Developers increase focus on senior-friendly housing

Senior citizensNew Delhi- Senior citizen friendly apartments are becoming popular in India. Many top realtors have already dedicated projects catering to the needs of the elderly people.

India will have 198 million senior citizens (aged 60 and above) by 2020, according to an estimate of United Nations. This big number of senior population has been attracting builders towards investing in senior-housing projects.

Real estate market analysts have observed that the number of senior-friendly residential units being built has increased four to fivefold and the segment is seeing an upward slope.

Ashiana Group, UCC care, Brindavan Senior Citizens, Covai Properties and Classic Promoters are some of the renowned realtors who have offered projects in this stream.

The needs and concerns of senior citizens being different, they face difficulty in their day to day activities. They need good care and attention towards them. To come out of their growing insecurity and fear of getting obsolete, many of them opt for senior housing. Besides facilitating life of elderly people, such projects also help them in finding good companions of similar age group.

Analysis of 135 urban cities with a total population of 223 million and 52 million households, around 12.8 million families include senior citizens. The old age dependency ratio stands at 12.6 from 10.6 in 1991.

Developers are trying out different concepts such as ‘joint family’ and ‘mohalla’ concepts in order to make the life of senior citizens more happier and simpler.

Ashiana Housing Ltd has already developed senior housing projects in Bhiwadi, Lavasa and Jaipur. The developer is planning to develop more such projects in other cities as well. Ashiana sells units of such projects to people aged above 55 only and only senior citizens are allowed to reside in. The developer claims that the projects offer several good facilities for the elderly people.

Only 4,000 units are available in the senior living space with a focus on providing specialised facilities, states a recent report by real estate consultancy Jones Lang LaSalle.

According to market experts, such niche development has many to face many obstacles before end-users start accepting. None of the leading realtors have solely concentrated on senior housing projects alone. They develop townships in which they have facilities such as nursing homes and meditation centres but this doesn’t make the project special for seniors. This proves that senior-housing has not received complete acceptance yet.

Several senior-citizen friendly apartment projects have come up in cities like Pune, Goa, Dehradun and Coimbatore. Mostly such developments are happening in tier-2 and tier-3 cities as they are considered ideal for retirement destinations.

    Among the names mentioned, I have read about UCC careThe Golden Estate (UCC Care) ,they have tied up with this organization named “The Golden Estate”,a facility based in Delhi NCR. They too have come up with service apartments especially for senior citizens. Currently the first service apartment has been built at Faridabad. Gurgaon, Punjab, Bangalore and Hyderabad are some of the upcoming locations. They have some awesome modern amenities for the senior citizens with a fool proof security system.
