I’d say it is good enough investment idea. The builders are good and they have a good enough team, who deliver on time. Another of their projects is Muppa’s Aishwarya Condos, which is going to be handed over on June 2014. So the project will be reliable. One of the best things about this project is that they are enforcing the constructions with earthquake resistant structures. I think that will be a major selling point if you ever want to sell it off in the future.I’d say it is good enough investment idea. It’s pretty slow paced and peaceful now. There’s no mad rush of people wanting to buy property here yet, which is gradually changing. People, especially children, have fallen into open manholes that they couldn’t see because of all the water on the streets. The GHMC are actually taking steps to fix different areas of the city that suffer under intense waterlogging. I agree. Chanda Nagar is an ideal location for family guys. It’s well connected to the national highway and the outer ring road, which makes it easy to go anywhere. Moreover there are plenty of ATMs, supermarkets, vegetable shops etc. which is very convenient considering this is a very residential place. This locality has hills and lakes around. It’s a beautiful place especially for people who stay at home, like your retired parents. In spite of its easy accessibility to the main roads, Chanda Nagar is pretty peaceful in itself. The prices had kind of fell down, but now they’re steadily picking up again. My property is in Miyapur, one of the newly-developed localities in Hyderabad. The infrastructure development is progressing as per plan. I think the Inter-City Bust Terminal that’s planned to be constructed here is going to change the face of this part of town. If you want closer access to the city center, then you can look at established areas such as Somajiguda, Khairatabad, Jubilee Hills, and Banjara Hills. Hey, I found some detailed information on the pricing. The average base price quoted is Rs.4400/sq. Yd. In addition to this there is township infrastructure charge of Rs.600/ sq. Yd. You might also be charged a preferential location charge of around Rs.400-900/sq. Yd. A one time Club membership fee of Rs. 75,000 is applicable, and Interest free maintenance security fee at Rs. 125/ sq. Yd is also charged. Normally, these extra costs are hidden and at first look we tend to overlook them. However, I think DLF Garden city is a good option if you wish to construct a house on your own terms and per your own liking instead of buying ready made holiday homes. These are mandatory, you cannot evade them.Stamp duty here is 5% unless the new state of Telangana decides to change it. If you go for an under-construction property, you might have to pay VAT as well at 3% of the property price, you will have to borne a service tax of around 3.7%. Yes it is true that the toxicity and contamination issue in Patancheru has reached its heights, and according to latest findings the inhabitants are also relocating as fast as they can. the others are still suffering, and there is no scope for real estate either as customers are uncertain about investing in properties also. I agree with you but would like to add that Mehdipatnam still counts as one of the suburbs of Hyderabad. Even so, it is quite close to Abids which comprises the center of the city. I’m pretty sure that it is purely for industrial purposes, so it wont be such a big game changer to the real estate market here. I mean, there is not such high demand for houses closes to the industrial area. So Im going to advise you against investing here. Why don’t you try out other places like gachibowli or Madhapur? This is a really old civic issue that Mahindra Hills has had to deal with and it was finally addressed only in June last year. But now there's a complete new drainage system and it is safe to say that the black water pond has disappeared! The new project has pipes that are 24 inches in diameter that are laid all across Ravi Colony to AOC gate and has eased the flowing drainage in many places such as Ravi Colony, Dhanalakshmi Colony, Govt Hostel for Boys, Vyjayanthi Colony and Trimurthy Colony. But the residents have been fighting for this for 2 years and it is a pity that it has taken so long for any change to happen. However the project did end up costing 27 lakhs so seems like a lot of work had to be done. And today the residents of Mahindra Hills can enjoy a cup of coffee sitting in their verandah, something that would have never been possible just last year. Hi there! The property tax in Jubilee Hills and Banjara Hills is certainly higher than other localities like Madhapur, Gachibowli, Hitec City and Kondapur. The GHMC revised the tax rates some years back. We were given some days time to come up with objections or suggestions regarding this move. But then the final decision was to icnrease