Under phase I of the Hyderabad Metro rail project, Nagole and Shilparamam are supposed to be the two end stations in the metro rail route. It will cover a distance of 27 km between these two stations and will cover several other stops in between, like Mettugoda, Secunderabad, Madhapur and Hitec City as well. The Hyderabad Metro Rail, which is still under constructed, is touted to be a complete cure for the Hyderabad’s traffic woes. However, this project is being developed in a haphazard manner, with a foundation work having already been done in most parts of the city. But since the foundation work also takes up more space that what is ideal, the roadways in many parts of Hyderabad have become very crowded. Hi! As you may already know, property prices are quite hefty in Somajiguda. You can get 3 BHKs for rent in gated communities or in separate apartment buildings. I think for a 3 BHK, you’d have to pay around Rs. 20,000 to Rs. 35,000 depending upon the location within Somajiguda itself. Additionally, you also have a library, tennis court, community hall, and health facilities. With motion sensor cameras and solar fencing, I don’t think you need to concern yourself much about safety. Especially in the summer months this condition becomes unbearable. I don’t specifically know about the conditions in the other localities that you mentioned, but I think the supply is pretty shaky everywhere in this city. There’s no denying that Miyapur and a lot of other areas in Hyderabad face water shortages and traffic problems. I have been living in Miyapur from past 10 years, and due to the metro construction I can tell you that there is definite traffic congestion here. But, you don’t really need to worry about either water or traffic because Fountainhead is a gated community and they have provisions to make sure you don’t face acute water shortages. Also, I don’t know if you already know this, but there is a 4 km traffic free shortcut via the hafeezpet railway station which leads to fountainhead. Telecom nagar is only 4.6 kms from wipro circle, and you can take the ORR to avoid any traffic. The rent in telecom nagar is cheaper when compared to indranagar and ranges between Rs. 10,000 to 16,000 for a 2BHK. I agree too! You can purchase a nice flat here for less than 30 lacs, and there are options to buy independent houses too at less than Rs. 40 lacs. Also, I would say that just because the rates are low here, it shouldn’t be considered as a backward area for investment. Malkajgiri is an ideal area for small investments. Hi. yes it is true the power shutdown has been between two states and it is leading to erratic supply of the water in many areas of Hyderabad including Patancheru region. The problem is either very low supply of water or none at all. Everyone is angry about it and many complaints have been sent to the water board about the lack and low pressure of water supply. The board has only submitted a detailed reports on the cuts but not done anything in actuality to address the problem yet. The problem is either very low supply of water or none at all. Everyone is angry about it and many complaints have been sent to the water board about the lack and low pressure of water supply. The board has only submitted a detailed reports on the cuts but not done anything in actuality to address the problem yet. Hi I think Mehdipatnam is a great locality to move to specially if you want to be away from the chaos and commotion of the urban city. The government body for Mehdipatnam is GHMC, and Vidhan Sabha constituency is Nampally. For shopping and sale, the locality is perfect and has plenty to offer including one of the most prominent vegetable markets in Hyderabad called the Rythu Bazaar. Hyderabadi food can also be found in plentiful here in restaurants like Sarvi Bakers, Mandar, Niagra, 4Seasons. It is a comfortable life here mainly because there is shopping, eating and travel facilities available at the tip of the finger. Close to Mehdipatnam are Rajendra Nagar which is where you can find many agricultural university, and also the well-known Gachibowli stadium area. Don't worry about it at all. Every morning the guys come and pick your garbage. They even sell the recyclable stuff and use that money for the petrol of autos that they use to collect waste from home to home. This initiative not only gave the residents a clean environment, but also helped many unemployed youth to get a job. From my experience I’ve seen that most employees of all these offices in Hitech City prefer living a little bit further off to help with their savings. Oh and now with this metro station and once this metro line is active, you can sell it off with your eyes closed! Otherwise you can also consider renting it out. Of course there will be buses for other cities; it is going to be an intercity terminal. So there will be plenty of buses leaving here for neighbouring cities of Bangalore, Chennai, Mysore, Vijaywada, etc. Did you guys know that this is going to be Asia’s largest bus terminal? Yes. It's higher. In places like Madhapur and Hitec City, the change was from Rs.0.93 to Rs. 3.50 per sqft. Where as in Kondapur and Gachibowli, it was raised from Rs. 0.93 to Rs. 2.80 per sqft. I've heard that this change was brought in after a study was conducted. They randomly chose 20% of properties in each of these areas. Hi tech city is about 8 kms away, the closest railway station in Hafeezpet is about 3 kms away, and good schools, hospitals, restaraunts are all located within a 4 to 5 km radius. There are a presence of a number of IT companies and other MNCs and with all these major corporations comes major development. Infrastruture in the locality is really good and there is great connectivity to other parts of the city. Even the metro rail is well established here and