UDH approves several proposals to ease out land regularization

Jaipur cityJaipur- The empowered committee of the Urban Development, Housing has given green signal to several proposals in order to ease the land regularization process and to provide financial relief to the applicants.

The state government has planned to charge regularization fees and grant lease on the basis of reserve price by giving up the old practice of charging on allotment price. This will provide a major financial relief to the applicants.

The committee has also decided to reduce the construction limit from 50 percent to 10 percent in all the colonies that have been developed on the government land after June 17, 1999. In this regard, the local bodies are directed to take a call on cases.

Other changes have also been implemented which include the abolition of reserving 5 percent land for the facility area if there is already a provision of 70 percent plot and 30 percent of road.

Additional chief secretary, UDH expressed that, the relaxation of norms approved by the empowered committee will help in disposing a large number of cases in the ongoing Prashasan Shahron Ke Sang. Relaxing norms will lead to faster disposal of cases and give financial relief to all the applicants.

Another important change that has been directed by the committee is the increase in floor area ratio (FAR) from 1 to 1.33 for hospitals and institutions. The institutions had been paying betterment charges for FAR above 1. But with the increase in FAR, the hospitals are brought at par with provisions of commercial and residential buildings in Jaipur. Besides this the government has also cut down the building fees for charitable bodies and those running with donations by 50 percent.

The Jaipur Development Authority is likely to be empowered to start the work of sector roads which have been approved long ago but kept in pending. The government is also planning to issue detailed guidelines for using agricultural land for commercial purpose. Relief will be given to the flood-affected people in Pali district with a provision of giving them land deeds based on existing government rates.
