Q: Who is entitled to a share when a person dies without making a will?
Latest Answer: Hi, When an individual passes away without making a proper will, the condition is known as intestate. The following situations can be termed as intestate: Absence of a formal will An individual, B, has been named as the executor of a will without proper divisions being mentioned about the assets. Only a fraction of the wealth has been distributed in a will, while the fate of the rest remains uncertain. One of the beneficiaries mentioned in the will passes away. The complication arises regarding the unclaimed share of the property.

Latest Answer: Hi Leena, The buyer of the property is responsible for the Tax deduction of about 1 per cent on the transaction amount.

Latest Answer: Not much information over the net about builder. Looks like they have deviated from earlier plan of building 7 floors to 9 floors now. No confirmation on getting OC either. One aspect to check if area in front of the plot is marked empty and not sure who owns the same... if someone builds there, how to approach?

Latest Answer: we are finalized the project , and SBI, HDFC, and LIC is doing the Loan for them..

Q: We have almost in teh ifnal stages of booking a 2.5 bhk flat in Mantri Premero, Sarjapur road. I would like to know if anyone can share the reviews on the properties' legal clearance? Also , are there any issues with that project apart from it being delayed?

Latest Answer: The project is situated on the Sarjapura Road in close proximity to prominent IT and outsourcing hubs and offers 2 BHK, 2 BHK + study, and 3 BHK flats in a new and innovative concept. As far as i know there is no legal issue with Mantri Premero.

Q: Hi All,

Can anyone help? I am planning to buy apartment BBMP B khata property. Will there be any problem if I buy this kind of property?

As per the discussion with Builder he told Land is A Khata and Apartment is B Khata and remain quailty apartment is good.

Latest Answer: B khata properties are those comes under the irregular list of BBMP. Find out the reason for not issuing A khata for the property. Bank's approval cannot be considered as a proof for title, since the banks criteriae may be different

Q: I want to buy a flat, but its owner is abroad and cant immediately return to India -It may take 6 months. I am not interested in GPA. Can I make an agreement/contract and take the possession of the property against 10% of property value as the consideration?
Latest Answer: I do not think any one will agree for 10 percent of the property value. I suggest you to talk with the owner or the builder or wait till the owner comes from abroad. You can even take help from a good lawyer.
