of Nagole are facing in terms of civic issues. Thanks in advance.
Latest Answer: Hi, as per the Hyderabad Water Supply and Sewage Board, the STP was expected to facilitate the generation of usable methane or biogas from treating sewage water, and also be able to produce power without any pollution. The treated water would be of the quality that would meet the requirement for surface water disposal standard, which in turn is hoped to improve the overall quality of the Musi river water. While the project did undergo a massive failure due to mostly corrupted governing bodies, the Musi river is in even worse condition now and the residents have to deal with potentially harmful water.
Q:
Hi, I am interested in investing in the Sri Srinivasa Hills project. Any information on the same will be appreciated. Thanks.
Latest Answer: Hi, in my opinion Sri Srinivasa hills is a profitable project, the only drawback being that all villas are only available in 1 bhk option here. Nonetheless, it is a very popular residential development in the Nagole neighborhood of Hyderabad, and offers luxury living at a good cost. Each villa is spaciously built, and surrounded by landscaped gardens, providing ample living space and greenery for a comfortable life.
Q:
Hello there. Finally my wife and I have decided on the perfect villa in KVR Paradise in Bachupally for our move to Hyderabad. Just a little unsure about the place still, so can anyone please provide some info on the amenities, pricing and overall rating of the place? thanks.
Latest Answer: Hello. Most of what I wanted to say has been covered by everyone here already. I will inform about the construction of the project and the materials used. The villas are built with structure that has RCC frame and the design is resistant to earthquakes. The walls are 230mm thick externally and have table molded brick on the inside measuring 115 mm. The surface is treated with smooth plaster and plastic emulsion and glazed with creamctiles dado that go up to 7’0 in height. There are four rooms, living, dining, bedroom and kitchen. as well as balconies and toilets.
Q:
Hi! I'm relocating to an apartment in Jubilee Hills soon. My wife was told recently that the municipal garbage disposal system in this locality is not functional at all. We are wondering how people there dispose garbage. I have a baby, and I don't want to live at a place which is unhygienic since my baby has health issues. Can someone please help me with some info. Thanks in advance you guys!
Latest Answer: Don't worry about it at all. Every morning the guys come and pick your garbage. They even sell the recyclable stuff and use that money for the petrol of autos that they use to collect waste from home to home. This initiative not only gave the residents a clean environment, but also helped many unemployed youth to get a job. When you shift here with your family, you should enrol yourself for this service and then not worry about it at all.
Q:
Hi, for my son’s education I am planning to relocate to Mehdipatnam in Hyderabad because he will be studying at Delhi Public School which is super close from there. Any inputs on the locality and amenities provided in the area?
Latest Answer: Along with all the amenties mentioned above, Mehdipatnam has many services to offer as well, like ATMs like ICICI bank ATM, SBI ATM, Oriental bank of commerce, Syndicate bank and many other well-known ATMs. For healthcare there are plenty of hospitals such as the Lotus childrens hospotal, Care hospital, Medwin Hospital, HOPE Childrens hospital and also the very famous NIMS hospital all within the vicinity. Overall the locality well equipped as well as well-connected in and around.
Q:
Hello, after living in Maheswaram for the last three years I am now having to move to Patancheru due to proximity to my work. I have never stayed here before so if anyone knows about the area please let me know.
Latest Answer: Hey, apart from all the amenities and transport options provided in Patancheru, there is also good options for accomodation. The locality is full of options for 2 and 3 BHK apartments close to the industrial area so that you dont waste time in communitng after and before work. Some of the prominent industries in the area include Aurobindo Pharma, Asian paints, Kirby Building Systems and also Sandvik whichis a multinational compny. The best time for Patancheru was in the past when the Medak constituency had Indira Gandhi as M.P, and this is actually how Patancheru’s first industrial park was started.
Q:
Hi all, I am interested to invest in the project in Secunderabad called My Space. Please let me know some details of the properties like pricing, locality and amenities.
Latest Answer: Hi, My Space project is situated in Bowenpally district which is a popular district of Secunderabad section in Hyderabad and personally I think it is very good area. You have everything around you, shops, restaurants, schools and connected roads. The amenities available in My Space are many and they range from swimming pool and club house to park and a very reliable security system. There is also a gym to make sure that you never lose touch with your fitness needs, and stay exercised all times. Q:
Is it a good idea to invest in Jayabheri The Meadows? It’s not exactly a new project, but i hear it’s still very popular and pretty expensive too.
Latest Answer: Hey man, I understand your confusion with investing such huge amount of money in an appropriate property. There are a lot of properties in Gachibowli which will cost you about the same. In such circumstances, I think you should definitely go with builder’s reputation, resale value, locality, and development scope in the locality. There are a lot of commercial and residential projects coming up near the wipro circle, making it a hot spot for investment in properties. Most of the villas at Jayabheri meadows are sold out from the builder’s end, and now few residents are looking to resell it. In my opinion negotiate as much as you can, you might be able to get a 4000 sq ft for 4.5 crores or less.
Q:
Hey I live in Hyderabad, but my parents live in Chennai. We are thinking of investing in real estate soon. But, can’t seem to decide which city has better prospects in terms of growth and capital appreciation. It’ll be great if I can get some clear comparison points in terms of market growth in both cities and which city is more beneficial for investors at this point.
Latest Answer: Oh that’s absolutely true. He is in fact being a little modest when he says there’s a 25% difference. If you want to compare apartment prices in the city centre, you will see that the prices in Chennai are 60% higher than in Hyderabad, and apartments outside the centre are priced 39% higher in Chennai than in Hyderabad. This data might not be to the dot accurate, but I guess you pretty much get a good picture of the two cities by this. But, you know all said and done, I personally think that Hyderabad will soon see an increase in realty, the city seems to be under stable political condition now.
Q:
Hi, I am looking to relocate to Indu City in Hyderabad from my hometown. The villa I'm scouting for must have extensive amenities and a well-known builder. Any leads?

