Affordable homes in Mhada buildings to have policy soon

The Chief Minister of Maharashtra has ensured in the legislative assembly that the new policy for Maharashtra Housing Area Development Authority (Mhada) redevelopment along with norms will be issued soon.

Also, the state government has decided to not charge premium for Mhada redevelopment projects as against extra floor space index (FSI).

The plan has been changed a bit and now the state is planning to take a share of the highly flourished flats (in terms of area). These flats in Mumbai basically belong to the affordable housing segment in the city.

The size of the redeveloped flats have been planned to be reduced. It will be restricted to 300 sq ft for low-income groups, 600 sq ft for middle-income groups and 800 sq ft for high-income groups.

Till date, flats in Mhada buildings were even developed with a size of 1000 sq ft. The new policy will be issued once the norms and notifications are in place.

Mhada has around 102 layouts and 56 colonies in Mumbai and very few plots for development. However, with the change in Development Control Regulation 33(5), state government is planning to generate at least 20,000 affordable flats in each redeveloped building.

As per the new policy, the government would accept only those flats against extra FSI, granted for redevelopment. Mhada projects get FSI of 2.5 to 3. State government is planning to obtain 1/3rd of the excess FSI in the form of flats.

The new policy that will be announced soon is being in the making since 2010. Around 400 proposals of redevelopment projects are in pipeline in front of the housing department.
