Q: What is Aasthi tax in Mysore, and how can I calculate it?
My replies to this discussion
Hey, Aasthi is the property tax that is levied on immovable property by the Mysore City Corporation. According to the Karnataka Municipal Corporations Act, property tax remains constant for three years, then increases by 15%. So all you have to do is pay the same amount for three years, then increase it by 15%, and pay that amount for next three years and so on. You can also go to the zonal office to get it calculated by paying an extra Rs 25 to Rs 50. That is unnecessary as you can do it by yourself.Hey, Aasthi is the property tax that is levied on immovable property by the Mysore City Corporation. Q: How much do I have to pay for water every month in Bogadhi? How can I pay the water tax?
My replies to this discussion
The Mysore City Corporation is responsible for water supply in the city. So the charges for Bogadhi, as well as anywhere else in the city, is the same. The monthly minimum charge is Rs. 175. This charge is applicable only if you use under 25,000 liters of water every month. You’ll get charged a lot more if you exceed this limit. About the water tax, you’ll receive a water bill every month after signing up for a water connection. You can head over to the nearest MysoreOne center to pay the bill. The Mysore City Corporation is responsible for water supply in the city. Q: With the construction of the Outer Ring Road, how will the return on investment near Narasimharaja Boulevard be affected?
My replies to this discussion
The final stretch of the Outer Ring Road connected Bannur junction with Nanjagud Road is still under construction. Without the ring road, all heavy vehicles travelling between those points have had to travel within the city through the Narasimharaja Boulevard. Once the pending construction is completed, this part of the city will be a lot more valuable on the real estate market. I think it is a good idea to invest in property near the Narasimharaja Boulevard. Once the Outer Ring Road is ready, more and more people are bound to want to buy property near this area. Property prices will definitely go up here. The final stretch of the Outer Ring Road connected Bannur junction with Nanjagud Road is still under construction. Q: How much Stamp Duty will I have to pay for a 2BHK apartment in Vijaya Nagar?
My replies to this discussion
Hey, in Mysore the stamp duty is 6.65% of the property value. The average square foot price of apartments in Vijaya Nagar is Rs 2580. So if you buy a 2BHK apartment in Vijaya Nagar, then it will cost you around Rs 40 Lakhs. The stamp duty will be calculated on the property value and it will be around Rs 26,000. You can make the payment by buying stamp papers of the same value as that of the stamp duty, then printing out the sale deed on them and then getting it registering at the sub-registrar’s office. You should also note that you have to pay stamp duty whenever you have received the property, be it a gift, an inheritance or a lease.Hey, in Mysore the stamp duty is 6.65% of the property value. Q: How much will buying a plot in Zed Rainseed cost me?
My replies to this discussion
Zed Rainseed is still under construction, but you can buy the plots from beforehand. There 3 different types of Zed Rainseed plots available for sale. The average square foot price here is Rs 1350. So you will have to calculate the total cost, depending on the area of the property that you’re buying. I’m not sure about the area of the plots being offered at Zed Rainseed. But an average 1500-2000 square feet apartment will cost you around 20-25 Lakhs.Zed Rainseed is still under construction, but you can buy the plots from beforehand. Q: I’m joining L&T from next month. Which of these two areas, Hunsur Road and Elavala, is better suited for renting a 2BHK apartment?
My replies to this discussion
Hey Ramesh, I’m sorry but I have to disagree with you. Elavala might currently not have many options for apartment buildings, but there are plenty of residential projects under development. The Yesh Megacity project is almost complete. Most of the apartments have already been sold off. Once the construction is completed, you will be able to rent a 2BHK apartment there. Hunsur road is also a good option as there are more number of general stores and supermarkets in this area for your monthly or weekly grocery shopping.Hey Ramesh, I’m sorry but I have to disagree with you. Q: I was looking at properties in Mysore to invest in, and I came across the Premier Redwood project. Can anyone give me any further information regarding the project, like what kind of apartments, the area, etc? Will it be good investment idea?
My replies to this discussion
Hey, good selection! I was also looking at residential projects few days back and I ran into this project. It has 2 and 3BHKs. The best part about these apartments is that the built-up area is really huge. So if you’re planning to live there with your family, then there won’t be any problems related to space. There is enough room for everybody. The 2BHKs have an average size of 1400 sq. ft and the 3BHKs have an average area of 2100 sq. ftHey, good selection! Q: How is the power situation V.V. Mohalla?
My replies to this discussion
V. V. Mohalla, along with the whole of Mysore has been suffering from severe power shortages. The conditions are even worse in the rural areas falling under the jurisdiction of the Mysore city Corporation (MCC). V. V. Mohalla gets power supply from the Chamundeswari Electricity Supply Corporation (CESC), which is currently under severe power shortage. These power outages can get problematic during the hot summer months, as there are some water supply issues as well. V. V. My replies to this discussion
Hi...I think that the project is a good one to invest in. It is located in RT Nagar in Mysore, which is a new emerging layout. The layout is becoming very popular because of the good roads and drainage facilities. The locality has very good connectivity as the ring road is very close by. Q: Are there any layouts planned by MUDA?
My replies to this discussion
