Q: Hi, Does anyone has any idea of work status of DB realty's orchid ozone property in Dahisar east??? The work has totally stopped for last 12 months. Every time I went there, I was told that work will start in 15-20 days, but it has not started. Is any one aware of the same? Also, any other flat owners in that project, can we please get in touch. Dont want to hurt anyone but till people will think like "I am not concern with it" then they are living in their wild life and will come forward only when it would be ready with the efforts of few genuine. Nobody is bothered about that they have included more buildings, now if you visit to site you will feel suffocation, now more no. of flats are there which means all facilities including swimming pool, health club which was for 100 people now it belongs to 150 people, they have sold FSI but not a single flat owner (who booked when original plan was to develop 14 story building) got benefit. Builder making us fool and I am sorry to say but fools are accepting it and giving him their silent approvals. Best luck to all.
Hi Abhishek, Same problem is faced across most of the under construction projects in Mumbai. Absence of Real Estate regulator and strict laws enforcing delivery have left us at the mercy of such builders.

While property has increasingly become unaffordable in Mumbai, Navi Mumbai still provides multiple budget from Rs.30 lakh to Rs.50 lakh options. The proposed SEZs at Dronagiri, Ulwe and Kalamboli, and the upcoming international airport at Panvel could change the face of this satellite city. I would suggest you to visit once in these locality before investment.

Municipal corporations calculate property tax on the basis of the rates published by the government. Hi, Service tax is payable only on property purchase directly from builders and is not required in case of resale property purchase as there is no service provided. Parking charges are exempted from the service tax ambit.
Right Kishore, VAT and Service Tax are not applicable for constructed property. It is only applicable for under construction flat. Secondly, VAT may vary from state to state as it is state subject but service tax is uniform across country i.e. 12.36% as it is fixed by Govt of India.

The area Vartak Nagar is old settlement of MIG & LIG folks for past say 35-40 yrs - the social infra is quite good and location is strategic too. You need to be careful while investing in MHADA re-development properties as it takes anything from 18 months to 36 months for the construction to commence and later if the builder is not financially able then the project gets slowed down.

Hi Asim, Occupancy Certificate will be given once you cleared all your dues or the final payment as per the payment schedule. It is a Joint venture project of ECC-DB-Konark. near Terminal 2 of International airport in Andheri. DB Realty will have a 75% share in the project. This JV will develop 7 towers of 12 storey each with a total built up area of 4.7 lakh sq-ft. The project has achieved financial closure and the work has commenced for the first phase. The entire project is expected to be completed in three years.

It is Stilt+4 storey apartment has 4-wings.

Hello Govind, A 2BHK in 1265 sq-ft will cost you Rs.94 lacs onward. In 94 lacs you will get one stilt ca parking, development charges and life time club membership absolutely free. It is G+42 storey apartment spread over 42 acres of land consists 13 towers. Phase-1 will have 4 nos of towers. Yes, sample flats are ready for the site visitors. But remember loading will be 35% of the super built-up area.

It offered 1/2BHK residential apartments in the price brackets of Rs. 9.9 lakh to Rs. 17.5 lakh. Currently, these units are available at Rs. 11 lakh to Rs. 21 lakh range.

Right Dharmaja, But remember affordable housing is not cheap housing. They have focused on value engineering and selected for new technologies to reduce cost, but improve the overall product quality. They are awaiting for the government to come out with its housing policy towards this and will be happy to join hands and implement this through a workable public private partnership (PPP) route.

Hey, I also booked a flat in Balaji Residency in March 2014 by investing 4 lacks as initial amount. Till date work has not been started. Every month they are saying that work will start in next month but that month never comes. Not getting what is actually going on and when work will start? Now i am fearing from loosing money though all the transactions are done by cheque only.
Hi Balwinder, You can analyze yourselves If the project is in a good location and the developer has a good reputation and is facing issues that will be resolved in the coming days, it is advisable to stay invested as long as one has the financial holding power. As i can see, developer has a good track record in Mumbai.

