Hi all, Those who bought flats in Neptune Sawrajya, Ambivli in Kalyan can file a complain in Thane District Consumer Dispute Redressal Forum for deficiency in service. In January 2014, a flat owner named Chauhan filed case in Thane District Consumer Dispute Redressal Forum and the forum directed the Neptune builder to pay Rs one lakh fine to Chavan for deficiency in service and also to give possession of the flat to Chavan within 10 days of his paying the remaining cost of the flat, else he will have to pay Rs 300 per day as fine to Chavan.

Even the Housing Minister Prakash Mehta recommended a decrease in FSI-TDR rates to make land available to developers in return for a specific percentage of free homes to the government, which could be sold at low prices to the poor classes. Making sure that the offered new housing policy would be "pro-people", Maharashtra CM Fadnavis told the developers to work together with the government in its mission to provide affordable housing for the lower-middle class and the poor people.

My last question to you............How can a builder know whether their Occupancy Certificate has been accepted or rejected? If the development is unable to fulfill the building norms, what will happen? Is there any penalty for deviation?
Well Abhijit, Very simple answer, no occupancy certificate means that the building has not been given a "Pass Certificate" by the concerned authority. As such, it does not have all the necessary infrastructure or clearances that make the building inhabitable. You might heard the news of Campa Cola Society where no necessary clearance was taken and building was demolished.

Q: Hello, I have rented a 1 bedroom flat in Mumbai and signed 11 month leave and license agreement. There is no lock-in period and the agreement clearly states that, both parties can terminate the agreement by giving 1 month advanced notice. Yes, but it prohibits landlords from imposing market rents. Now, all those who have taken such commercial establishments on rent and also those living as tenants in residential homes that are bigger than 862 sq-ft will not be protected under the Rent Control Act.

No, not like that. To make sure that the amendment does not lead to a sudden increase in rents, the amendment has included a provision where in for the first 3 yrs. after the amendment has been introduced, the owner of the property can only impose 50% of the market rent.

Hey Pradyuman, It is also mentioned in the amended Maharashtra Rent Control Act 1999 that from the 4th year onwards, the landlord can levy 100% of rent, though the act has introduced one more warning that the landlord cannot levy a market rent that is more than 30% of the annual income of the tenant. In such cases the tenant will be liable to pay rent equal to only 30% of his/her annual income.
Right Kunal, It seems to me that the Maharashtra Government is trying to create more housing stock and development by moving the amendment. Under the current Maharashtra Rent Control Act, rents cannot be charged at market rates for buildings constructed before 1969 (cessed property). In such buildings only a standard rent could be imposed.

Hi Ketal, I would like to mention here that in 2013, we had bought MHADA home where total build-up area is clearly mentioned on the sale agreement so I don't agree with the lady. Unfortunately this is kind of acceptable practice in the Mumbai Real Estate market that Carpet area being 60% of Salable area i.e. 607 x 0.6 = 364. You will be actually cheated if Carpet or usable area for you is less than 364 Sq. Ft.

The whole approval process has become indescribable lengthy, tedious, unpredictable and depends on the whims of individual officers. Getting approvals has become a major problem for builders and has increased the interest cost not just of the builders but also of consumers. Because of that Maharashtra Govt. has to take few necessary steps against the approval process. You might aware of that.

What Rajat & Ketal have mentioned above is true. And my advice to all the buyers as well as the investors, do not invest in any project which is at pre-launch phase. Pre-launch means the builder have not got all the necessary approvals but still want to sell the project to raise the money for clearing the document approvals from concerned government department.
@Ravindra, Even i got the same reply. Every time they say IOD or approvals in next 3 months. I don't understand that which 3 months they are talking about. I am not able to understand why people are still investing in this group's pre launches even after so many posts about Jaycee group's different project all over Mumbai, where members have been continuously cautioning others to stay away from this group who does only pre launches, collect money and project does not take of even after 5 years.