MUDA are really on a roll lately as they are planning to develop so many layouts. I think their plans to develop new layouts is because of the crazy demand for property in Mysore lately. Apart from layouts and satellite towns, MUDA are also planning to build apartments in Mysore. Because there is very little space in some parts of Mysore, they have proposed to build 1BHK, 2BHK, and 3BHK flats. Q: Which localities would you suggest for renting a 3BHK house for under Rs. 10000?
My replies to this discussion
There are actually a few localities where you can rent out a property for under 10000. I think the best locality for you could be Kuvempu Nagar. The locality is one of the most popular areas of Mysore. You will find many shops, schools and hospitals in the area, and the locality is only 5kms from the heart of Mysore. The locality has wide roads and all important amenities are close to the area. You can rent a 3BHK apartment for 7500 to 10000 monthly rent. You can reach other parts of the city quickly using the outer ring road and the Mananthavadi road which are adjoining the locality. You will also have to pay a deposit before renting a property and you may also have to pay a maintenance fee. There are actually a few localities where you can rent out a property for under 10000. Q: I've read in a lot of news articles that Mysore is fast developing and real estate value is going up. Is there potential in investing here?
My replies to this discussion
Actually last year was pretty bad for Mysore real estate wise. There were a lot of developmental projects to help strenghten the city but to no avail. These projects took place at a very slow pace and did little or nothing to help Mysore's current issues. Mysore is actually suffering from shortage of space. There are a lot of migrants here who prefer 2, 3 bhks but finding apartments in Mysore, according to me is not easy. Sure, property prices are cheap but quality also should be a factor. I think IT employees prefer lavish residential apartments and gated communities which there aren't many of in Mysore. And the facilities are all basic. Nothing extravagent. There should be more creativity involved in constructing houses and I find that lacking in Mysore. Actually last year was pretty bad for Mysore real estate wise. Q: I've been reading many news articles that say that the roads in Mysore are going to improve? What sort of developmental plans are there? Will this help the real estate to boost up?
My replies to this discussion
I'm a student in Mysore and I travel by 2 wheeler. I can't even begin to describe what a pain it is to commute anywhere. Mysore is a tourist destination so it is confusing as to how infrastructural facilities here are as backward. Roads are narrow and there's not enough room for the increasing population. Let's not even talk about the potholes and rough patches! I've had to avoid accidents so many times because of this. This project is good for Mysore definitely. We should give it some time to unfold. These sort of projects usually take years to complete. We're lucky if it is completed by the end of next year. :P I'm a student in Mysore and I travel by 2 wheeler. Q: Has Bogadi been facing some civic issues lately? How well developed is the locality?
My replies to this discussion
I think the problem lies in the fact that Mysore seems to be trying to expand very fast! 10 years ago Bogadi was considered a satellite township but now it is very much part of the main city of Mysore and places like Hunsur are now considered outskirts. This vast expansion must be good for the economy but it is putting a strain on the limited resources and that is why it is difficult to deliver proper civic facilities equally in all the localities. Give it time, and probably Mysore will learn from mistakes and there will be not only growth but also development, if you get what I mean :)I think the problem lies in the fact that Mysore seems to be trying to expand very fast! 10 years ago Bogadi was considered a satellite township but now it is very much part of the main city of Mysore and places like Hunsur are now considered outskirts. Q: My work requires me to shift to a 1 bhk apartment on Bannur road in Mysore but will the incomplete ORR project cause any traffic and electricity problems in the locality?
My replies to this discussion
I was one of those people who had everyday headaches because of this project. I worked in an IT company in the city and had to use that road everyday but there were many diversions I had to take just to avoid traffic and congestion. I don't live there anymore so I am not too sure about the current situation but as of the beginning of the year, the 9 km stretch from Bannur to Nanjangad Road was still under construction. I remember facing many power cuts also because of all the road work. I was one of those people who had everyday headaches because of this project. Q: Hey guys, have the price details for the Lakvinsar Royal apartments been announced yet? I’m interested in this apartment, as I was looking for something at Hannahalli. Any information you guys can give me on this?
My replies to this discussion
No, I’m sorry man, the price details haven’t been updated yet. I cant find it anywhere. I tried calling the builders, but still didn’t get any price info. I think they wont disclose the price details until someone is actually 100% interested in investing in the project. Or it could also be that its too early to divulge the price details, thats why they haven’t done it till now. Its a pretty interesting project. I think I’m gonna wait for the price details to come out before investing somewhere else. No, I’m sorry man, the price details haven’t been updated yet. I cant find it anywhere. Q: Hey guys, I’ve been hearing a lot about the UPOR project. What exactly is it?
My replies to this discussion
Yeah, there are still some issues with this whole project. Currently it is lagging behind because of delay caused by the property owners, who are not submitting documents on time. Also there have been several reported cases of misplacement of some important documents. But it should be fine, because more than 1 lakh property register cards have been issued and will be distributed quite soon. The only challenge the government is facing right now in this project is to figure out a way to document collection wrt vacant lands. Yeah, there are still some issues with this whole project. Q: Hey, people. Is the state government taking any measures to improve the infrastructure in Mysore?

