Apartments in Bangalore top average size range in India
While the Garden city is famous for several things, there is one more important factor in the city which has not gained popularity: large apartments.
Across major metro cities in the country, the average size of the apartments is roughly between 1,100 sq ft to 1,200 sq ft. But in Bangalore, the average apartment size is 1,750 sq ft which is 45 percent higher than the national average.
On an average, the size of apartments in Bangalore is the highest in India. The size of apartments in Bangalore is 60 percent larger than those in Mumbai and 20 percent larger than those in National Capital Region(NCR).
According to a real estate expert, the only Indian city to match Bangalore in apartment size is Hyderabad which also has apartments measuring approximately 1,750 sq ft on an average.
What is the reason behind Bangalore having large apartments?
The primary reason is the lower land cost, say realty experts. The land price in Bangalore is very less compared to Mumbai and Delhi, wherein the land rates are 10 times higher than those in Bangalore. Another important factor for having large apartments are the IT employees who are the major buyers of apartments in the city. This takes pressure off city area and allows greater size apartments.
In Bangalore, you need not have to travel more then 10 km to get access to land which is not the case in other metros. National Capital Region and Mumbai have large investor populations who prefer smaller units close to city locations. Bangalore is one of the most affordable real estate market in the country.
In Mumbai, the developers need to keep the size of the apartments small due to land scarcity. As per data shared by a real estate expert, the average size of apartment in Mumbai is 1,100 sq ft approximately, while average size of apartment in Chennai is 1,300 sq ft and in NCR, it is 1,500 sq ft.
Sobha Developers, a Bangalore based real estate developers sells 3 BHK units ranging from 1,850 sq ft to 2,000 sq ft, which account for 90 percent of its total apartment sales. At Puravankara Projects, sales of 3-BHK units contribute to approximately 70 percent of its sales.
Bangalore city always had a culture of large bungalows with garden, inspired by which, people even now search for large apartments. Many real estate developers offer balcony space ranging between 600 sq ft and 2,000 sq ft per apartment. Most of the demand for 3 bhk apartments are from outsiders who wants to have separate rooms for kids, in-laws and guests.
