Credai’s new focus, affordable housing and green buildings
Confederation of Real Estate Developers Associations of India (CREDAI), which represents the organised real estate developers and builders across the country is planning to aim towards affordable housing, green buildings, water harvesting and skill development among construction workers. In this regard, the realtor body has asked the government to expedite the project approval process.
CREDAI has called upon the centre government to issue guidelines to states regarding online approvals and single window system. Punjab is the best example which has successfully implemented the single window system.
According to the chairman of CREDAI, the task force report on affordable housing has been forwarded to the government. The realtor body is expecting a nod from the concerned departments to facilitate its implementation. This will help millions of homeless people to fulfill their dreams of owning a house.
The body has also set up youth wing which reflects the growing number of young entrepreneurs joining the profession.
Besides doing campaigning across country, now the body will also campaign with the finance ministry and Reserve Bank of India (RBI ) to lower down the risk weightage which has been given for funding the real estate projects, says president of CREDAI. It is because this move is not proving beneficial to banks and developers.
He added that CREDAI is also planning to educate its developer community to offer green buildings with non-conventional energy sources and water conservation. This will also include recycling of water for flushing and gardening purposes.
Labour tax of one percent has been implemented in some states for skill development and labour welfare. The demand of skilled workers will be around 40 million on an incremental basis in next ten years or so.
The relator body has also suggested some amendments in the Land Acquisition and the Real Estate Regulator Authority Bills in favour of home buyers.