My replies to this discussion
That’s a very good question, my dear friend. The chief minister has allocated 100-crore for the development of Mysore. The focus will be on the water distribution system, upgrading of the outer ring road and the promotion of non-polluting ITes and IT sectors. The main priority will however be the clearing of the encroachments in Mysore. That’s a very good question, my dear friend. The chief minister has allocated 100-crore for the development of Mysore. Nearly lakhs of rupees worth materials were demolished. I am speculative though. The government giving reminders on time to these people is a possibility. Q: Hello, I heard that Mysore City Corporation is coming up with an online mechanism to give approvals to buildings. How true is this?

My comments to replies
Yes. This is quite true. The Mysore civic body has off late seen a ot of violations of the bylaws and have decided that a facility like online building approval is totally necessary because the city is growing exponentially year after year.
What is the use of this step and how is it better than the one now?

Yes, you can definitely go for it. I have been living in the area or the last 4 years, and my stay has been really good. The locality is situated in the north east parts of the city, and has decent neighboring localities like Rajendra Nagar, Rajeevnagar, Udayagiri, Jyothi Nagar, and Mandi Mohallla.
How is everyone doing today? I just wanted to ask if the area is connected to the city airport and railway station?

Q: hey, I came to know that most of the development projects in Mysore has been going at snail pace. can i get some detailed information about this?
My comments to replies
Yeah that is true. The works, especially those which are under 100 crore rupees are going very slowly. Only four of the 119 development projects taken up in Mysuru under the chief minister`s Rs 100-crore grant could be completed in the past one year.
Oh..is it true..what is the reason for this. Will the fund for these projects be lapsed then in this financial year?

Q: Hello, I have heard that there will be a big step taken towards keeping the city clean with investments towards sewage treatment being made. Can you tell me about them?
My comments to replies
Mysore city seems to have learned from Bangalore city debacle at handling the garbage situation and now has come up with plans to build two new wastage treatment plants in the city which will be worked on and be made operational very soon.
Hello, where will these two plants be located?

Q: please suggest how is approx rate at present in this location....i have heard some site being developed by remax

My replies to this discussion
I think the problem lies in the fact that Mysore seems to be trying to expand very fast! 10 years ago Bogadi was considered a satellite township but now it is very much part of the main city of Mysore and places like Hunsur are now considered outskirts. This vast expansion must be good for the economy but it is putting a strain on the limited resources and that is why it is difficult to deliver proper civic facilities equally in all the localities.I think the problem lies in the fact that Mysore seems to be trying to expand very fast! 10 years ago Bogadi was considered a satellite township but now it is very much part of the main city of Mysore and places like Hunsur are now considered outskirts.
