Nagpur metro region gets five new improvement schemes

Real estate schemeNagpur- Nagpur Improvement Trust (NIT) is likely to introduce five new improvement schemes with the ‘small town’ pattern which was a success in Ahmedabad.

Last year, NIT had announced Kirmiti improvement scheme (9.58 sq km), which was its first improvement scheme on the lines of the ‘small town’ concept.

The five new schemes proposed by the Trust are MIHAN improvement scheme (11 sq km), Gawasi Improvement Scheme (8.6 sq km), Khasarmari Improvement Scheme (4.5 sq km), Gondkhairi Improvement Scheme (10.7 sq km) and Powari Improvement Scheme (5.35 sq km).

Now the area to be covered will be a sprawling 49.73 sq.km. It amounts to just over 25 percent of the city’s current size.

All the six schemes are located close to Wardha Road (4), Amravati Road (1) and Bhandara Road (1), which are the key areas of the city. And all schemes have easy access to the Outer Ring Road and this will give good road connectivity.

The Kirmiti scheme covers five villages – Kirmiti, Khadka, Shivmadka, Sumthana and Panjri. Some progress has been made in this project. Suggestions and objections were invited from landowners and their views were heard. The NIT’s board of trustees have approved the proposal to be sent for the state government’s approval.

A two-days camp has been organised by the Trust where it will sign an agreement with all landowners for the scheme at Gurgaon gram panchayat. The proposal to change the user of the land from agriculture to residential was also passed by the NIT board and now it will be sent for state government’s approval.

The NIT, which is also the special planning authority of Nagpur metro region and preparing the development plan, has planned the improvement schemes in metro region using its powers under regional plan.

Sources claimed that there are chances that the Kirmiti scheme would start of in the current calendar year itself. Basic amenities such as roads, water facility, sewage network, streetlights, etc. will be provided by NIT. It has earmarked 40 percent of the land for providing basic amenities and remaining 60 percent with the owners.

Availability of basic amenities in the area is expected to increase the cost of land. The owners may lay layouts or construct flat schemes as needed.

NIT trustee said that a couple of schemes connected to Wardha Road may begin in the coming years. But the schemes proposed where there is no scope of growth for 10 to 15 years may be delayed for long time. However, all the schemes are surely dependent on the growth rate of Mihan.
