Chennai road widening plans get easier

Road constructionChennai – The Chennai Corporation has initiated to use the Development Rights Certificate (DRC) to make the implementation of road-widening projects easier.

The civic body council recommended to issue DRC’s to those property owners who will be affected by the road widening project. Few roads included in road widening project are VOC Road in George Town, Paper Mills Road, Kaliamman Koil Street and Red Hills High Road etc.

DRCs will give the right to property owners to claim additional built-up area (floor space index) in lieu of land handed over for infrastructure projects in Chennai. Thus Chennai Metropolitan Development Authority (CMDA) will issue the DRC’s to the affected property owners on the recommendation of Chennai corporation.

In 2012, CMDA rejected the same proposal of Chennai corporation and now they are only issuing these certificates. The Chennai Corporation has only authority to process applications for planning permission.

The verification of documents along with land inspection will be done by the officials before issuing DRC’s. This entire process will take around three months. Few months back, the Council had passed a resolution to acquire 5,200 sq. m. of private land on Nelson Manickam Road, 17,700 sq. m. private land on Paper Mills Road and Sembium Red Hills Road and 37,600 sq. m. of private land on either side of Kaliamman Koil Street.

Till yet CMDA has not received any recommendation to issue DRCs to affected residents from the Chennai Corporation. As the process of issuing DRC’s gains speed, very soon Chennai city will get wider roads. Traffic congestion will be reduced at many stretches and big vehicles will get more space.

Few DRC’s recommended by the Council are 93.64 sqm property on Kaliamman Koil Street, 42.1 sq. m. land on Paper Mills Road, 18.19 sq. m. in Kolathur and 10.7 sq. m. on VOC Road in George Town. Once the DRCs are successfully issued, the city will have lots of road widening projects to be done.

On other hand, road widening work on the stretch between Padi and Thiruninravur road will start soon. In this regard, state highways department of Chennai Tiruvallur High (CTH) road has proposed to take up the work. This stretch is in very bad condition, thus the patch up work will be carried out first before widening.