Hmm, I am planning to send notice to builder and very soon i will send. I know it will impact zero on them but atleast it will help me a lot to take legal action against them. All builders get several notices and litigations nowadays, they very well know how to handle and wriggle out of it.

The location of the project is quite good as you can find a hospital and school. It is also situated within 15 to 20 mins of the railway station and the airport. The amenities provided include a club house, power backup, swimming pool, lift, security, park, reserved parking, visitor parking, intercom facility, gymnasium etc.
Hi Devika, Please, do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat. Make sure you visit the actual project site and see the location, how well connected the area is city, how are the roads, what is nearby the place and other important factors. A lot of people book properties in real estate expo and exhibition, which I do not think is a good idea at all.

Q: Property bubble to soon blast in ULWE. The Navi Mumbai airport has become financially unviable option and plans are almost confirmed to cancel the airport and return the land which was acquired initially. @Kishore, But if you are planning to buy property within the Municipal limits of Mumbai, is exactly the localities which I mentioned i.e. Sewri, Wadala, Goregaon (East) and certain areas of Chembur. I would also say Bhandup, Kanjur Marg, when you compare LBS Marg vs Western Express Highway, there is a big delta in terms of valuation. That area looks very attractive.

Hey Dwarkesh, As per the current information which i got in April 2015, the residential property rate in the Ulwe is Rs. 5700/sq-ft. The values may vary depending on the location infrastructure, amenities, facilities and other related issues.

Bhai paperwork se kya hota hai, humne kai aise plan bante or phir file me bnd pade dekhe hai...... we want that govt. impose it effectively. In most of the high-value pockets of Mumbai and other cities, ready reckoner rates have already moved above the market value and therefore stamp duty on market rate will be effectively lower

Hi Guy's, Yesterday, i heard that the International Finance Corporation (IFC), a member of the World Bank Group, will invest Rs. 160 crore along with Tata Value Homes (TVH), a subordinate of Tata Housing to finance affordable housing projects for low income group across India.
This move indicates that our govt. is quite active for the middle class as well as for the poorer. Day before yesterday, i heard that the govt. has strictly told the opposition for the final sitting on Land Acquisition Bill and today once again a good news for middle class people. This project will really help to fill the country's significant housing deficit. At the same time it will help to increase availability of affordable and value homes in India.

Right Dhiraj, But being a citizen some of the measures that will be take in to make Navi Mumbai an Eco City include installation of solar water heating systems, rain water harvesting systems, use of LED lights, promoting the use of fly ash as a building material and use of Sewage Treatment Plant, water by housing societies.

@Dhiraj, It was very necessary because the per capita greenhouse gas emissions on account of consumption of electricity and fuel emissions are higher than the national average. So, the efforts are taken to bring down this figure. There was also a seminar-cum-workshop to brief the architects, builders and developers on the importance and means to incorporate sustainable development in their building plans.
@Ravindra, Some community initiatives like having plots for agriculture production, affordable housing and effective use of STP water would ensure optimal use of natural resources and also a holistic approach towards a greener city. It is expected that the cost for constructing a green building is higher by Rs400-500/sq ft.

Another reason may be buyers ablitity to fire on money and the property prices are still not finding a common ground. Affordability remains an issue. Even with price stabilisation in residential market, they still rule at a level which is not fitting most budgets.
You are right Roshni, While a good economic scenario should front to improvement in the individual income, it would take at least a year or so for that to happen, Mumbai recorded 55777 sales registrations between January and November, against 57171 registrations in the same period in 2013.

Further it came to know that over 300 structures affecting the flyover work had to be relocated. Hi everybody, The government is getting ready to launch PM Narendra Modi's most committed scheme" Housing for all by 2022". Modi is probably to launch the scheme as an umbrella mission, recounting all affordable housing schemes and slum redevelopment projects. And it is expected that the scheme will be launched in mid of June 2015.

