Parking mandatory even in small housing projects: GDA
Ghaziabad: Parking provision is made mandatory for all housing projects in Ghaziabad, announced Ghaziabad Development Authority (GDA). Builders should provide one car parking space for each housing unit in a building developed on a plot area of over 100 sqm.
In order to reduce the number of vehicles parked on internal roads, GDA has come up with this move, as many residents have become used to park their vehicles on roadside which creates issues for free movement. Emergency vehicles such as ambulances, police patrolling vehicles and fire tenders are most likely to get affected by street parking. GDA Vice Chairman, Santosh Kumar Yadav said that if all apartments, irrespective of their sizes, start providing parking space for the residents, then this issue can be overcome.
Earlier, it was not mandatory for small group residential projects having an area of 100 sqm to 2,000 sqm to allot parking space for every unit. For group housing projects, the builders had to provide one car parking space for every 65 sqm of covered area. Due to this, the developers building small size projects hardly arranged parking space in these buildings. This paved way for the residents to use public road as parking space.
The decision of making parking mandatory was taken in the 134th board meeting of GDA on Saturday. Over 60 amendments in the existing building by-laws were cleared in the meeting.
GDA has also removed the cap on the area of basement. Earlier, the area of basement was restricted to be 20 percent of the total constructed area of the building. However, as the area was very small to be used as parking, builders were using it as store room or guard room.
In another major decision to increase parking space in big group housing societies, GDA has made parking mandatory under green space with a rider that a feasible design of water harvesting system is approved by GDA. With the advanced technology, it is possible to develop parking area under the green space, maintaining greenery and water harvesting simultaneously.
Once the Uttar Pradesh government approves these amendments, they will be incorporated in the Master Plan of GDA, said Mr. Yadav.
As part of traffic and transportation improvement Plan of Ghaziabad city, four sub-projects have been selected for the preparation of DPR. In the Master Plan of Ghaziabad -2021, it has been proposed that the existing Old Bus Station shall be shifted to proposed land on NH 24, after which the Old Bus Station land will be utilized for building a Multi-Storey parking lot. As per the Parking Survey, maximum parking is observed near GDA office which is located near the proposed site of car parking facility, which accounts about 356 vehicles in peak hours.
Impact on Ghaziabad real estate:
In order to provide more parking space in housing projects, the developers may opt to leave extra floors for parking facility, or they may buy a separate plot and come up with stand-alone parking space, or even choose to build multi-storey parking lots in bigger projects. Consequently, this may lead to rise in project construction cost and in turn, increase the prices of properties in Ghaziabad.
