Generally the power demand in a day from the Greater Hyderabad district is around 290 to 300 million units. Last summer there was a sudden increase in the power demand throughout the city, which led to about 6 hour long power cuts.

See, if you want to rent a place in Malakpet, then you might have to settle for an independent house. This is because large-scale construction of apartments and multistoried buildings in Malakpet has begun only recently. The rates over here are not that much, but then neither are the facilities. It is a relatively cheap neighborhood that has seen much development only in recent times. Car showrooms, hospitals, shopping complexes, and swimming pools are all available in this locality. You might not like some parts of it though, as they happen to be quite underdeveloped. I agree, I don’t think you should worry about the dispute at all. I was reading through an article on The Hindu the other day, and found out that the Lanco Group is continuing to invest in the development of the township aggressively. I’m sure if they sensed the project to go down badly, they wouldn’t continue with such intensive property developments. I would suggest you to keep your search a little wider than Adibatla at the moment. However, It is true that the big projects mentioned above will result in a rapid increase in properties and projects in Adibatla. As of now the concentration is to sell off good chunk of residential and commercial plots in adibatla. You can find projects like Cyber Green, Cyber County, Garden street etc selling residential plots starting from 4 lacs. Builders like SMR vinay, Modi builders, Praneeth, lodha builders etc are offering great apartments at great deals. But, like you mentioned, the metro construction acts as a slight disadvantage in terms of creating congestion and traffic jams. The metro rail construction is aimed to be completed by 2015. But, I believe this disadvantage would turn into advantage when the metro rail starts. The roads will be less congested then hopefully. Hey, that’s right. Once complete, this project designed to be a gated community with round-the-clock security and CCTV surveillance. So safety wise, I guess you’re all good in this community. Sir, I understand your concern with the traffic. Like mentioned above Madhapur is definitely a good place to invest in. Besides, I think traffic issues are something that come free with development in the area. Oh yea! There is some water shortage. But, this is restricted only during summers. Most of these properties have rain water harvesting done, so the problem is minimised. Any area as developed as Miyapur will face some water shortage at one point or another, but I think you shouldn’t worry too much about that. Ideally, you could just pay off some extra maintenance during summers and have sufficient water run through your taps all day. Besides, I think Miyapur is a good area in terms of property capital appreciation. Investing here might turn out to be beneficial.Oh yea! There is some water shortage. If you are moving with family, Square Avasa is a great pick because there are plenty of facilities that cater to a family’s needs available here. Also, the locality Maheshwaram where it is situated is wonderful because it is much more well-developed than other areas of Hyderabad, and Takkugua is one of the better known places. The villas offered are either 2 or 3 BHK and are built on area 1800 sq ft. There are 100 to 500 units housed in the project and their prices range from 1.29 CR to 1.89 Cr. They are either 3 BHK or 4 BHK and spread over 150 acres in a wonderful location on the Srisailam Highway of Maheshwaram. The designers behind the project are from Malaysia called SAA International and are a very credible company. It will also serve as a cold storage, along with service stations and other commercial stops. There are about 400 owners in Jubilee Hills and Banjara Hills alone. Out of the 1600, only 500 owners have been paying thier taxes. This is also because the land values are being increased. Hey this is just a suggestion but have you also thought about investing in Beeramguda? It's located 28 kms away from the heart of the city while Miyapur is 23 kms away. Both places are about 18 km from the closest airport at Begumpet. The only thing is that Beeramguda lacks the presence of many IT companies and social infrastructure is not as well developed as Miyapur. Kukatpally! This locality is awesome to live in. It has been going through multiple developmental stages over the past couple of years and has now emerged as one of the posh and well developed localities of Hyderabad. It's just as well because it is in close proximity to a number of IT industries and other such companies. Really good schools, hospitals, parks, restaraunts and malls over here. Travelling becomes easy in Kukatpally because it is super well connected to other parts of the city. The area is famous for both commercial and residential property. And as far as I know the hi tech flyover has been completed and now Kukatpally rarely faces any traffic problems let alone any other civic issues like water problems and power cuts. :)Kukatpally! I like Beerumguda very much. I think the place has good facilities also. It is close to ORR project and on NH47 which is very convenient location. It is close by to many IT companies and places like Gachibowli and Hitech city aren't that far away and you can get there quite fast. I always make a pros and cons list to give me better understanding of everything. Pros for Beerumguda are peacful locality, beautiful homes, good housing colony, and close by to a good international school. Cons would be very poor bus transportation system and running constructions everywhere that cause sound pollution. What has happened is nothing but rape of Manikonda in broad daylight, for 5 years. The Govt has witnessed the action from 2007 onwards without any shame, till Lokayukta ordered it to act. The state Lokayukta investigation was carried out to check up on these buildings. I feel really bad for the flat owners becayse they were completely cheated by these builders and now they might have to regularization taxes or