Builders sell flats based on carpet area

Majority of the builders have starting selling apartments on the basis of carpet area  instead of the super built-up area after years of delay and now it has become the norm.
Even the buyers are ready to pay as they have to pay for the actual area of their property. The best thing about it is the property buyers will get a clear picture of how much space they will get.
Bombay Realty is quoting Rs 38,000 per square feet for Island City Centre, at Naiguam. Durgesh Mehta, chief executive officer, Bombay Realty said that they are putting more effort to sell the apartments as the price is little high compared to the competitors and they are also convincing the customers by informing them that they are selling on carpet area. This will also not harm the reputation of the builder as transparency will be maintained.
Builders are ignoring the rules of selling flats on the basis of carpet area and they have been changing on super built-up area which also include the common areas.
Flats in Lavina project at Ghodbunder Road in Thane which is being sold at Rs13,768 per square feet for the 421-square-feet carpet area, while it is Rs9,200 for the 630-square-feet super built-up area.