Dear Flat owners of Genevieve Block A, We have been called for handing over of our flat. However, Lodha want us to sign a document that says that we have been provided the Flat along with all the fit up as per the agreement and we shall not be having any claim on builder of any nature in future. They have mention that customer shall check the flat and inform the discrepancies if any and the same shall be corrected by the builder within 30 days. They want us to sign this document at their HO in Mahalaxmi and after that only they shall provide us the keys. It is also to be noted that OC is not yet obtained and as per the builder it may take 7 months from now. whereas customers need to pay for all maintenance charges from now. This is not fair. I seek advise from other residents please. Please share your experience if any one of you have already get the keys and whether you also get it through the same process. Regards, Dixit

You are right Roshni, Better talk to local people. Get a few real estate agents to give you a fair idea about the worth of your house. You may have a mortgage, but that does not affect the market price of your property.

Okey, Technically what has been agreed at the time of price negotiation or at the time of entering into an agreement is to be taken into account. In case both the parties have not discussed this issue and the seller feels that the fee is a negligible amount, he can accommodate it. Similar for the buyer.

Your welcome Roshni, Like transfer fees, the same applies to brokerage too (as in what is agreed at the time of first discussion), though generally the real estate agents demands 2% from the seller and 1% from the buyer.

HI Sachin, Without OC, the building is technically unfit for occupation and hence in the event that any accident takes place, the occupants / users of the building can hold no one liable and would not be eligible for any insurance or compensation claims. Water, sanitary and electricity connections, if already obtained, are liable to get disconnected. Q: My broker has put a line in the deal paper to pay him 1 month if I continue to stay in the flat. Is it a common practice? This will be my forth year in same flat. His help after the first deal is absolutely not needed even if I give him any work because he gets money, except taking the cheque he shows his inability. It feels funny that if a famer does not work crop gets damaged, an employee does not do his part, can get kicked off children's don't work hard, scores goes down but brokers earn year after year!!! How can I get rid of this legal bond?

Hi Manohar, It is illegal and the owner is indirectly saying you to vacant the house/flat. He may increase your rent by 10% every year but not more than that. See your agreement paper is there any such clause mentioned. Hello Sir, Ulwe would be a better option due to its proximity to most of Navi Mumbai's locality. Infrastructure is almost there with connectivity to Mumbai. Added infrastructure which has been promised by CIDCO like Airport and Sealink will surely put an icing to the cake. Good Morning Arup, I am telling you why??? With the coming of the new state government, delayed infrastructure are being pushed with full force. Navi Mumbai International Airport is one of them which had been delayed because of land acquisition and compensation issues. That's why the people's sentiments have become positive. as a result of which, residential projects in Ulwe are in rising demand.

Right Arup, Even i have a close eyes in Ulwe realty which saw plenty of real estate development in the past 3-4 years. However, the market still investor driven even after deliveries of projects with ready-to-move in units.

The sewage lines are yet to be constructed and the drainage system also needs attention. In reality,, some of the projects do not have electricity and water connection. For the reason, the delay of occupancy certificate.
Well Ravindra, Correct me if i am wrong. Can you tell me which part of Country does not have such issues? I visited the city like Bangalore, Chandigarh, Jaipur, Pune which are considered as the IT Hub of India. They are also facing the issues like bad road condition, sewage and drainage system. But still these cities are among the top cities of India and thousands of people are relocating everyday.

Hi Vinay, Recently, the National Board for Wildlife, the apex wildlife-related clearance body at the Centre, has agreed to give up the requirement for the mangrove sanctuary that it had approved. The reason referred is that a heap of birds near the airport could seriously endanger aircraft safety.
But CIDCO, which is the project developer for NMIA, had meet to NBWL with a request to waive the requirement. At a meeting of the standing committee of NBWL held recently and chaired by Union Environment Minister Prakash Javadekar, the state government’s request was finally accepted.

Heloo Shreya, Actually, i don't have the clear information about its amenities, it is still secret because Runwal Group don't want to comment on it. Apart from other amenities including a luxury club house and swimming pool, the project will possess of an international watch-man for the 30 apartments being constructed in 2 wings. Each floor of both wings will have one apartment each. The project is expected to be delivered by March 2018.
Recently, banker Uday Kotak and Bollywood actress Aishwarya Rai Bachchan bought an 11000 sq-ft and 5500 sq-ft house in the commercial business district of Bandra-Kurla Complex for close to Rs 55 and Rs.43 crore respectively. It seems to me that Mumbai is witnessing luxury apartments being built for the uber rich with Rs 100 crore price tags in localities including Napean Sea Road, Malabar Hill and Worli.