the tax from Rs. 1.25 to Rs. 3.50 per square feet. It's quite an increase. But like the person above said it, I guess it's worth the facilities you get. So I would suggest you go ahead with your property buying and not let this factor affec it in any way.Hi there! Hey, Madhapur is definitely not perfect. It still faces civic issues like water shortage and inefficient electricty supply. But the civic authorities are constantly working to fix these problems, they just don't seem to be doing a very good job. Now the place is really doing well and a number of people in the city have relocated here. It is because of this that now there have been problems with infrastructural facilities as demand doesnn't always meet supply. Public transportation is quite well done here with road connectivity to all parts of the city. The APSRTC buses in specific are very good and convenient to use. And I thought that not many people were looking to buy property here because it is more of an IT hub? More bachelors are taking flats and residential homes and gated communities aren't preferred. According to the Managing director of Hyderabad Metro Rail, NVS Reddy, the metro rail project’s first section going from Nagole to Mettuguda for 8 km is expected to be opened for public as early as March of 2015. To give you a brief idea, the first phase of this project is comprised of three chief lines which cover distances of about 71 km, between Nagole and Mettuguda for 8 km on one end and Miyapur and SR Nagar for 12 km on the other. Another line from Nagole to Shilparamama stretches for about 26.51 km and will be completed in the second phase of the project. Hello. Basically the road situation is very bad. potholes everywhere, sewage and sludge make it difficult for cars and bikes to ride on it. Many 2 wheelers have met with minor accidents because of uneven roads. And if a car goes fast on these roads, the car's engine starts acting up or gets damaged. And every single road is bad. I haven't seen one nice one yet. Water problem is another thing. Everyday the lower income groups sit by the pipeline waiting for water to show up and it is in very limited quantity. It's interesting to note that Shamshabad gram panchayats didn't want to be included into the GHMC. The past few years has been good for Shamshabad as it has witnessed rapid growth and devolopment. Since the Samshabad International Airport has opened up, the real estate in the area has drastically improved because of which the panchayats don't want to be sharing the revenue with the rest of the city. The international airport has been turned into a municipality centre and the panchayats don't get a single ruppee from the government. It's quite sad as most of these panchayats are quite poor. But still, the locality has become a popular investment hotspot in Hyd! It's interesting to note that Shamshabad gram panchayats didn't want to be included into the GHMC. You're right! Narsingi is a fast growing suburb on the fringes of Hyderabad. It's about 20 km away from the main city and has many ongoing and completed residential projects. This locality is pretty cool because it was actually a sleepy suburb, lacking in IT companies and infrastructure, but the cropping up of luxury homes in the area really got people interested. It's also quite cheap as compared to other suburbs in Hyderabad. The area is actually blessed with very good roads like the ORR and the 100 feet road. Even the 60 feet road is going to be widened pretty soon to a 200 feet road. Because of all of this, reaching the airport only takes half an hour! Good locality to invest in :)You're right! It's also quite cheap as compared to other suburbs in Hyderabad. The area is actually blessed with very good roads like the ORR and the 100 feet road. Even the 60 feet road is going to be widened pretty soon to a 200 feet road. Because of all of this, reaching the airport only takes half an hour! Good locality to invest in :)

Okay so 2 things happened at the waverock event held on the 15th of this month. The CM KCR inaugarated the completed of phase 2.1 and launched phases 2.2 of this project. The project is part of the larger IT/ITes SEZ promoted by TSIIC. The 2.1 phase was a huge success. I think the investment was around 200 crores. The building has about 17 floors and 4 floors of parks. Not to mention, the 7 lakh square feet of IT space that is a huge bonus. The CM has stated that he would offer all his support towards the devlopment of IT companies all over Telengana. Really? Think again. As of the news update in May, areas situated outside the SCB get water supply either every alternate day or once in 3 days. However consumers in SCB only receive water once in 5 to 6 days! In all the 8 wards. That's quite strange considering the mini tanker installations. The 5.3% million gallons of water required by this locality is