AUDA hurries up to finalise more draft TP schemes
Ahmedabad- The Ahmedabad Urban Development Authority (Auda) is planning to work faster in finalising draft town planning (TP) schemes for the city suburbs as the demand for properties continue to increase in the outskirts of the city.
The Authority is planning to submit eight town planning schemes in the suburbs in the current calendar year. It plans to submit at least five schemes for approval by April, two more by the end of June and one more in the month of August. The areas covered in the schemes include Bhat, Nadej, Jetalpur, Jaspur, Khodiyar, Tragad, Jagatpur, Chainpur, Ranip and Chandkheda.
A town planning (TP) scheme is a smaller unit of the large development plan (DP) map for the city and urban agglomeration. To execute smaller development plans, of around 100 hectare, it is easier to execute it through town planning schemes. Land is pooled and area is segregated for common amenities, facilities and other civic utilities. It is done to ensure that the community gets an equitable share of the land. 40 percent land can be acquired from various private landowners to lay civic utilities.
Till 2010, only 15 proposals of draft TP schemes were submitted for approvals by Auda. But in the last two years, it submitted 33 proposals for draft TP schemes for different areas to the state urban development department.
Once the draft schemes get approved, other essential works can be completed in the next few months and the projects can be started off soon. So this plan is expected to work faster.
Auda chairman said that the realty growth centers of Ahmedabad are satellite towns like Sanand , Kalol, Mehemdabad, Dehgam, Shela, Ghuma around the city which are witnessing a demand for residential properties, recreation and business offices. The speed in preparation for the TP schemes has to match that pace, he added.
Auda spends around Rs 1,100 per square metre for laying civic utilities in a TP scheme. Usually 5 percent land is set aside for sale in order to meet the developmental expenses. Along with this the authority will have to spend over incremental costs.
