In Chennai, the apartment gains were recorded maximum in areas where the base price was low. In north Chennai, the builders are found to be hesitant to promote projects as the prices have been low drastically. The disparity between the north and south has always been in the real estate flow.

However in the south Chennai, the areas such as Kodambakkam, Guindy, Adyar, T Nagar and Saligramam also saw a little rise in the apartment prices. The residential prices as proposed by the National Housing Bank show the statistic chart that the apartment prices in north Chennai areas experienced a substantially rise during the span of a year.