falling short by 50 to 60%. Residents are demanding for proper water supply in the area. Apparently the main Water Board pipeline that connects to the pump houses of the SCB has been affected and SCB officials are looking to replace it. Residents of RK Puram and Bollarum area are having a tough time because water is supplied only once in a week, that too by tankers. According to a couple of residents, they need to order 6-7 water tankers every month just so that they can get a regular supply of water. Situation is quite sad. Really? Think again. Some had to carefully pick their way across, while other chose to take a diversion. Apparently the civic authorities came immediately to clear up the drainage, but the residents were still not satisfied. Who would be satisfied with temporary work that is anyway going to lead to the same problem again? The problem is that, cattle feed is getting washed away from nearby Chanchalguda area and silt is deposited from the murky napa and damages the drain pipe. I don't think much has been done about the situation because I haven't heard of any civic project being undertaken at Malakpet. But I'm sure some relief will be provided in the form of the new budget. Another 125 properties have been red-marked as illegal constructions. The water supply and electricity connections have been disconnected to these unauthorized buildings. The GHMC are actually taking this whole situation very seriously, they are even organizing campaigns to educate people more on the issues of land encroachment and illegal constructions. The plan of Reliance Trade Tower with its 100 storeys and surrounded by a business district with 30 floor towers did not finally pull through as the 2008 melt down affected any chance of this project seeing daylight. That's such a shame because this one project would have accelerated Hyderabad's growth, almost making it on par with countries like Hong Kong, Singapore and Dubai. But now there's good news because as of the latest news : the Telenganna government is in talks with Reliance to revive this project and has already approves the restructuring plan given by Ernest and Young. Now Reliance Infrastructure is hoping that the government will give them the go ahead for this 7000 crore project. Yes this project was initially proposed in 2007. The entire area was dependent on the water supply of the Hyderabad Metropolitan water board and Sewage Board for everyday water requirements. The groundwater levels started to drastically deplete and even the borewells took atleast 4 to 5 months to pump water. There was also a Manjira lake water connection but there was never a fixed time. There was barely any water that ever used to come out of the tap. Even the monthly water bill for the residents increased from Rs 132 to Rs 212. Yet there wasn't much of a change in the water facilities. Take your time and think about this. I actually don't think it's a good option to shift there. Yes, you’re right, the land they acquired from the Iskon temple is actually lower than the original decided size. The land was inspected last October, and there it was decided that it would be acquiring the Iscon land under the Land Acquisition Act. Initially they wanted to get all 1601.85 sq. yards or 1339.35 sq. m of the temple’s land. But out of respect for the institution of the temple, they reduced the size to 612.77 square yards, or 512.35 square metres. Yeah you heard right. They are selling their land in Hyderabad. But its a 30 acre land parcel so its huge. I don’t think anyone other than major companies or big commercial enterprises will be able to buy this land. But I can still give you some information on this if you want. The total amount that the land is going for is a whopping Rs 550 crores. But then again, the land parcel size is huge. They had actually bought this land from the AP industrial infrastructure corporation (APIIC) in 2008. Yeah you heard right. They are selling their land in Hyderabad. But its a 30 acre land parcel so its huge. I don’t think anyone other than major companies or big commercial enterprises will be able to buy this land. The biggest problem I feel, is the water contamination. There is no way of assuring that you’re drinking clean uncontaminated water. I know some friends of mine who get those mineral water cans. Different suppliers charge different amounts for them – within Rs 20 to 35. Even those can be contaminated, we never know for sure. Not just the RWAs, there is also a senior citizen council and the federation of Vengalrao Nagar colony. The two RWAs here are the Vengalrao Nagar Colony Welfare Association (VNCWA) and Collective Welfare Association (CWA). There is not much conflict as such, but the thing is that we have to pay the maintenance fee to both of them separately. There are even separate garbage collection rickshaws for these two RWAs. Not just