something like that which is very expensive amount. They are furious and they want strict action to be taken against the builders and they want them to compensate them for all these taxes. Can such massive fraud be conducted in a small pocket of land without the connivance of Hyderabad Municipal Corporation? Strange happenings. And why didn't the government do anything about this all this while? It is still quite puzzling. But I wouldn't suggest investing in Manikonda. Another annoying problem are the thief's in the area. Lot of chain grabbers around and this has shocked many woman who walk the streets back to their homes alone at night. The presence of the mahila mandali is a good thing because all the women are free to meet and discuss problems they face amongst themselves. And apparently the cops in this area are as lazy as the day they were born. They don't do much to help improve the situation. The problem with Tellapur is that, even though it is very well located and close to all importannt vicinities, it is still so darn difficult to actually get to other places in the city like Gachibowli and Madhapur. The narrow lane beneath the railway track can't even be used now because of the increasing population and hence inceased traffic. It is impossible to cross the road to drive on that lane. Also the flyover construction that is happening alongside the bridge is another big headache. Half the time we have to take diversions because officials don't let us pass. Uppal and Kapra are two localities that have been devloping over the past 2 decades, but still the numerous colonies lack proper civic facilities. Problems like irregular water supply, bad roads, improper sewage treatment plant, drains are left uncovered, and so on. All this is attracting lots of mosuitoes and it has become a real menace in this locality. This was sometime last year when I went there. I frankly don’t see the point of doing this every year and wasting our tax money. The GHMC doesn’t know that when you carpet the roads with bitumen layers, you need to follow some basic road engineering rules as well. That’s why the roads keep on getting washed away and the corporation keeps spending around Rs 200 crores everywhere just on the patch work processes. The fact is that regular inspections need to happen to gauge the condition of the roads. Instead, the authorities only bother to do something after the damage is done. I frankly don’t see the point of doing this every year and wasting our tax money. Travelling from Somajigadu to Hitech city is a big pain because of the traffic problems. Also the silt that was supposed to be cleaned up ages ago from the drains, still hasn't been done and hence drains are still blocked. Water problem is also there in this area. Sometimes residents don't get water for about 5 to 7 days, where they have to resort to getting water from tankers. These are regular issues of the area that still have not been solved. Travelling from Somajigadu to Hitech city is a big pain because of the traffic problems. Also the silt that was supposed to be cleaned up ages ago from the drains, still hasn't been done and hence drains are still blocked. Water problem is also there in this area. Sometimes residents don't get water for about 5 to 7 days, where they have to resort to getting water from tankers. These are regular issues of the area that still have not been solved.

But atleast the commissioner has made sure that a temporary solution to the problem would be provided till the permanent solution of completing the project is done. This will bring some relief to the residents. Yes there is a new master plan for hyderabad city! :) The new plan is supposed to relocate 30 million people of the city i.e 3 times the present population to places on the outskirts of Hyd past Kukatpally, LB Nagar, Uppal and Kapra. Its just some basic procedures and precautions for clearing land titles before allotting them to someone. All the other states follow these protocols, I don’t know why our state government is lacking in this department. A good idea, I think, would be to incorporate an exit clause in the land title document, in the case of controversy or evidence of fraud. Basically the standing committee decided to stop all the demolition processes. I’m myself not for this, because I feel that it was teaching the miscreants an important lesson about the repercussions of illegally constructing buildings. All those unauthorised buildings have not been destroyed, so I feel that some of those frauds will have gotten away with this. Regularising the buildings wont help in sending a message across, because now they will think that they don’t need any authorisation to build constructions, because in the end they are going to get away with it anyway. It is such a nice peaceful locality right now, with friendly people and clean atmosphere. There is a big risk that there will be a number of problems caused by the construction of all these new commercial structures in the locality. I feel that since it is such a purely residential colony, any commercial structure should not be built here, since that will definitely ruin the charm of this place. Hi there. They should provide parks, playgrounds for children, government schools and hospitals with all the land that they have. Land prices in gachibowli range between 18000 to 25000 rupees per square yard. But still I feel that so much more can be done with all of the land that is no longer open to private investors. The open drains of the lake have also become a breeding ground for mosquitoes. Residents of this locality are unable to leave their doors or windows open for too long. Children cannot play outside after 5:30 pm because of the large number of mosquitoes and the horrible smell. I suggest you think twice before shifting into this area. The whole stretched gets waterlogged, and you cant see where you are going. Whenever anyone tries walking on this road in this waterlogged condition, they will inevitably get splashed by all incoming vehicles. I don’t know if anything has been done about this issue, but a few days back some authorities had visited this affected area and were taking measurements.