Q: Hi, I have bought a flat in Navi Mumbai and I have not received the Occupation certificate. The building which was constructed come under the Coastal regulation Zone. What are the implications of it ? The building was constructed in the year 2010. Would we ever get a OC. What can we do now?

HI Sachin, Without OC, the building is technically unfit for occupation and hence in the event that any accident takes place, the occupants / users of the building can hold no one liable and would not be eligible for any insurance or compensation claims. Water, sanitary and electricity connections, if already obtained, are liable to get disconnected. You can talk to the builder to get OC or else refund of money without any deductions.
Is there any similar flats nearby? Ask the owner of that flat whether they have received the OC or not. Try to visit your local Municipal and ask for the remedies. Because according to the CRZ rules, no OC has to be given for residential or commercial purpose if it falls under 100 meters from the High Tide Line.

Hi Sachin, You can verify it visiting the local Municipal Corporation or Ministry of Environment & Forest. They will tell you whether the locality comes under CRZ or not. Residential buildings, office buildings, hospital complexes, workshops shall not come within the definition of operational requirements except in very special cases and hence shall not normally be permitted in the Coastal Regulation Zone.
You will be shocked to know that as many as 130 buildings, spread over land worth hundreds of crores in the satellite city of Navi Mumbai, were built without Coastal Regulation Zone (CRZ) clearances, much like the controversial Adarsh tower in Mumbai. The violations were acknowledged by the Navi Mumbai Municipal Corporation (NMMC) in response to an RTI query.

Hi folks, It is came to know that Maharashtra government is thinking over its own "Smart City" project with an aim to provide development opportunities to cities that have not been selected by the Centre under its ambitious programme. As per the State Urban Development Department, the project is at a beginning stage for now and nothing has been finalized on paper as yet. However, the Chief Minister has in-principle and given his approval to go ahead.
Yes Arup, Mumbai, Thane, Kalyan-Dombivli, Nagpur and Aurangabad are among ten cities selected from the state for the Centre's "Smart City" project. State had chosen 33 cities for the Smart City project. However, according to limitation of 10 cities, state had to drop other cities. The preparation of these cities was admirable and hence, the state government has decided to introduce its own "smart city" project so that they can change the face of these cities.

You are right Lokesh, And McKinsey's role in the project was leak after the National Institute of Urban Affairs (NIUA), which is responsible to implement the project, released the tender seeking request for qualification cum request for proposal on February 17.

Well Roshni, Yes, the Intimation of Disapproval is only an approval of the civil plans. Review of the structural plans is done in parallel with the NOC process. No approval to this plan is required from the Municipal Corporation but copies are required to be submitted.

The rents from these apartments will reduce their financial burden very much. At the same time, it will be a new option for those who want apartments for a short period of time, but do not want to pay excessive prices.

The project is pre-launching phase for sale. Sizes of the flats are 1BHK in 725 sq-ft, 1.5BHK in 845 sq-ft and 2BHK in 1135 sq-ft. The current price is Rs. 12000/sq-ft.

I actually booked a flat in RNA palazzo in 2012 but now in think I am stuck this project is not starting. Every time you call them they will say 1 month it's been 2 year no progress
I always advised the buyers and investors of not buying any pre-launch project. Reason, they collect the advance amount from the pre-launch project and invest those money in their under construction project and the pre-launch project get delay due and they tell their pre-launch buyers and investors that they are waiting for the approval.

Hello Priti, Check your agreement first, is there any clause for compensation on delay possession. If yes, then file a case in Consumer Redressal Forum for deficiency of work by the builder and ask for the compensation with interest. Better, take the advice of a property expert and then proceed.

We can not blame the employee. They are doing their duties what they have ordered to do. They are getting salary from the company for this work. It is our duty to check the credential of the builders and developers before investing in any project. A little homework before investment can safe us from those builders. Take the advice of a property expert and file a case in the consumer forum for compensation.

