Hi Guys, Very good decision by the panel. Because financial penalties alone won't work since private developers will simply factor in the cost of these penalties in their projects and pass it on to home-buyers.
@Tushar, The final report of the Select Committee of the Rajya Sabha is still under preparation and will be tabled before the upcoming monsoon session. If it comes then there will a provision for imprisonment of up to 3 years or a fine extending up to 10% of the project cost or a combination of the two, but only in cases where developers repeatedly fail to register their projects with the regulatory authority or do not obey with orders for registration.

Ministry of Housing and Urban Poverty Alleviation has put this query as the law focused on the real estate builders to get further comments from the public. The government promised builders to re- address the bill for the better growth of real estate market.
Hello Neha, It is because, the amended Real Estate Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers.

Hoskote Road belt is into focus because of the proximity to the IT hub of Whitefield, up-gradation of Old Madras Road and affordable priced residential options. Moreover, it is accessible from Whitefield and Marathahalli. This has opened up demand from corporate employees too.
One of my friend is planning to invest in this area but he is staying in abroad so he want to buy a property through me. What will be the price of an apartment in this locality?

Friends Nest is an ongoing project by MK Builders. The project offers 2 and 3 BHK Luxury Apartments @ Medahalli ,Off Old Madras Road, KR Puram, Bangalore East. The size of the apartment ranges from 925 Sq.Ft. - 1370 Sq.Ft.

Vaishnavi Gardenia is an ongoing project and the project is expected to get completed by 2018. The current rate per sqft going is Rs 5199. The project is spread over 8.5 acres of land and there will be 628 units with a combination of 1,2 & 3 bhk units.

Yes the project was launched 13th of this month. Currently, the builder is quoting Rs 1599 per sqft. The dimension of plots available in this project are 1200, 1500 and 2400 sqft plots.

Hello Nirvan, Yes, it is still in pre-launch phase and builder has not yet declared its launch date. I think they are waiting for the KARERA approval.

On the other hand, Sarjapur has emerged as a hotspot for middle income group housing. It too has good connectivity to key IT cluster areas like Whitefield, Electronic City, Outer Ring Road, Marathahalli and Koramangala being close the Sarjapur. This locality is known for its social infrastructure and famous institutions near the locality. There are easy road routes to the IT hubs and other parts of Bangalore. There are many shopping complexes, stores and restaurants in and around the Sarjapur locality. Phase-3 alignment of Namma Metro Rail with one of its route Carmelaram - Yelahanka (32 km) will pass through the locality will sure give variance to residential development in this locality. I have already given you the USP of these localities so, the decision is wholly depends on you as which locality would you prefer to go.

Yes, there are few flat available for sale in your budget but you have to negotiate it with the builder. A 3 BHK flat in 1158 sq.ft will cost you Rs 1.05 Cr and 1707 sq.ft in 3 BHK will cost you Rs 1.32 Cr to Rs 1.38 Cr. Stamp duty and registration charges extra. For more details, Click here