But unfortunately some people are opposing it. Even though, they allowed acquiring of land for SEZ for commercial purpose, here they are opposing it. Mind it!!!! doing this you are opposing the development and not the government. This initiative is for regulation and not for suppression.

Yes, BMC is planning to to reduce building permission from over 150 to just 70 as part of its initiatives to give comfort of doing business to the developers in the city.
I think this initiative should be taken earlier. Industry sources called it an eyewash and comment on it saying that building approvals system in the civic body is plagued with unlimited corruption and intentionally delays to knock out money from builders.

Buyers identity is hidden but as per the print media that a promoter of a pharmaceutical company is believed to be the buyer of this luxury apartment who confirmed the transaction by email. The apartment sold by Lodha is spread over 33rd and 34th floor of the developer's under-construction project One Altamount.
As per the company, they bought this land parcel from US consulate for Rs 342 crore in 2012 and the project is being built on the site of Washington House, formerly the US Consulate in Mumbai. In 2013, a sea-facing duplex apartment in a building on Mount Pleasant Road in south Mumbai's Malabar Hill locality was sold for Rs 57 crore, or around Rs 1.35 lakh/sq-ft, making it the most expensive residential property transaction on a per sq-ft basis until now.

Right Gaurav, Transparency is the biggest benefit of this Bill. Approvals, passing of plans, carpet area, built-up area all these information will be available to consumer. Nothing would be hidden, that is the principle aspect of the Bill.
But don't forget that increase in deposit for project construction money in escrow account to 70% from 50% is likely to weigh on developers. They are already facing difficulties by unsold inventories and slow demand.

Hi Sashi, The current price quoted by the developer is Rs.3000/sq-ft. Hi Veena, I don't know the exact fact that why the state govt. allotted at such a cheap rate but if the govt. hands over a prime plot at such a cheap rates to an organization run by a party MP, which itself is questionable. Secondly, the earlier plot of land given to her should have been taken back before handing over this plot of land.
You are right Ajit, People will must create the question.Maharashtra is not a cash rich state, they have farmer committing suicide and have a debt burden of Rs.3 lakh crore. Even i am asking to Maharashtra Govt. that how is it interest giving land to her at such rates.

Q: Hi, I have just given a token amount to builder for a 1 BHK under construction property(possession Dec' 17) and later that evening i came to know about a resale flat in same building but at a lower rate(difference of 5 lacs all incl.) but at a lower floor. So guys need your help in what should i do and what will be the procedure considering below points? 1. I was told that token amount will be refunded if there are any genuine reasons(but it was verbal) 2. Seller is also having a running home loan and i will also go for home loan(with same or different bank). 3. I gave token amount for 19 floor and resale flat is at 11 floor and difference in amount(from builder - resale) is 5 lacs(63L from builder and 58L from resale)

Hi Abhijit, Check what your booking forms say. Usually, builders protect themselves against these kind of unexpected bookings and keep either the whole or a good chunk of the booking amount. Standard answer from most of the builders when you approach them for flat cancellation. It will take at least 45 days to refund. Please return your original receipt to process the flat cancellation request. Smart City Devad is a perfect investment option in Panvel. I don't have any information on it as it seems to me that project is still in pre-launch phase.
You are right Shalini. I think project is in pre-launch phase and they are waiting for the approvals. If they have approvals then they must have started the construction works. Visit their office and find out the ground realty. Do you know the flat configuration and the it's current price? Kindly share...

