Dharuhera: Upcoming real estate sector in Haryana
New-Delhi- Situated at a distance of 30 km from Gurgaon, Dharuhera, a satellite city, emerges to be the upcoming realty sector in Haryana.
Dharuhera which is located Rewari district of Haryana, is strategically placed on the NH-8 junction and SH-28 routing to Palwal. This city is expected to be the gateway to the Delhi-Mumbai Industrial corridor.
With financial and technical help from Japan, the DMIC is a mega infra-structure project which is spread across 1,483 km and is being developed at a cost of $90 billion. The industrial zones closer to this area are Bhiwadi, Manesar, Bawal and Neemrana.
Apart from this, there are various multinational corporations, auto and industrial units like Delphi Automotive Systems, Hero Honda, Amul dairy plant, Harley Davidson, Ray Ban and many more in close proximity.
As per studies Dharuhera is expected to be the beehive of the residential and industrial activities with the proposed future plans. There has been an increased positive buying activity apparently resulting in increased capital values from 12- 18 percent.
There has also been a rising demand for projects which were launched at a price of Rs. 1,800 per sq ft. However currently the projects are being sold at Rs. 2,800 per sq ft. Apparently the property prices in this area are reasonable when compared to properties in Gurgaon.
The area has not just been witnessing an industrial growth but is also luring major developers from NCR like Raheja Developers, Vipul Group, Parsvnath Developers, Piyush Group, Landmark Group and many more. Currently, the projects sold in this area by the renowned developers are based on the location and stage of construction. Some plots are being developed by Haryana Urban Development Authority (HUDA) as well.
It is seen that Dharuhera has apartments at reasonable prices and will cater to the middle class with higher appreciation in the future years.