Hi Amreesh, Mira Road is now completely developed. Areas such as Poonam garden, Ramdev Park, Beverly Park and areas close to Cinemax theater are among the most sought after localities on Mira Road. It has attracted more builders into the area. Now it has become one of the hotspots for property investment and rentals.

Hi Apurva and Savio, Earlier, we can judge a builder by its no of completed projects but now-a-days it has become very difficult to judge a builder's past reputation. Oyster living has successfully completed 6 projects but nobody know that they will deliver the 7th project on time or no. Only you can judge better than anyone else. Check all the legal approvals like IOD, CC, check is there any land issue where the project is going to develop, visit the project site, ask the local residents about the issue they are facing, the the connectivity and the infrastructure development of the locality, how far is the basic amenities like, schools, mall, markets, bus stand, eating outlets, hospitals, banks etc. from the project site. If all satisfies then go for it. After all it is a matter of your hard earned money.

As per the latest trend, area of houses in NCR-Delhi has dropped 9.7% over the past 5 yrs, in Pune it has come down by 7%, while Hyderabad has seen a 6.5% fall while Bangalore and Chennai have seen a 23.7% and a 22.2% drop, respectively.

Absolutely right Saran, Increased pricing has also help the consumer to postponed their buying decision. So many steps have been taken by Maharashtra Govt. to speed-up the property market but all invain. I hope that the 2nd half will be the fruitful as during the first half of 2015, the government has initiated a number of infrastructure projects that will drive sales across Mumbai region like the Coastal Road Project from Nariman Point to Kandivali, clearance of Navi Mumbai Airport, which are expected to drive the investments in these regions.
Right Veena, I think one should invest in the Panvel, Kalyan, Nalasopara, Kharghar, Mira Road, Dombivli, Kamothe, Ulwe and Sanpada as per current report these localities are the top investment destinations across the Mumbai region.

At the same time, banks unwilling to lend, developers were forced to raise money from private moneylenders, family offices, private equity funds and NBFCs at high interest rates of as much as 25% to discharge their debt and meet working capital requirement. Now they are looking to refinance these high cost debt.

As per global real estate consultancy Cushman & Wakefield's latest report on Private Equity investments in Real Estate, Chennai recorded the highest level of transaction volume during first half of 2015 with total investments of Rs 3778 crore, which increased many folds compared to the investments in first half of, 2014. The total Private Equity investment volume in Chennai in first half of 2014 was just Rs 200 crore.
It is true that Chennai was noted the top deal where US-based New Vernon Capital invested Rs 2400 crore in SP Infocity IT Park. The 2nd largest deal was also in commercial office asset, where US-based Blackstone invested Rs 1060 crore to buy 247 Park in IT corridor of Vikhroli in Mumbai.

Well Khushi, Goregaon East is one of the fastest growing residential localities in Mumbai. Yes, i have seen the list of smart city that is being built and many more cities/towns which are coming up or located in the helpless coastal areas, need to be designed and built based on multi risk resilient features. So, these cities must have a basic of disaster management plan integrated with district disaster management plan.
Hence, the NDMA has now recommended to the Urban Development Ministry about the disaster resilient. The NDMA has further proposed the concept of "Early Warning to the Last Mile" to save lives.

Kuch mahino se aisa kyon feel ho raha hai ki humare desh me vi kuch achcha ho raha hai....Chalo der se hi sahi magar jage to...... Earlier, Credai has pointed out that the cost of raw material used in manufacturing cement has come down from January 2015 to September 2015 but the companies never passed this benefit to their consumer.
Credai also alleged that the cement manufacturers were involved together in controlling supply and prices. In Delhi-NCR, the price of cement risen to about Rs. 300 per bag from Rs. 210 a bag on August 1st.

Right Nishant, A single window clearance system would end the red-tape involved in getting clearances for projects and the government should think in that direction for the healthy growth of the real estate sector. Some ULBs do not even have a system of providing the inward number to the applicant whenever a developer applies for project approvals.
Against the poor system, real estate developers across the nation observed a day's strike on Tuesday following the suicide of a developer from Thane in Maharashtra. Suraj Parmar ended his life a few days ago in his fight against the system.