Q: Hi, Myself Manish Kumar Gupta, resident of Sector N/1, Aliganj, Lucknow had booked 2 Bed Room + Study room unit on 18th Sept 2012 in Lucknow Sahara City Home project. My unit number is C20 / 501, Hardoi Bypass Road, Near IIM, Lucknow. I have took 30 Lacs loan from LIC for which I am paying approx. 33k every month to LIC, I have paid almost 95% payment to Sahara. I was expected to get possession on Oct 2014 but so far no possession has been offered. I had 100 of calls with Sahara Management people but no outcome so far, I already took the legal action against them but so far no progress, date after date I am getting from court, no meaningful action taken by court so far. It’s just getting postponed again and again due to various reason. Could anyone of you suggest more option what could be possible to get the possession from these cheater? Sahara chairman is jail almost 2 year, don’t know what to do and how to get my unit or my money back from these corrupt people? Please advise how I can build more pressure on them to handover my possession? Which are all government agencies where I can file complaint against them? I think you should published in your local newspaper about this builder and their project. It will impact a lot to your developer as lot's of people will aware of this developer and nobody will buy or book any property from this builder.

Hi Sadia, I have not invested in Lodha projects but here I am quoting opinion of an investor. I personally do not recommend any builder. One thing is sure, there are enough opportunities in Mumbai other than Lodha. This is exactly what happens to all middle class investors who go by the advertisement of Lodha and his name. Lodha has different standards for different people. Hi friend!! The only reason is the economic relationship between India and the United Kingdom is in fine stage. Prime Minister Modi’s steps to improve the ease of doing business in India are a great boost, and we look forward to the EU-India Free Trade Agreement talks resuming.
Another reason could be that the real estate sector in India will continue recovering on the back of a resilient Indian economy and strong capital inflows. Investors in the UK looking to invest in residential properties outside UK will have to study and compare returns and risk assessments for real estate in India versus real estate in the EU. After exiting EU, locations like Greece, Spain and Portugal may not remain as attractive to UK investors, and India may benefit from that. However, investors will refrain from making plays for some time as they will want to develop a good understanding of the comparative risks- returns scenario.

HI friends.... I am planning to buy a 2BHK in Cosmos Jewels but i have some doubts on it. Could any one clarify my doubts on the litigation of the land as couple of property dealers said the land on which the project is built is owned by some school and because of this the possession will get delayed and the Occupancy Certificate for the project will never get approvals? Is it true?
Good evening Kaushik, As developer has mentioned in the agreement of sale that the land is not owned by any school only a small plot is reserved as per the DP plan. the agreement clearly mentions the original land owners as BOMBAY WIRE ROPES LTD. from whom these developers have purchased the plot. You can easily check the land title from the Thane Municipal Corporation office for your satisfaction.

Q: Hello All I have recently seen the V Raheja SRA project Varuna in Andheri West. The freesale building is under construction and the possession is August 2017 as per the builder. Almost all it project is no progress. i have booked flat in Olympia in Mulund West and still that project is not start. And on cancelling of my booking they had given me check but not yet cleared. Now i m going to file a case against the builder and consult a lawyer, he is saying that if i file a case in a group it will be more effective. The agreement should say that failing any of these, the buyer will cancel the deal and should be refunded the earnest money within a time frame. Q: Hi, I am thinking of buying a property in Garden Grove Phase 2 by Kamala Builders. It's a 3bhk and the locality is Chickoowadi borivali west. Wanted to know review of this property if someone has already bought a flat or is staying in one of their 2bhks for which possession were already given.

Hello Dhara!! Before buying flat in Garden Grove Phase-2, visit the builder's office, ask for all the legal approvals such as title deed, approved floor plan, IOD and Commencement Certificate, all required NOC from the authority, banks approval, completion and occupancy certificate. Verify it by a legal expert and then go for it.
You are right Rajat. Apart from that, one should visit the project site, check the construction quality, should make conversation with the flat owners who is living in the society, should check the approach road and its connectivity to the other parts of the city and last but not the least, daily basic necessities from the society and then move for the buying option.

Q: I had booked a 2 BHK of 950 sq ft in Mira Road Mumbai. IN agreement carpet is listed as 580. The building is ready but when we saw the flat, we felt disappointed. Kitchen was just 6.6 x 6.6. The balcony was just something one person can stand straight. There is no space to keep a washing machine also. Loading was close to 45%. I earlier used to stay in 1 BHK which had a balcony also in living room and Kitchen also. I feel the builder has cheated us in terms of carpet area. How can a 2 BHK flat have balcony equal to none and no space for washing machine also. Kitchen also is so small that only one person can stand at one time.