the RWAs, there is also a senior citizen council and the federation of Vengalrao Nagar colony. Hi Kukatpally very good locality to invest in. Even though it is 15 km from Hyderabad, still many transportation facilities are there so there is no worry about reaching other parts of the city. It is well connected to all the major landmarks in the locality. There are many taxis and autos that are commonly used. Also APRTC buses do service here on many bus stops along the NH-9 highway. Even MMTS train service is here at Khairatabad along NH 9, just 11.5 kms away. If you go down Vijaywada highway, Kukatpally is just 5.9 km from NH 9. Closest airport is the Begumpet International airport, which is 8.5 kms from kukatpally along NH 9.  Even nearest railway station which is the Hitech city railway station, is only 8 km away located on Hitech city main road. Where are you going to be working? Chandanagar is a nice place. It's more peaceful compared to the other areas. There's a bus stop close by that you can catch a bus to work from. A vehicle will make your life much easier though. As for Hyderabad, it's a good place to live for a bachelor. The nightlife here is pretty decent also. The road conditions in and around Chanda Nagar have improved over the last two-three years. But they are still not very good. The rains cause conditions to deteriorate and makes traffic clog up. This is a problem in most of india though. Don't let only the roads decide your investment. Chanda Nagar is a good locality and has a good potential for growth. Yeah, I’ve also just found out about this new residential project by Rajpushpa. I think it was launched just a few days back. I like the location mainly. My work is in the financial district in Gachibowli, so I was basically looking for nice apartments to invest in around this area. I specifically wanted a nice gated community, so that my family would be safe and comfortable within the premises only. Thats when I found these apartments. I think the project name is Atria. Yeah, I’ve also just found out about this new residential project by Rajpushpa. I think it was launched just a few days back. I like the location mainly. Yes! Everyone seems to be talking about real estate updates at Adibatla these days. Yep the locality is fast expanding and especially with a new amusement park at an international level, infrastructure is going to improve drastically. There's recently been a high demand for plots in this area and now most projects are almost complete. It's actually considered to be the place with the highest land boom in 2012 and investors all find comfort in investing here due to the predictably high land returns in the near future. There are also ongoing IT projects and about 20 new companies. The first batch of 5000 employees started entering in April 2014 and by the next 5 years that number would probably increase by 50,000. There's recently been a high demand for plots in this area and now most projects are almost complete. There are also ongoing IT projects and about 20 new companies. The first batch of 5000 employees started entering in April 2014 and by the next 5 years that number would probably increase by 50,000. Let's not forget that Adibatla is considered the 3rd It cluster in Hyderabad after Hitech city and Gachibowli.

There was also a road connecting Shankarpally to Vattinagulapally that led to the Outer Ring Road. They should start the land developments pretty soon. See, I personally think its because of the residents of the Gowrishankar basti. These people keep throwing all kinds of garbage into the drains. Even plastic bottles and other such big items. So naturally the drains are going to get clogged. Which leads to it overflowing whenever there are heavy rains. The drains are wide open, some fencing work had started few months ago, but even that is not completed. There is a real risk of the children from the slum falling into this drain. This will really help DLF deal with its debts. The transaction is more probably going to be completed by the end of this month somemtime. Once that is done, DLF's debt will come down to Rs 18,500 crore from over Rs 23,000 crore since last year, but is hoping to bring this down even further to Rs 17,500 crore by the end of this fiscal year. Officials from both DLF and My House Group didn't want to comment on the market speculations or matters though. This will really help DLF deal with its debts. In Madhapur, there are more affordable housing options as property here roughly costs about Rs 3500 to 500 per square feet, while in Gachibowli it costs Rs 4000 to 5500. There was a lot of traffic in the area and it was measured to be more than 10000 passenger cars per unit at the peak hour and that made it very important to push this project ahead. Especially the terrible traffic on road number 10 and 12 made it very clear that broader roads