As far as the civic amenities go, you have plenty of schools once you reach the Gokulam zone. Its a small apartment building. 1250 sq ft for a 3 BHK I would call it a bit small for today's new residential projects. But then the location is the actual plus point. Hunsur Road is such a developing place. Its comparatively cheaper for land/plot price. I also read that there has been a trickle down effect of all this on the festival street food. Yeah. The houses are spacious and awesome! 3 BHKs come at 1850 - 3230 sq ft area while te 3 BHKs are at around 5550 sq ft. Thhe prices are decent compared to rest of the Mysore City. Yes there are 1200 and 1500 sq. ft. plots available as well. If you register for these plots, you will mainly receive a mother deed, a plan approval from MUDA, a release letter from MUDA, allottment letter, possession certificate, sale deed, khata and a few other imp documents. This distance is filled with hundreds of unscientifically created bumps. Along with all these things, see, the traffic jams are happening very frequently. The price varies for the certificate. The Application fee is Rs 5 only. And you have to pay Rs 30 for the first year. And then, every year Rs 10 is the count. The builders are offering pretty great payment plan for buyers. exactly. along with clearing the applicants seeking the sites, the state government as well as the muda is trying to reach out to the farming community to take part with their landholding and get the sites in return instead of the cash compensation. I'll tell you the exact sizes that are available. You'll get 2900 and 3150 sq ft of 3bhk villas and 3900 and 4100 sq ft of 4bhk villas. But whatever you decide, all of them have the same price rate. Kuvempu Nagar is a prominent location in Mysore and the residential areas in this place are most sought after beacuse it is filled with trees, roads are neatly tarred and has very good transport system and is also close to the city center. Hi the area that you are looking at for your investment is basically on the outskirts of Mysore. In fact its even a little off Mysore, beyond the western limits of the city. So be ready to make an extremely long term investment, because no development here is slated to be done anytime soon.
It is strategically placed, this road. On one side, towards the south actually, you have the Bodai Road, whilst the SH 88 lies or the Hunsur Road on just the north of the road. Both roads help the connectivity between this area and Mysore city.

From a commercial point of view also, this place is pretty barren as of now. The nearest supermarket is in Elavala - the Discount World Supermarket, and to get there you have to go on the highway for quite a bit. Umm, there is a waste management plant in thi area. and I think that is the only waste and sewage management plant in Mysore. I feel it is better if you dont take up a house anywhere near this plant. Coming to the facilities in here, they are pretty okay. you do have a few colleges and schools in here like the National Public School, hari Vidyalaya, Christ School, Sri Sharada Publis School. Hospitals are a little far away. Yeah, I think its a nice locality to live here. you can see that most part of the city is either agricultural land or barren land. But there is a small residential community near to some link roads connecting the area to the Bogadi road. This area has some very good residential areas. Apart from this the commercial infrastructure of this area is also quite good actually. Guys, you can see some very good shops and hypermarkets in this locality like the Appollo mall, Butterfly Shop, Wood Designers, A&A Mobile Shop, Delhi Chat Centre etc.
Yeah, I agree. Not only the commercial, but also the area has some very good social infrastructure too. The famous St. Philomena's College is located in this locality. You can see that the St. Mathias School as well as the JSS Medical College, JSS College of Pharmacy, JSS Dental College and Hospital, as well as JSS Ayurvedic Medical College etc.

Tilak Nagar is actually a very good and famous locality in Mysore. You can see that there are some very good residential pockets in this area. Moreover, this part of the city is quite posh also. The area is near to the Sayyaji Rao road as well as the Anegundi road.
Actually this area mostly comprises of the Individual houses only even though it is in the prime locality of the city. But, you can find quite a few good residential apartments here like Sankalp apartment, Chitra Apartments, Sankalp Prakrithi, Saamudhya Bhavana apartments etc here.

Somanatha Nagar is one of the prime residential localities in the area of Ayyajayyanahundi in Mysore. The Ring road of mysore passes through the centre of this locality. This connects the area to the rest of the localities and important places in the city of Mysore.

Yeah...some of the nearby schools to this region are TS Subbana Smaraka High School, Thotada Mane, Government School, Ases, Sri Nirvana Swamy Krupa Vidyapeeta, Cauvery College of Nursing, etc. But these are all in distant areas and are not very easy to access.

Now that you mention it there was a bit on a issue a week or two ago because Valmiki Road- a prominent and a very busy road connecting Hunsur to KRS road because the road was dug up to lay some Under ground drainage system pipes.
Are you still travelling in this road? How is the condition of the road now? Heard they are doing some repairs? Are they?

Yes. This is happening. Apparently MUDA has brought this project back from reaching oblivion, after a break of three years. They are working to come up with a 484-acre layout in the South West of Mysore. It is expected to start distribution from the July of 2016.

At the Kabini river dam, the level on last week was around 2,274.94 ft as against the maximum of 2,284 ft. I think that there should be a subway in front of Brahmapuri Gate of the Palace to facilitate people to cross the busy road. As per my knowledge, there will be 81 plots in Phase I with plot size ranges from 1200 sqft to 2400 sqft. Mysore Town Planning Authority has sanctioned the project. The development is expected to get completed by 2017.

I want to know what are the advantages and disadvantages of Bogadi Road, Mysore.
Bogadi has a lot of issues. Even after 20 years of being around, basic civic amenities are lacking. People had to end up paying 600 to 700 rupees on water tankers. Also regular road cutting activities undertaken by the civic body to 'fix the drainage system' hamper daily commute