Q: To enable time bound and hassle free clearances for projects in urban areas, central govt. has decided on stream lining approvals and will soon issue a notification to this effect by the end of November.

As per a report, our country is ranking low in terms of doing business in urban areas and it is really very essential to improve the same in the reference of efforts for continuous high rate of economic growth and other initiatives like housing for all.
Now, it has become very necessary that streamlining of approvals need to be taken seriously to decrease project cost, delay in possession and harassment of project developers. Cabinet Secretory PK Sinha suggested to the ministry of environment and forests & climate change to consider incentivizing permission with the guidelines.

Govt. has taken the matter of developers very seriously and send guidelines to several department. As a result, the ministry of civil aviation has uploaded Colour Coded Zoning Maps on its website of 9 of the 12 major airports for which 65% of applications for height clearances come. This would enable urban local bodies to deal approvals without the applicants going to the ministry.

@Pradyuman, It is good to know Pardyuman. CIDCO has already undertaken various projects, including Navi Mumbai International Airport, JNPT capacity building, NAINA pilot project, metro and railway projects and creating affordable housing, which will be the major economic triggers for the city.
And the development project reports of the proposed projects are also ready and most of the smart city projects are expected to be completed by 2019.

Hi folks, Good discussion!!!! But these reduction may not look so attractive enough for buyers to change their buying decision. May be it cab be changed in long term. Developers are interested to reduce their inventory level, and are offering discounts and better deals. This would definitely attract buyers and investors.
At the same time, interest rates on home loans offered by banks are coming down even if not to the expected figure, then still enough to give a definite advantage to home loan seekers.

@Alokesh, Thanks to a decline in share prices of private banks, many public sector undertakings banks showed gains. Bank of Baroda was the top gainer with a 2% gain at Rs 124. Other gainers were Punjab National Bank and State Bank of India which mildly recovered by 1.28% and 0.5% respectively. Federal Bank, Yes Bank, Axis Bank and HDFC Bank were among the private banks that were in the green. ICICI Bank continued to be a drag on the bank index with the share price declining by 1%.

Q: The Kolhapur Municipal Corporation (KMC) has started cracking down on property tax defaulters by sealing their properties.

Good job KMC!!!!! It sealed a hospital in Dudhali for non-payment of property tax to the tune of Rs 1 crore since 2005. The total dues with the hospital after adding the late charges are Rs 1.6 crore. From Monday, KMC will also seal over 16 more properties in the first phase to recover tax dues worth over Rs 7 crore.
Definitely a good job. If you are earning then why are you not paying the taxes. Your taxes will help a lot to the development of the country as well as the state. If your state govt. is providing several facilities, you must have to pay your property tax on time.

HI everybody, I am agree with you Pradyuman. As per the rules regarding tax recovery, the KMC can seal the properties till the defaulters settle the amount. The civic body may also go for forfeiture or auctioning of properties to recover the dues. Nothing to say on that as they are doing their duty honestly.
The current financial year will come to an end next month. Property tax is considered one of the most important revenue generation sources for the KMC. It contributes around 20-25% to the total revenue generated every year.

Hi Mahesh! The TDS should be deducted when the property is handed over and the final payment is made. For under-construction property, the buyer is considered to hold an interest in the property and for taxation purpose is not considered the owner until completion.

First of all, i would like to tell you that if you are purchasing a new property and intend to negotiate with the builder then you must know that a builder is not authorized to sell parking spaces as individual real estate units. According to the “Apartment Act” in most states, car parking is a part of the society’s common areas. Since the purchase of parking space has been deemed illegal, the transaction to purchase would become invalid.
Vineet is absolutely right.......Once the housing society is registered, you become the owner of all the common spaces of the apartment complex including the parking space. But at the same time, if there are limited number of parking spaces, than the managing committee decides the basis of the distribution in consultation with the members.