takes care of a big portion of public transport in the locality. In fact, it's quite interesting to note that people prefer Miyapur over Hi tech city to live in. It faces the least number of civic problems in the entire city and has always been a promising locality for investment. Additionally, out of about 18 major drains, some of the local drains spew raw sewage from many surrounding colonies directly into the Musi river. The Andhra Pradesh High court did issue a direct order to the state government of hyderabad to alternatively check the discharge of sewahe water into the river but this was never done. So none of them even filed or registered their buildings which made it all the more harder to deal with the situation legally. There have been 2 kinds of structures. Irregular and Illegal. Illegal structures are the ones where no permission have been taken at all from the panchayat and constructions have just happened on the land acquired by the builders. 215 of the buildings out of the 416 have been illegal constructions with absolutely no legal documentation. Irregular constructions are those that aren't regularised. Those buildings where permission has been taken from the panchayat but in actuality, they are violating the norms of ground floor plus 2 floors. And they delayed demolishing those buildings where there were residents till they moved to other places. And even the builders got a number of legal notices which they prompty ignored. The streets are neat and well maintained and it is a quaint nice little town. But this place actually faces many civic issues. Firstly, the drainage sometimes seeps onto the streets because of broken pipes making the entire place stink. And this leads tothe very bad roads that always have sludge and muck on it that makes it very difficult for bikers to ride there. And don't even ask about the garbage disposal problem because nothing has been done about the piling on garbage for a very long time. So yeah think about it before investing here! Residents feel they should have more water resources and some facility must be provided for the same. According to the grampanchayat, the situation is much better now because they have already made the necessary arrangements for the Manjeera water pipelines to be set up here. They also have plans to develop the cattle market by providing better facilities. Also, 50 villages are coming together to connect these stretch of areas to the ORR. In 2012 , sudenly there was large increase in demand for commerical space in Jubilee Hills and there was automatic growth of business sector over here. But graphs showed that only 50% of the commercial space was actually occupied. 72 buildings for office space were constructed and only around 33 were fully occupied at that point. Other buildings had only ground floor tenants and the other floors remained unoccupied for long time. Many business peoples are preferring commercial space that is furnished but since this is additional expense for the developers, they do not undertake this. Now I think the locality is doing really well. Actually the thing is, it is not that Jubilee Hills didn't do well. Somajiguda is a place having lots of commercial spaces. It is closeby to areas like Secunderabad, Himayat Nagar, Ameerpet and Banjara Hills. Hey. So 2 years ago the problem was very bad in Punjagutta. Actually what happened was, an old slab was laid over the drain in Model House in Punjagutta and this completely caved in. This caused so much traffic chaos and the drain that was supposed to carry drain water, actually carries sewage instead. And most of the commercial complexes directly let in the sewage into the storn water drains. It was a very unpleasent situation and it is high time the GHMC takes this issue seriously. Hey. The roads and buildings officials are super hesitant to hand over the hands to the civic authorities for them to develop it. But now, the civic authorities have taken it upon themselves to fix gantries in 14 roads and Nanankramguda road is one of them. They also have plans of constructing elaborate footpaths for about one km, landscaping, greenery development on median, BT recarpeting up to 1 km and if needed, road marking paints and street lighting. We can expect it to be ready by the third quarter of 2014. This project was not bad actually, over 8 lakh square feet area size. And the developers are also quite reliable. Now that the Outer Ring Road has opened up, there is a lot of developmental changes in the areas that are in close proximity and Gachibowli is one of them. Thank our lucky stars that there were some government officials who saw the amount of losses that would have been incurred if the project went forward. In order to build a park, an entertainment centre and a zoo, the ecology in the forests would have seriously taken a toll. The animals, birds and trees would have all disappeared and the effects of tourism would have even affected humans in the form of pollution and population explosion. Hey there. Shadnagar is fast developing! What's really great about the locality is that you get really good residential homes, independent houses, luxury apartments and plots of land at cheap and affordable rates! It's situated about 50 kms from the main city of Hyderabad and because of that this locality is so nice and peaceful, free from the hustle and bustle of everyday city life. There is no observable water or electricity supply problem in the area as yet and hopefully it shall remain that way. The Rajiv Gandhi International airport is only half an hour away from Shadnagar and the area is well connected by roads and highways so Hyderabad is easily accessible. :)Hey there. Shadnagar has a number of lucrative advantages that increase demand for property here. I see that localities like