FSI increase on MHADA housing colonies in Pune on hold
The increase of floor space index (FSI) to 2.5 is still not finalised for redevelopment of residential colonies constructed by the Maharashtra Housing and Area Development Authority (MHADA) in Pune.
2.5 FSI has been granted for Pune and Pimpri-Chinchwad but the rules for the same are yet to be finalised. The Pune division of Mhada has been forced to put its redevelopment projects on hold.
MHADA which was established in 1977 to offer good housing opportunities in Maharashtra aims at giving additional built-up area and amenities for residents’ houses at a certain cost.
The main reason for the demand for additional FSI is to provide more affordable properties in Pune for all. For example, after the grant, a plot of 1000 sq ft can have construction area 2.5 times the plot area. Also, those staying in small hutments in housing colonies will get extra amenities and facilities.
Currently, Pune and Pimpri-Chinchwad have 15 Mhada colonies which have 15,000 properties under them spread across 175 hectare land.
With the drop in affordable housing units in the state to around three lakh, the steps like these will certainly boost the real estate and rate of migration in coming years. According to experts, ongoing efforts on housing for the economically weaker sections are minimal and a comprehensive policy is needed.