Hi Vivek, I think Naigaon will take some years to come up or to be equivalent with Mira or Bhyander. At least 3-5 years, with respect with infra & connectivity issues. For East - West connectivity, work has commenced on Eastern and Western sides. The Mumbai Metropolitan Region Development Authority can construct a bridge over a creek to connect the east and west of Naigaon, but only if it plants 4,000 mangrove trees, the Bombay high court said in January 2016.

VVMC bus has started, currently only one runs on the road, with 1 more to join soon. Not to distant future, direct bus to Mulund, Vasai, Borivali etc would also be started.

Hi folks, About the infra, yes there is a highway proposed that will connect directly to Vasai. However, that is a 10 yrs process just like how Miraroad has developed. Naigaon is the best place to invest currently if you are looking for a long term investment. Don't expect that property price in Naigaon will touch Mira road level in 3-5 yrs.
I agree with Rajat. And would simply advice against new launch in Naigaon as you never know how long they may take to start the project. If you can get an under construction property for 3600-3800/sq-ft. by paying around 50% upfront then go for it Or, you can simply look for a ready-to-move flat for around 4100 to 4400/sq-ft and give it for rent which is 4000/pm for 1BHK.

Hi Arushisha!!! Hiranandani Fortune City is located in Navi Mumbai across the Thane district border and is the most populated city in the Raigad district. Situated on the bank of Creek, the city is surrounded by major MIDC managed regions like Nagothane, Khopoli, Patalganga, Taloja and Roha. Connectivity is also good in the locality. Panvel is the main junction where major highways meet. It is situated on NH4 and is the starting point of Sion- way, Mumbai- way, NH 17 and NH 4B. There are frequent NT and BEST buses that run from Panvel to other localities of Navi Mumbai with ST stand and NT stand being the two main bus stations in the area.

Hi Rupesh! Considering the appreciation which has already happened in most of the eastern subsurbs up to Kalyan is next opportunity likely to be in Ambernath/Badlapur? My analysis says, Lodha project on Taloja Road junction on Katainaka to Badlapur Road will make difference to area. The flat there is costing around 45 lakhs for 1BHK where as Ambernath just 10-mins drive from there, flats here are available at under 25 lakh for 1BHK. Considering this price difference and good road as well as rail connectivity I believe next destination for good return is these locations only.
You are partly right Arushisha. But i think particularly Badlapur has potential for good development on Ambernath Badlapur highway on the right side with beautiful hills one side and city on the other side. Planned development is possible as it is completely virgin land near to station as well. The rates in this area is around Rs. 3000-3500 gives room for at least 30 to 40% upside and still will be below the present rate of Lodha project or kalyan or shilphata rate by almost 40%.

Yes, sizes of 1.5BHK will be available from 900-990 sq-ft and its price will be Rs.46.80 lakh to Rs. 51.48 lakh onward and Stamp Duty and Registration charges will be extra. As per their sales guy possession date will be April 2017.

Q: I have bought a 2 BHK flat with a stilt car parking. Builder charged 2 lakh additional for stilt car parking which is included in the registered agreement cost. Well Meghna, As per list in authority website, Hyde park has got part Completion Certificate for Tower A to H and J to X (1540 part). So, i do not think there will be any issue in registration process. Quality of the construction is also good.

Hi friends!! A project requires different kinds of approvals and sanctions from various civic agencies and govt. depts, including the city development authority, fire fighting dept., land and revenue department, Airports Authority of India, forest dept., the National Monuments Authority, defence ministry, power and water departments and so on. So, it is my advice to involve a lawyer or do your all due diligence before buying property anywhere in India.
According to me, if a buyer is planning to buy a flat, he/she should must ask for the IOD and CC before booking any flat. IOD will have the list of approvals from various authorities such as the pollution control board and the departments of traffic, fire and environment; it also lists the reasons why the project has been disapproved or approved. While CC is the proof that the builder can start construction.

