Highrises in Mumbai to have no vertical limits
Developers in Mumbai who have plans of building highrises in the city can relax a bit. Union environment ministry is set to relax the vertical limit norms of highrises in the city.
Last year in April, the environment ministry had sanctioned norms related to height of the building with the width of a road and its distance to the nearest fire station.
The guidelines made earlier were compulsory but later the ministry decided to label them “advisory” following an objection by the state.
The recent initiative has been taken after the ministry ruled out that the highrise properties in Mumbai are threat to life of its occupants during emergencies.
The guidelines stated earlier claims that a building higher than 60 metre which is same as 20 floors will be permitted only if the width of the road in front of it was 30 metre or more.
Further, the property from the nearest fire station had to be 2 km or less. A 45-60m structure (15-19 floors) was allowed on 24-m-wide roads and its distance from the nearest fire station had to be within 5 km.
Maharashtra Chief Minister had asked for relaxations in the previous norms as he thought these guidelines would bring construction in Mumbai to a standstill.
Land in Mumbai is scarce and redevelopment of dilapidated buildings and slums could only be undertaken vertically.
After a meeting with the Prime Minister, PM made a committee led by a member of planning commission to look into the matter. The committee is yet to submit the final report.
But it has been confirmed that a announcement about the same will be made soon during the Union environment minister’s visit to city on April 2.