shadnagar, Kukatpally, Begumpet and other localities on the outskirts now seem to have more potential than places located in the city. begumpet is another option for you if you want good affordable housing options. Development may be slow initially but HDA is doing the best it can, to facilitate investment and development in a lot of suburbs. I just hope Shadnagar doesn't react adversely to population pressures as the infrastructural facilities currently present may not be enough to cater to a growing population. Dude you didn’t mention the amazing tennis court. I think that’s what caught my interest at first. I love playing tennis, and I was looking out for apartments to invest in from the beginning of this year. So when I found about this project, I immediately thought, yeah why not! I’ll be moving with my family, so safety is an important issue. The CCTV surveillance and the round the clock security is an added bonus. The funny thing is that nobody is taking this matter up to the authorities by making a formal complaint. Ive been there myself, and I’ve seen that the road direly needs to be levelled. Its highly unhygienic as the water from the adjoining sewers flow into the street during heavy showers, and people have to walk right through it. If you move in here, and find that this problem still persists, then I urge you to lodge an official complaint at the town planning office. The pedestrians hardly ever use the zebra crossings while crossing the roads, and thats why they get hit by all these vehicles. Also the traffic regulation is not good. Okay funny thing is that only very recently there has been a search operation in this colony. See I think right now after all these high end security measures, there wont be any safety issues in the locality for a long time now. Because Kukatpally is essentially an ideal place to have your house in Hyderabad. I myself lived here for a long time, and I never had to face any kind of issues as such. Yeah you’re right. This place is majorly a children’s park. I know because my sister’s house is there and her sons used to play in this place after their school. But what was happening was those local shops and all started opening up here. So that’s illegal encroachment right because they didn’t have any legal or official right over this land and they actually cannot build anything here without prior permission and a lot of paperwork. The Seethafal Mandi Railway Station is much closer though. It should be just around one km away and you should reach there within 15 mins. There are at least 4 to 5 parks around the area that I have seen. They all in good shape and look like they have been maintained regularly. So there is a lot of fresh air being circulated around. Like mentioned above, on Shaikpet Road there are nice restaurants like Domino's and The Patio. Also at the end of the road, near Toli Chowki, you will find a few shopping centers like Banaras Shopping Mall, Season's Shopping Mall and Star Bazaar for you to buy clothes and accessories. At the same chowki, you will find at least three or four specialty and multi specialty hospitals Like Relief Hospitals and Apple Hospitals.Hi! I think the reason is because the Mayor is going to have a conference here. But any which way, It is good for us residents. Our internet bill will gwt lesser. :PHello. The traffic cant flow properly, and it makes me late for work everyday. I have to leave like half an hour early to reach on time. There is supposed to be a fine, Rs 50 to Rs 200 for the law breakers who park there. But the cops are so incompetent; they hardly ever charge the miscreants with this fine. The SHO Uma Maheshwar Rao has said that they are looking into the matter, so maybe it will get better. I know, its a major issue. What is sad that there were around Rs 260 crore allotted to this improving the overall drainage system of the city almost 6 years back. It was supposed to be done by March 2014. But that failed to happen because of a number of problems. The biggest reason is the illegal encroachments. So far only Rs 95 crores of the allotted funds have been spent. There are basically 4 primary and 11 secondary drains that need to be widened. But as of now, only 19km out of the 32km of primary drains have been widened, and 5km out of the 29km of secondary drains. I know, its a major issue. I think you should invest here only for long term investments. Because only now many infrastructure projects are taking place here. I have come across this project and it looks good in all aspects. the area of the apartments is around 1500-2500 sq ft. The average price per sq ft is around 2700 rupees per sq ft. And i think that is a reasonable price in bowenpally. the price i have heard starts from 50 lakhs and goes up till 70 lakhs. See the nearest fully developed area near Hakimpet is Bolarum, where you have lots of shops and many recreational facilities as well. Let me give you some details about the price that is around in this project. The builders are charging around 2,200 rupees per sq ft , and the 2 bhk flats will come to around 23 to 24 lakhs and the 3bhk apartments will cost you around 30 or 31 lakhs,
That seems pretty okay, as that is the present rate for apartments in Yapral right now. The price is actually really reasonable. And the size of these apartements also seems pretty spacious. And yapral is very pleasent and calm to stay.

This project already has the approval from the Hyderabad Metro Development Authority, so i think it is pretty reliable. But this project is not ready as yet. Hi, Raghavendra. I think it is a great idea that you are planningto buy a villa there. The villas are all basically 3 bhk and 4 bhk apartments again, and the entire property is coming up in over 43 acres of land so it is a big budget plan wit more than a 300 units for sale.