Hi Purva.... A 3BHK flat in 932 sq-ft.(Carpet area) will cost you Rs.1.21 Cr onward. Stamp Duty and Registration charges extra. As far as approval is concerned, BMC has approved this project and OC is in place. More than 75 owners have got their flat possession. HDFC, IDBI and Axis Banks have approved this project for housing loan.

Good Evening Hitesh!!! Aarambh Residency by Shreeram Developers is a MCGM approved project and IOD and CC are in place. Currently, this project is under construction and work is on full pace. As far as bank approval is concerned, HDFC, Axis Bank, DHFL, Indiabulls Housing Finance Ltd. etc. have approved this project for home loan. Neral has seen 5% growth in last 40 months. So, 5-7 years of time period will be a good for high return.

Q: we went to visit prathana builders at andheri but were welcomed with a gush of stinking lavatory smell, poor slum areas and ghastly surroundings, We have visited prathana in dadar and other projects and this is by far the worst, they should do something about it atleast remove the lavatory and have a decent entry!!

Hello Sir, Prarthana La Alteza was launched in the year May'2014 and if there is any such issue, buyers of this project must raise their voice and post the update on any real estate forum site but till now there is not a single negative reviews buy the buyers. I think, it will be temporarily for few months. I think you should talk to the builder regarding this issue.

Yes, Change in the base year for calculation of calculation of indexation for long term capital gains shifted from 1981-2001. As a result, this ling term capital gain would reduce& in turn lower taxation. Increase in size of affordable housing. Now the govt. has announced that in stead of built up area, carpet area would be applicable. In the last budget, we have seen that govt. has provided 100% tax exemption on profits, for developers constructing homes with built up area up to 30 sq-mt in the 4 metros and up to 60 sq-ft. in other cities.
Reduction in holding period will also boost the realty markets of India. As per the govt, long term capital gains from immovable properties has been reduced from 3 yrs to 2 yrs to qualifying for benefits of long term capital gains providing relief to investors.

Apart from that, a bold steps taken by govt calling Goods and Services Tax (GST) pitched for including land other immovable property - one of the key sources of black money creation. This GST will create a common Indian market, improve tax compliance and governance, and boost investment and growth.
I am agree with you Shivdooti...... Budget 2017 has also extended the time limit for construction from three years to five years. This will ensure better housing infrastructure. A 2bhk flats of 800 sq-ft in most parts of the country will now come under affordable housing category as builders generally set aside 25% of built-up area to arrive at carpet area.

Yes, i am agree with Ms Deepti. If builder has missed the possession deadline, then you can file a suit in the consumer forum and ask for the immediate possession with compensation for delay. You can also take the advice of a property lawyer and send them legal notice along with hard copy of the sent mail.
Personally, I would not waste loads of time trying to reach them by phone as it very common for builders to not answer the phone to deal with problems after they have been paid. Hopefully, you paid by cheque or got written receipts from them so they know you can force them to put it right in court if you have to. Try to contact with the site supervisor or site engineer, they can provide you the latest on construction and possession date.

Yes, this project has been launched and offers 1 and 2 BHK residential flats. Variants are available from 448 - 719 sq ft (Carpet Area). 1BHK is available in 448 sqft while 2BHK from 651-719 sqft. Its per sqft rate is Rs.20000 per sqft. This project is spread over 1.1 acres consists 126 units in G plus 35 storeys building. A 2BHK flat in 652 sqft will cost you Rs.1.40 crore onward. Stamp duty and Registration charges extra.

I agreed with the Padma. Ready to move in an apartment are exempt from GST. GST is only applicable on under construction House but the owner will get the Input credit only on the construction part. But since developer have to pay GST on the whole project and he or she will get credit only on construction cost consequently the rates for whether under construction or ready to use house cost will hike on the proportionate basis, in order to link the gap.I agreed with the Padma.