or flyovers had to be constructed to east free moving traffic. Hi there. Having lived in Ramanthapur my entire life, I can vouch for the fact that currently there are no current or water problems in the locality. The ongoing water problem was taken into consideration by the BJYM - Bharatiya Janata Yuva Morcha and it is completely out of the way now. Plus, considering that all the housing colony associations have 24hour water supply and power backup facilities, ideally you shouldn't face any problem living in Ramanthapur. Thing is that the rail traffic has already increased rapidly, so these gates need to be closed frequently, which causes these long traffic congestions. Actually a friend of mine was supposed to buy a plot in Lingampally. But then he found that there were very limited options for residential apartments and all those. I feel even public transportation facilities have come up very well in this locality. There are 2 MMTS stations near here namely Hyder nagar station and Hafeezpet station. I've heard that middle class people cannot afford property here. They don't want to shell out anything more than Rs 1800 to 2000 per sq. feet. This is understandable because Hyd has always known to have cheap property prices. People aren't used to this yet. It will still take some time. Do you know why Hyderabad has only one or teo tall structures? Because of a very stupid rule that was carried out by the old government, where buildings that grew taller had to pay extremely high amount of money. A fast developing city needs vertical growth not horizontal growth. If the latter is carried out, then this would just eat up all of the land, not to mention the infrastructure. Lingampally is a really good area to live in but water is a huge issue here. In summer, there is absolutely no water and the civic authorities only provide drinking water every two days during summer! Hey I think that the present price in Shaikpet is at around 6,800 rupees per sqft! And it is said to increase! That is really costly. Hey, yes. The clean up process of the Hussain Sagar lake is already under going. The cabinet recently cleared the proposal for this and has alloted rs 100, crore for this project. The Hussain Sagar lake has been in a very bad state for a really long time now. And its time to actually clean it and make it the fresh water lake it once was.
Yes, I have also heard that the government is planning to build some skyscrapers around the Hussain Sagar lake. So, with the lake all cleaned up and some skyscrapers coming up... this area is all set to see a big boom in infrastructure and real estate. The price of the area will be really high now.

see, i think the apartment project provides 2 bhk and 3 bhk flats only. For the 2 bhk, the price starts from Rs. 46 lakhs onwards. And for 3 bhk flats you can get in from Rs. 68 lakhs onwards. I think this is a very affordable luxury apartment. You can also get easy loans too from LIC Housing as well as HDFC. The project is also HDMA approved.see, i think the apartment project provides 2 bhk and 3 bhk flats only. For the 2 bhk, the price starts from Rs. 46 lakhs onwards. Being a little on the outside of the city, this area is not all that safe. There have been some incidents of robberies and chain snatching in this place. You should be a little careful in this area. After the creation of Telangana, Andhra has stopped paying property taxes. Telangana keeping the policy of division on a 58:42 ratio said that it would pay Rs 48 crores annually.

If you are aiming at the commercial property, then I think the Hi tech city area is perfect for the investment. It has a good blend of the office spaces and many high rise apartments as well. See the cities like Guntur and Kurnool even though they have good resources, they do not have the cosmopolitan advantage that Hyderabad has. The Union Budget of 2015 has actually been good to the real estate market, and I think it will boost the infra in the city. There was a lot on concentration laid on infrastructure creation and the need of public investments in this area. So, the Budget announced the formation of a National Investment and Infrastructure Fund (NIIF) at a government spend of INR 20,000 crore, which will enable it to raise debt and invest through the equity route in companies such as the Indian Railway Finance Corpora tion Ltd. (IRFC) and the National Housing Board (NHB).

Yeah you are right, the price of apartments are bit on the higher side but the project is also located at Hi Tech City. Hi Tech City is one of the major industrial hubs in Hyderabad which is an abbreviation for Hyderabad Information Technology Engineering Consultancy City. It is situated at the north western part of the city. Real estate is shining in this area as the professionals in the IT companies are on a rise. Many upcoming projects are to be seen in the vicinity.
