Bhiwadi emerges as a prime realty destination
Real estate potential of Bhiwadi has been rising high owing to its affordable prices, sound infrastructure and proximity to Gurgaon and Delhi. For those who cannot afford to invest in NCR regions like Gurgaon, Delhi or Noida, Bhiwadi is a good choice.
Industrial hubs of Bhiwadi, Chopanki, Dharuhera and Khuskhera are in the vicinity of Bhiwadi, due to which it attracts many potential buyers. Being located on NH-8, the area is a hotspot destination for real estate, industrial and institutional development. At present, Bhiwadi is spread over 5,300 acres, and houses around 2,700 big, medium and small scale industries.
Due to skyrocketing prices of properties in Delhi-NCR, corporates are finding Bhiwadi a better choice for expanding their operations. Several developers have already started investing in Bhiwadi real estate.
Location and connectivity:
Bhiwadi referred to as ‘the Gateway to Rajasthan’ is located in Alwar district close to Gurgaon. It is strategically situated on NH-8, and offers direct connectivity to Delhi, Gurgaon, Jaipur and other important cities in the vicinity. It is situated at 40 km from Gurgaon, 55 km from Indira Gandhi International Airport, 200 km from Jaipur, 25 km from Rewari and 60 km from Faridabad.
Infrastructural development:
Bhiwadi offers all modern lifestyle facilities of a city. Large scale real estate development has been planned in Bhiwadi. The government has planned a slew of physical and social infrastructure development projects in the region. With these plans, the flow of Foreign Direct Investment (FDI) has also increased in the region.
Seven National Investment and Manufacturing Zones (NIMZ) have been proposed along the Delhi-Mumbai Industrial Corridor (DMIC), of which one is at Khushkhera-Bhiwadi-Neemrana belt. The proposed Neemrana airport is also in vicinity of Bhiwadi. Dharuhera-Bhiwadi bypass road has become operational making commuting easy from Delhi, Gurgaon and Jaipur.
Mass Rapid Transportation system (MRTS) has been proposed which will run from Gurgaon to Neemrana. Knight Frank has reported that 40,000 acres of land has already been allotted for the “Global City” by the government in the Bhiwadi-Neemrana area. This project will house over 1 million people.
Some other projects in the pipeline include a Cyber City, SEZs, a Medicity, a Knowledge City, a World Trade City, an Entertainment City and a Bio-diversity Park. The Rajasthan government has even allotted 2,500 acres to Japanese companies to set up their operations in Bhiwadi-Neemrana area.
Real estate development:
Increasing demand, mainly from the workforce of the surrounding industrial areas, has given way to major real estate development in Bhiwadi. As it promises good value for money of the investors and buyers, the newly-built apartments in the region are witnessing a healthy demand.
To meet the rising demand for industrial, infrastructural and residential needs, it has been proposed to extend the suburban areas – called Greater Bhiwadi. The draft Master Plan of Greater Bhiwadi-2031 projects Greater Bhiwadi (Bhiwadi‐Tapookara‐Khushkhera Complex) as one of the priority towns identified in the Regional Plan‐2021 of NCR.
Greater Bhiwadi Complex, distributed in eight industrial areas, is located close to NH-8 that connects Bhiwadi with Delhi and Jaipur. It comprises of 99 revenue villages spreading across 250 sq km.
Omaxe is one of the leading real estate developers in Bhiwadi. It has two integrated townships- Omaxe Panorama City & Omaxe Green Meadow City- close to Delhi-Jaipur Highway on Dharuhera – Sohna Road. Ashiana Housing has developed six projects in Bhiwadi comprising 1300 units. It has developed Ashiana Utsav, a township project for senior citizens. Some other builders who have developed projects in this region include Avalon, M2K, Cosmos, Terracity, etc.
Some of the important residential colonies include Ashiana, Konark Oasis by Konark Builders besides a housing board UIT and Bhagat Singh Colony among others.