Q:
While sifting through articles on the internet, I’ve come across the Animation and Gaming Park developing in Hyderabad. I’m very interested, and I would like someone to provide me with the latest information related to this project.
Latest Answer: The gaming and animation park is a Special Economic Zone that belongs to the Information Technology Investment Region (ITIR). The ITIR is one of the most ambitious projects being undertaken by the State Government as the moment, and is expected to bring in investments of nearly 44 billion dollars. This animation park is expected to the change the face of the gaming and animation industry in Hyderabad, by providing the right kind of support. The foundation stone had been laid for this project by the then CM of the State in January, 2014.

I hear nanakramguda is seeing quick developments in terms of great commercial and residential projects. Can someone give me more details on the locality and properties for investment in nanakramguda within a budget of 70 lacs?

Q:
I’m looking to buy property in a Hyderabad locality soon. What is the stamp duty that I can expect? Are there any other charges that I should know about?
Latest Answer: See, when you are going to buy any kind of property, the first thing you should be doing is verifying the title deed for any discrepancies. The title deed is what needs to be transferred from one owner to another. In this process, the first charge will be the 7 percent stamp duty on the sale agreement, the second charge will be the mandatory 2 percent transfer fee, and third charge will be the o.5 percent registration fee. This present model is applicable under every municipal corporation in the state. So, the total percentage of the transaction that you’d have to end up paying to the Government would come up to 9.5 percent.
Q:
Hi, I have saved up quite some money and want to invest in residential properties. But I’m confused because of the multiple types of properties available these days in Hyderabad. Can anyone give me suggestions about what kind of properties should I invest in? And what is trending these days?

Q:
Having lived in a relatively-expensive area like Pashan in Pune, I am apprehensive of shifting to an area like Ramanthapur in Hyderabad. Please tell me more about this area so that I can make the best possible decision for my future.
Latest Answer: I agree with you, it gets really difficult for someone to move from a more advanced locality to a one that’s lesser developed. So, I guess that Ramanthapur may not be best suited to your tastes. But I can say, amongst the surrounding areas of Uppal and Amberpet, this is by far the most-developed, if that offers any consolation at all. I don’t think you’d need to worry about safety much if you live closer to the main road. There’s always people around, day or night, and the streets are well-lit during the night. The price per square feet for a flat in Ramanthapur would come up to around Rs. 3,000 to Rs. 3,500.
Q:
Hey, we’re soon planning to shift from Dilsukhnagar to somewhere far away from the city’s pollution. The NCC Urban One in Narsingi was one of the projects that my aunt told me to find out more about. I’d be really thankful to those who can provide me with some useful information regarding this project.
Latest Answer: Since I’m a real estate aficionado, I had recently received a brochure from NCC Urban One. Their prices, given the locality and the amenities that they’re providing, are quite reasonable I think. But, the project work hasn’t really taken off at the right speed from what I’ve been hearing. Maybe they intend to pick up the pace in the coming future. Coming to the prices, you’d have to pay around Rs. 3,400 per square feet. It is kind of steep for the locality, but then again, you’re getting that many facilities. At the moment, a 3 BHK in NCC Urban One would cost you upwards of Rs. 50 lakhs.

I’m a resident of Chennai and I own some residential property in Hyderabad close to Uppal. I understand that there’s a new government in place for the Telangana region. Can anyone tell me how the new administration is going to affect real estate in and around Hyderabad?
Latest Answer: Hey. I understand your concern behind asking such a question. I had such questions myself before the assembly election were taking place, but now I think it’s best to just wait and watch. Real estate in Hyderabad, over the past couple of months, has been presenting an extreme graph line. Depending upon day to day political news, property rates would shoot up and fall down frequently. The current real estate market status in Hyderabad is however active once again, and construction work which was largely lying dormant is being actively taken up.

There's always some 'temporary' work that goes on where all the potholes are patched up. This has actually caused accidents and is a safety risk. I don't get why they can't just permanently fix this road.
